If you like being out there, this is the perfect place to stay, if not then head on to Redding. Park is nice although the roads will tear up your RV. The owner/manager is very nice and tries to help all she can. It's quite a pull up the hill leading into the Park, and it's gated. They do monthly rentals for RV sites. 345.00 a month + electric. Do not stay monthly in the winter months of November and December, as the electric rates can top $400.00 a month. Summer electric rates were around $50.00. Big difference in electric rates forced us to move on down the road. We like to stay a few months at each place we visit. They allow older RVs, so don't expect to see nothing but nice rigs. The monthly tenants can try and force themselves on you. Best not to talk to anyone. Cheers! We camped here in a Motorhome.

The cabin was cute and just right for two though there were beds enough for 4. Small studio style with a sink, small fridge, and separate bathroom with a shower. We stayed for a week. It was very hot in Redding but the air conditioner in the cabin and the ceiling fan were wonderful. The pool was nice and clean and just cool enough. There isn't much nearby the campground so you have a drive to get food. No open fire grills were allowed due to dry heat so we bought an electric grill, worked wonderful. The office has plenty of books for readers and a lot of information on local sites. We would definitely stay here again. The only complaint was the office staff were not very friendly. We camped here in a Campground Cabin.

This place was run down. Swimming pool was not enticing with filth on top. I was met by permanent resident who was drunk and warning me about his biting dog. I definitely slept with one eye open all night. Glad to be out of there! Won't be back. We camped here in a Motorhome.

This is a Passport America RV park, so we paid half price. We were here after Labor Day and not on a weekend. I can see where this would be a great place for a family since there is a nice pool and a play area with swings with lots of green grass. The large RV sites are gravel and dirt but mostly level. The tenting area is located under oak trees with plenty of shade. There were picnic tables but I didn't notice any fire rings. It was a quiet RV park and a nice change from the noise of the trucks on the interstate. The park is located approx. 6 miles from the I-5 in a rural area. Didn't notice any people staying there full time, although with Passport America this RV park is limited to 28 days, except for holidays. There was no cell phone service but we were able to use our satellite dish for tv. We camped here in a Motorhome.

This place has all the things to be a first-rate RV park. It has a nice pool. The bathhouses are small, but clean. It is several miles off the Interstate and is quiet (I was not here on a weekend). Several pull-through sites are large enough to accommodate big rigs. Lots of trees. The staff was pleasant and friendly. On the downside, there is a large permanent or seasonal population that occupies about two-thirds of the sites that contribute to a general shabby appearance with the way they maintain their RVs and their sites. Little or no effort is made to improve the landscaping. Weeds grow knee-high around the site utility stations and around the pool fence. A weedwacker or Roundup would solve this problem. Leaves needed to be vacuumed from the pool deck. Many of the site number signs were broken or missing. The deck behind the office building is covered with junk and is in full view when entering the pool. The entrance to the permanent section is filled with junk cars and other unsightly trash. The water and electric sites were not big enough to park a big rig (33' fifthwheel). I was a little disappointed by the overall shabby appearance. We camped here in a Fifth Wheel.

This park was pretty hard to drive in to. The driveway was uphill and narrow. Not a bad park, but we didn't have any phone service and it seemed far from town. It was quiet which is a plus, but we have been staying at another park when we visit our children. We used Passport America, which was half off the going price. We camped here in a Motorhome.

Campground is 6+ miles off the I-5 freeway (which means it's also that far away from the nearest railroad tracks), so the peace and quiet was a welcome change from other places near Lake Shasta. We were there in February 2003, and resort had plenty of available spaces. Grounds were very well maintained, quiet and peaceful. Separate tent sites available in more heavily wooded area adjacent to RV sites. Good experience. Would like to try it again when it's full and see if the peace and quiet prevail! We camped here in a Motorhome.

The owners are very nice and very helpful. They seem to be doing all work themselves which is why projects seem to be unfinished. There is noise from Hwy 5 but it seemed to quiet down at night. Park has some residents, but is very quiet. Pool was clean, and we did swim. Location was good to Shasta Caverns, Shasta Lake, and Shasta Dam. It was about in the middle in either direction. We would stay there again. We camped here in a Travel Trailer.

This is a good Sam Park, but barely. Mainly old permanent units here. Sites were a bit uneven. Interior roads were uneven. Everything seemed to be a bit rundown. Would not return to this park. We camped here in a Travel Trailer.

Nicer older park, right off Interstate 5. The people there could not have been nicer. We called when we were about 15 minutes away to make sure they had space, and the owner was just about to leave. It was about 6:00 pm, but she offered to wait for us, and happily did so. We had a large level pull-through site so we didn't have to unhook our tow vehicle, with good hook-ups including cable and wi-fi. Yes, there is freeway noise, but we didn't really hear it after a few minutes, and it definitely didn't interfere with a good night's sleep. This is not a fancy resort, but is a very nice stopping spot along the I-5 corridor. We'll definitely be stopping in again. (We also called another RV park within a mile or so of this one, and the lady on the phone there was so rude and unpleasant that I just hung up and called Fawndale Oaks instead. And I'm very glad I did!) Sometimes the people can make or break a place! We camped here in a Motorhome.

There are about 10 campsites between freeway (Interstate 5) & the forest. The freeway noise is inevitable. When we went to the campsite, we were surprised to see the dumpster open, especially in a forest area. The tables in the site were rusted & some were even broken. The campsites were very close to large bushes & my neighbor saw a rattlesnake. If you are lucky, the manager would ask you to camp in the open picnic area (inclined plane where everything rolls), even closer to the freeway & park your car in the narrow road leading to the actual tent area where there is absolutely no parking , far away from where you pitch your tent. So even to get a bottle of water you need to walk a distance. The property owners appear to be polite on the initial conversation but in reality they are very unfriendly. If you still want to camp in this place, good luck to you. We camped here in a Tent.

The park was very nice and the folks that run the park are very nice and helpful. I must say that all the rv spots had grass. 90% of all the rv sites had shade most of the day. It was a great place for our dog. We camped here in a camper.

This is a nice small park. Only 33 sites and many extended stay as there was only 3 sites the night we stayed. Extended stay units are newer and have tidy sites. Friendly staff. Not as central as others seem to think. For $25 it is a very nice place to stay while in Redding. No restrooms or showers. We camped here in a Fifth Wheel.

This is a hidden gem - your $25 gets you a large, level cement pad, great hookups, cable TV, excellent Wi-Fi, and a shady, quiet location. Despite the improbable entrance through a used car lot, this is one of the best parks we’ve stayed in during our West Coast trip. Also, despite the somewhat idiosyncratic lecture you get on pet hygiene it is a very pet friendly venue. Almost everybody had a well behaved, and well walked pet. The surrounding neighborhood while not middle class residential is neat, clean, quiet and convenient to everything. In fact Redding itself is one of the easiest cities to get around in we’ve experienced. The grounds of the park are immaculately landscaped and groomed. At 7:30 PM the landscape guy was still trimming individual tree leaves with scissors. Check out the Koi pond near the swimming pool. All utilities work well. Watch the water pressure though. At 85 PSI you should use a reducer. There’s apparently plenty of internet bandwidth because response time was fractions of seconds. If they shower and bathroom facility’s I’d give it a 10 but my nine is very strong. You get all this for $25 a night. The best deal in California to my mind. We’ll definitely try to return to Redding and Green Acres. We camped here in a Travel Trailer.

This is a great rv park. The best value in Redding. We have stayed here part of every summer since 2005 after checking out every other rv park in Redding. The trains are not nearly as loud as they were back when we first discovered this park. No freeway noise at all. The fish pond and all the grass is terrific. The owners (a mom and pop shop) are nice, especially the husband. No restrooms or showers, but we don't care about those as we are self contained.. The large concrete slabs that are flat and the trees are very welcome. The park has the highest voltage electricity of any rv park we've EVER been in, and we've been fulltiming for almost 5 years. No problem running 2 AC's and the toaster oven or microwave at the same time. Again, very welcome during Redding summer heat. We camped here in a Motorhome.

This is a small, very well maintained park. There are several long-term residents, but all sites were uncluttered and neat looking. It is in a rundown area of town, but I felt perfectly safe. I didn't feel especially welcomed though. The lady on the phone told me not once, not twice, but 3 times about dogs - "I don't charge for 'em and I don't clean up after 'em". I have a big dog with big poop, that I always clean up. Nothing irks me more than little yappy dog owners who don't clean up after themselves. I didn't care to be beaten over the head with it though. Also, I have two kids, and I was specifically told to keep them out of other people's sites. Duh, I also know this. I've been fulltiming for almost a year now, and have never had any other park feel the need to specifically tell me this. Fortunately I have family in the area, so we didn't spend a lot of time at the RV. Sites were easy to back into, but not much room between them. There are lots of trees large enough to provide shade for everyone though. Nice enough park if you don't have kids or dogs. If I ever get back to Redding, I'll check out one of the other parks in the area, even though they cost more. We camped here in a Fifth Wheel.

The owner, who considers himself a grudge, is actually a pussycat. As we tried to back in, my wife, the owner and his son-in-law giving different directions…interesting. All site shaded. This very lovely and friendly RV park is tucked away behind an auto sales lot. It is one of the few RV parks in Redding this is not located adjacent to a freeway so is pretty quiet. The railroad is about a block away, but did not bother us. We were here during a terrible heat wave (109 degrees) so were compelled to moved to a higher elevation, otherwise we would have stayed longer. We will return when next in the area. This is an immaculately maintained newer park, far enough from I-5 and the trains to allow a good night's sleep. Free, fast WiFi. We had a hard time getting into the spot they assigned us because it was angled in the wrong direction from the street, but the sites are very large, level, cement slabs with about 10 feet of manicured lawn between each of them. We will be going back there on our way back through Redding in a couple weeks because it's about $10 cheaper than the competition and every bit as nice, as long as you don't want a lot of amenities. We camped here in a Motorhome.

This is a lovely well maintained park. One of the prettiest we have seen. Cement slabs for parking and very clean. The only draw back is the railroad across the road. We stayed there several times, but have decided to change parks because of the train and it's noise. We camped here in a Motorhome.

If we could award more than 10 points, we would. This is the ultimate RV park. The sites are wide and level. They are secluded from each other by shrubs. Most have access to the Sacramento river. The park is clean and well maintained. All the public facilities are of a high standard. The staff is friendly and helpful. This park is off the I-5 freeway but we could not hear any traffic noise at our site. The rate for a river front site was $40 by credit card or $37 cash. We camped here in a Motorhome.

Nice campground right on the Sacramento river. We only stayed here one night on our way to Oregon. It was warm here as was our trailer from the Valley heat stored in the trailer. Very friendly lady we dealt with. Would stay again. Easy on and off I-5 with a TA fuel station on the other side of the freeway. Overpass is on the same road as the campground and on and off ramps. We camped here in a Fifth Wheel.

This is one of my favorite RV parks. We always stay here twice a year as we come south and north. Try and get a river view site at the back of the park. We picked this park because of the high recommendations on this site and it is a winner. Level sites on concrete that are backed onto a river and away from the freeway with no trains. The park is immaculate and has easy access off I-5. Everything works well including Wi-Fi and good selection of cable TV channels. Staff is friendly and show you to your site. This will be a permanent stop for us when we come to Redding. They give a discount for cash. Good Sam Rate for credit card $38 but $35 for cash. We camped here in a Fifth Wheel.

It has been several years since we've stayed at this park, but it's as nice as we remembered. The spaces are level paved pull-throughs and the park is immaculately maintained. There is some shade, but trees are positioned so that you can get satellite TV off the roof. We did not use the cable TV, but the Wi-Fi was excellent. The $30 rate is the cash price with a Good Sam discount. Some reviewers complained of freeway noise, but we were parked toward the rear of the park and really didn't hear much freeway noise. We would definitely stay here again. We camped here in a Fifth Wheel.

We were delighted with this park. Good sized pull throughs and close enough to the river to walk the dog and sit by the water, even without a riverfront site. We reserved but it was very busy and all the river sites were taken. Next time we will ask for R1, R3 or R5 since they were all waterside pull throughs where we would have had our picture window facing the river. The bathrooms were spotlessly clean with large showers. The park is extremely well maintained overall. Cable and Wi-Fi were good. The only negative comment is related to traffic noise from the interstate. It was intrusive and difficult to ignore whatever part of the park you were in. We camped here in a Fifth Wheel.

Easy access to I-5. Lots of nice gravel used for landscaping, low maintenance but still attractive. Large spacious sites: a nice, clean immaculately maintained and beautiful park. Cable TV and Wi-Fi were good. Very friendly staff: you stop for the night and want to stay for a while longer. Beautiful view of the river out of our rear picture window. We highly recommend it and will definitely return. We camped here in a Fifth Wheel.

This park is one of those finds you are not expecting and then get the exemplary chance to experience it. We only intended to stay the night in Redding on our way through town, but this park was so great that we stayed four. The staff was nice. The park was clean, flat and the manicured plants were very well maintained. We had perfect Wi-Fi. What made this park so great was the river front spots. A perfectly quiet place to watch the river and relax. We camped here in a Motorhome.

Beautiful facility with paved roads, concrete pads, palm trees and plenty of room to maneuver. Cable and Wi-Fi worked well and we were fortunate enough to get one of the twelve or so sites overlooking the Sacramento River. This is one of those parks were you can stop for the night and end up staying for a week. We camped here in a Fifth Wheel.

The rate reflects a Good Sams discount. The site was long enough, but we had to park out of the shade to miss the furnished concrete table and bench. The sites offer a lot of privacy due to the landscape, but also no view. We only had a view of the restroom building. Even the waterfront sites do not have a view of the river due to the tall shrubs. We had trouble walking around our unit with the slides out due to the tight fit in the shrubs. The pool was clean, but tiny. The restrooms/showers and laundry room were all spotless. We had no problem with the Internet service. We would stay at this park again, but would try to choose a site with less obstructive shrubbery. We camped here in a Fifth Wheel.

Second time we have stayed in this park: had a wonderful time. Great management are very friendly and helpful. They had a cancellation and per our request put us in a space with a river view: we were so pleased! My only comment would be that some pet owners used a grassy hill area and walked to the end of the grounds and let their pets do their business clearly visible to us in our tent camper and did not pick up after them rather than using the fenced-in designated area; but nothing management can really do about campers who do not follow the rules! I wouldn't stay anywhere but here if you are going to stop in Redding or close by. This place is right on the river, very clean, family oriented and no amenities are spared. It is immaculate and well run. Great folks. Best RV park in Shasta County. We camped here in a Fifth Wheel.

We went for the river front site and it's not really that close, but probably as close to the river as you can get and still have full hook-up. This is a very nice park, but definitely not the "spit and finish" of a 10 rated resort park. In addition they do not offer some of the amenities offered at top parks - i.e., escort to your site, trash pick-up at your site, concrete patios, (theirs are gravel and un-mowed grass), and no clubhouse/restaurant or store. They DO have great Wi-Fi, and amazing cable (about 75 channels). The sites are level and concrete and the roads are paved. There are some long-term - but not permanent residents; they all look well-kept. If you ask for the river view sites make sure (if you have a motorhome) that they are the pull-ins that face the river (many are not). Sites 19 through 27 seem to have the best views, but some rigs may be too long so you will need to go to R2, R4, or R6. Although the park is right off the freeway, you can not see it or hear it. Unless, you're closer to the entrance on the interior sites. They're about 20 minutes to Lake Shasta (an easy drive on I- 5). We camped here in a Motorhome.

This a wonderful place to stay; we stayed in site # 19 right on the river. It is very quiet with the exception of the trains that pass through on the other side of the river. All the river front spaces are very good and the wi-fi is excellent. We will be coming back in September. If you are staying here long enough sign up to get your rig washed for $30 dollars, the guy does a great job We camped here in a Motorhome.

A wonderful, clean park with large sites and plenty of room between the sites. We had a riverfront site with a view and it was terrific. Woke up to the river every morning and had coffee gazing at the river. Office staff was friendly and helpful. The park is quiet, even though Interstate 5 is close. If you had a site in the front of the park, traffic noise could be an issue. We could hear a distant train whistle in the evening, which was nice, did not bother us at all. Pool was closed, but looked very clean. It is a small pool but sufficient I am sure. Not much to do if you have young children, no play area. Dog park was very nice. Laundry room was very clean and restrooms were very very nice. We enjoyed our stay and would come back again. We camped here in a Travel Trailer.

This was a highly recommended park and we were not disappointed. The front desk personnel was very friendly and helpful. The sites are well done. Paved and long. We had a river view site and the view was wonderful. The dog area is nice and there is lots of area to run the dogs in the outskirts of the park. We found the free Wi-Fi to work very well. My only disappointment was that the small pool was cold. The daytime temperature was in the 90's but couldn't (wouldn't) use the pool. Also a lot of flies were floating in the pool, so not too appealing. No hot-tub and no work out facilities. Would not hesitate to return to this park when we go through Redding and would not hesitate to recommend it to friends. We camped here in a Motorhome.

Re: Price--note that there are several levels of discount: cash vs. credit, regular vs. club (Good Sam, AAA, etc.), on the river vs. not on the river. Our price reflects on the river w/ Good Sam discount. Not on the river w/ discount = $30. LOVELY place. Get spot #19 if you can. Very private, right on the river. Train whistles at night (we like that) and faint I-5 noise. (Sites away from the river are closer to the interstate.) Very clean facilities and nice folks. It would get a 10 if there were more to do there, but it's a lovely spot. We camped here in a Motorhome.

Beautifully landscaped park on the Sacramento River. Close to I-5, and you will hear the highway throughout the park. Mostly pull-throughs and all sites have concrete pads. Many cable channels, all very clear. Small, but immaculate pool. Biggest negative for me was that they close the laundry room at 6, last load needs to be started by 4:30. Its 100 degrees here in summer, so why not be able to quietly do your laundry in the evening? We camped here in a Motorhome.

This is a beautifully maintained park on the Sacramento River. It is easily accessed from I-5. The sites are large with concrete pads and enhanced with landscaping including grassy areas with picnic tables. The layout provides for easy maneuvering of large motorhomes. The staff is the friendliest we have encountered. The river sites provide a beautiful view and a short walk to the edge. We look forward to returning next year. We camped here in a Motorhome.

We enjoyed this park very much. We had a lovely pull thru at one of the river sites. We appreciated how clean the park was, as well as the mature oaks and mowed grass everywhere. We spent time fishing in the river. We also loved the dog run and free internet. There's not much wrong with this park--so why didn't I give it a 10? To be truly perfect they need to allow kids under 4 years in the pool (Redding gets very hot), and install a playground. If they did that, there's nothing else this park would be missing to keep it from a perfect 10. But if you don't have kids and those 2 things don't matter to you then it doesn't get any better than this park. We camped here in a Fifth Wheel.

Probably one of the best RV parks we have stayed in. All sites are very clean. Entire park is very well maintained. Fire rings (only two in park) are stocked with firewood. Only strange feature is the setup for concrete parking area. Most sites are "stacked" with pull-thru concept with rig in front needing to be departed before rig in back can be hooked up for departure. We camped with a club so departure time did not create a problem. Would definitely stay here again. We camped here in a Fifth Wheel.

This was by far our best RV experience. We stayed here for 5 nights. We had a campground right on the riverfront which was nice and relatively private with high shrubs between each campsite with beautiful scenic views of the Sacramento River. Although there is no playground, there is a nice grassy areas for the kids to play right before you hit the riverfront. Nice for fishing, and relaxing. Quiet, clean, pet friendly and with friendly staff. Close to Turtle Bay Exploration Park and Museum, Sundial Bridge, Shasta Lake, Shasta Caverns and about 1 hour away from Burney Falls. The campsite itself is on a concrete pad, with a picnic bench but no fire pit on campsite (Fire pits are located in a common area). Some sites have nice grassy areas. We had an issue with our reservation; but still enjoyed the RV park so much we rated it high and would definitely come back again. We camped here in a Motorhome.

This is an absolutely beautiful RV Park. The sites are large, level and the whole park is nicely landscaped and clean as a whistle! It is one of the nicest RV Parks we have ever stayed in. It offers free cable tv and the free wifi worked absolutely flawlessly. There are ample grassy fields down by the river for picnics, barbeques or just walking around. It even has a boat launch if you happen to have a boat and want to explore the Sacramento River. We stayed here for one night on our way home from two months in Arizona/California, but we would gladly have stayed a bit longer if we had the time. We will definitely return here. This park is a 10 by our rating. We camped here in a Fifth Wheel.

Stayed here one night in miserably windy and wet weather so wasn't able to see any of the river front areas. The office was very friendly and helpful. I was assigned a pull-through space which the office had marked with traffic cones for my after-hours check-in. Shower and rest room building was very conveniently located. Yes, not well heated, but no problem once the shower is turned on. The wireless internet was very strong. The cable TV had numerous channels. The space was luxurious, with concrete pad and grass sides. Didn't visit the pool. All in all, a great place for overnight stay at a reasonable price. We camped here in a Motorhome.

This location was very nice although it was a little noisy from not only the freeway, but the trains blowing their horns all the time, and there was some sort of commercial plant across the river which made lots of noise even into the night. The river was nice, and the place was very clean. We had asked for a premium spot to have the back of our trailer overlook the river. The space was supposed to be pointed away from the river so we parked the wrong way. The gal at the front desk said we shouldn't park that way but that since it was only for one more night it was OK. I said that I wanted to overlook the river not the road and the other campers! There was a nice pool, laundry and also a great dog run for the boys. A little too pricey for the location and noise. Maybe $30 would be a more acceptable price! We'd stay again only at a pinch. I didn't sleep well at this location - don't know why, maybe the noise? We camped here in a Travel Trailer.

This is the prettiest RV Park we have ever stayed at. It is very clean, well-landscaped and is right along the Sacramento River. The sights overlooking the river are amazing and regular sites were clean and spacious. The only problem with the sites themselves it that they used large gravel rocks for landscaping around the cement pads and I scraped my foot on one, as I was wearing flip-flops. One thing I loved about the sites is that they had these clay/cement picnic tables - probably clean enough to eat off of. What a treat that was. We arrived after 6PM and the office was closed, so they left a bunch of Night Registration envelopes to self-register. They posted the rates on the door of the office. Credit card payment was more expensive and so were the river sites. In general, my only complaint was that children under 4 were not allowed to swim in the pool so my kids could not swim there and it was really, really hot. Also the pool hours were not posted anywhere. No free wi-fi for late-registration, as code was not provided on the late-registration form. There was mild freeway noise, but nothing out of the ordinary for a easy-access RV Park. I would highly recommend this park. We camped here in a Travel Trailer.

The big downfall was the I-5 noise (constant drone) and the race track that's nearby. Saturday night racing went on well after 10pm. Ask for free wifi passwords in office. I'm using their wi-fi right now to enter this. That's the main reason we selected it this past Spring on our way north, and again now this Fall while heading South. Had a nice river view site with shade last time, so called ahead to reserve one again. Surprise! Sites are side-by-side hookups and we were given a "pull-in" site this time, even though they knew we had a 5er... no view out our rear windows that way! Only MHs should be given those sites for the extra $3 river-site charge. Surprise #2: they have now instituted a $3/day surcharge to use a credit-card! When I complained that it amounted to an 11% "extra", they claimed "it was the bank's fault". Don't know of any bank that charges a merchant that much! This could have been mentioned when I called for the reservation so we could plan to have the cash on hand. So, I then requested a non-river site since we'd have no view anyway, and that upset the elderly lady who said "she'd have to change everything around". Sheesh, she should try being a customer who gets these surprises sprung on them! Thus, what I once thought to be an "8" rated park, has slipped a notch. We camped here in a Fifth Wheel.

Really wanted to like this park as we had heard good things about it. The good news...park is new and on the river, facilities are new and nice, owners are very nice and business-like, good big rig park, and, hey, they had WI-FI INTERNET! Yea! The bad news...the whole shebang is about 500' from I-5, so you had better like road noise. Suggest you request river site as they are further from freeway. Stayed there in the winter and the bathrooms were cold on frosty morning. Hope owners read this and install better heaters. Don't want to sound negative on JGW as this park is VERY MUCH BETTER than most. I-5 road noise was the main issue for us. If that is not an issue for you, then JGW is recommended. Good big-rig park. And, again, they have WI-FI internet! Thank you owners! We camped here in a Motorhome.

After we made our reservations and arrived to check in, we were told that Credit cards were not accepted The total of $53.90 for two nights, including tax. and a fee for our pet was paid in cash. The campground was like one big parking lot filled with wild geese, which roamed the area at will,interfering with the guests and making loud sounds at night. . The sites were 40 foot long and were full hook ups. The facility was neat and clean and had a good location near the river. We camped here in a Motorhome.

Don't usually review park after one night, but we just have to post our thoughts. After 22 months traveling to East Coast and back to West Coast, this is one of those "will definitely return to" places; no trains, planes, or road construction noises ! One could get used to this in a very short while; just a really nice, clean RV park. Site 34 has at least a 5 ft. wide section of grass between concrete sites There are flower beds, maple & sycamore trees for shade, concrete picnic tables, dog run, continental breakfast in rec room, solar heated pool, and did I say rules for quiet nights are enforced. Staff is friendly and helpful and keeps park clean Located only one exit from Lake Shasta; what else does one need ? We camped here in a Travel Trailer.

This is a nice, well maintained park near I-5 in a rural area up against a small hill. They have about 1/2 full timers or permanent people, but the permanents are kept nice and tidy, many keep an nice garden. The spots are a mix of back-ins (at an angle) and pull throughs. We chose a back-in on the outer ring. Backing in was a bit tricky since you have a small rise before the concrete pad, but it works and gave me new practice at reversing. Since the park is built around a hill, the pads are slanted a bit downhill (I assume for runoff) so plan on propping up one side of your rig. But each spot has plenty of flat land cut out for grass and a picnic table. The staff is very friendly and are happy to take you to your spot, which is helpful as there are a number of ways to get to a particular spot. The pool is well kept and heated with Solar to a perfect temperature. The park is located north of Redding and one exit north of the city of Shasta Lake. There is some great bike riding around Redding, and this is a perfect launching point for Redding or Shasta Lake/Dam. One last tip when you look at their map, you will see blue and gold sites. The gold sites are those that are available for monthly/full-timers. We camped here in a Fifth Wheel.

This is not a resort but it works well if you have business in the area and need a spot for your rig while you are gone for the day. Nice grass and shade trees on either side of your spot. Good water. We could not get the cable TV to work but were able to get a TV signal with our batwing antenna. Only criticism is that the trash receptacles were not emptied as often as they should have been, and trash was starting to pile up around the trash cans. Park was quite busy. I-5, exit #287 north of Redding. We have stayed overnight at this park at least 4 times. It is a clean, well kept park convenient to travel through Northern California. Check in was made easy by a friendly couple who did their best to give us the type of site we requested. Each space is terraced and has a narrow grassy area w/picnic table on fairly level cement parking pad but close to the next space. There are many large trees located throughout the park and the pool is well kept and refreshing, which is nice during the extremely hot summer days in that area. There are several dozen permanent residents separated from the overnighters, but even those spaces are neat and well maintained. The restrooms/showers are very clean and free. The cable TV offers numerous channels but there is no wireless service. The free continental breakfast consists of coffee and grocery store packaged donuts/raisin bread/bagels which were gone by the time we went to get some at 8:15AM. There is some highway noise but that didn't bother us. No wireless, the highway noise and a skimpy continental breakfast makes this park an 8. We camped here in a Motorhome.

This is a nice, well maintained park with lots of trees and helpful management/staff. The spaces are pretty small, but adequate. It is adjacent to I-5 and easy to get to from the freeway, but the noise was not bad. We stayed there one night on our way north. Wireless and cable TV were good. Lake Shasta and Shasta dam are a short drive (20 minutes or so) away and well worth the trip. If you need anything done with your tires, Wingfoot Commercial Tires in Redding repaired a leak on one of ours and did a great job; nice people. We camped here in a Motorhome.

For an RV park right off I-5, this is a terrific place. Level, concrete pads with shade trees, full 50 amp hookups, small pool, nice staff, clean laundry facilities and even recycling bins. They have decent wi-fi, but our Verizon Aircard worked great. It was quiet & clean and well landscaped. We were here for 5 days over Memorial Day weekend, and will definitely stop here again. The lady in the office was friendly and loaned us a cable so the staff is nice. However, we have visited about 20 RV parks in the past two months and never has a park charged us for our 5-year old son. This park charged 2 extra bucks a night! However, they didn't charge us for our dog. I assumed it was because of the continental breakfast that they advertised on the Wi-Fi service when you're surfing the net (strange too). However, the breakfast is really 1/2 cinnamon roles and toast which a sign says take only 1 item (!?) We visited this park based on the tons of great reviews, but the grounds need some upkeep, and the extra fee for our kid and the cheap "free" breakfast was just annoying. I'm not saying many wouldn't enjoy staying here, but just be aware if you have kids, you have to pay. We camped here in a Travel Trailer.

Nicely laid out park - level sites not too close together and at varying heights. Staff is super friendly and very helpful. Continental breakfast in the morning at the office makes it easy to pack up and go when it's time to leave. Lots of activities in the surrounding area make it a great place to stay with kids. This is a very nice park. It's actually located about 7 miles north of Redding off I-5 near the town of Shasta Lake. Sites are nicely landscaped, and the park is very well maintained. Staff is friendly and helpful. Excellent restrooms and showers. Plenty of activities in the area. Rate reflects Good Sam discount and includes taxes. Rates vary by length of vehicle. Spent Christmas Eve and Christmas here. Great park! Family of 5 and dog in RV. Some freeway noise but not too distracting can see freeway from sites but not a big deal. Wow! What a wonderful park! We had a long day through mountain passes. This park was like being invited to the Walton family. Friendly, helpful, welcoming people. Large, flat paved, clean sites. Nice dog park for the animals to run. We arrived at about 5 PM and were invited to join in a Thanksgiving dinner. It was delicious and the people were just as wonderful! The owner goes out of his way to make every one feel like it is home. I give this park 5 stars. We would go back in a HEARTBEAT! Don't pass this park up if you are in Redding, California...you won't regret it! We camped here in a Fifth Wheel.

We've stayed here several times and each one has been a trouble-free pleasure. The sites are well manicured, the power stable, the Wi-Fi relatively consistent, the water clear, the access easy, the restrooms and showers exceptional, the check-in painless, and the staff congenial. The pool is small but very clean. Redding is a vibrant city with a tremendous volume of RV and boating related parts and service businesses. Shasta Lake and Whiskeytown Lake are nearby. We hadn’t planned to stop in the Redding area. We developed an electrical problem and Coach Net had located a shop in Redding to check it out. We choose Mountain Gate because we had stayed here seven years ago while traveling north. We arrived after closing time and a very helpful camp host assigned us a pull through site. The trees have grown a lot since we were here last and of course we got under one that blocked our satellite. The camp host came to our rescue with a loaner cable so we could hook up to the cable provided by the park. The park is still beautiful and well maintained, too bad we couldn’t stick around, but I had an appointment for the service at 8 AM. Coffee and rolls are served in the game room starting at eight, so my wife and mother took advantage of that. Fortunately my experience with Redding RV Service was pleasant. The park does give both Good Sam and FMCA discounts. But like many commercial parks they charge for more than two persons and have an extra charge based incrementally on unit size. I never understood the charge for the third person, but in a way the size charge makes sense. We camped here in a Motorhome.

Stayed for two nights on our way north. The park is well maintained and staffed. It is close to I-5 but we did not notice any disturbing noise. Our site was large and level with grass between sites. Lots of tree shade available at most of the sites. The over night sites have easy access, several large MH with toads were in/out during our stay and did not seem to have any problems. Cable TV worked great, Wi-Fi is good but can get very slow at times. It looks like half the park is occupied by long term renters but all the sites are neat and the place is very quiet at night. We stayed here just one night but it's a more-than-adequate campground for the purpose. I think we'd definitely consider it for a longer stay if we were in the area. Our site was large enough but not overly generous; some of the sites looked like they would pose difficulty getting into and out of because of big differences between the road level and the site. The staff was friendly and helpful They are apparently closed for lunch between noon and 1 or 2 but the woman in the office agreed to check us in anyway when we arrived during that time; no one had told us when we called for a reservation that there might be any problem checking in before the "official" check-in time of 2:00. I assume this isn't a problem, but just be aware that there may not be anyone in the office between 12 and 2. We camped here in a Fifth Wheel.

Great park, very clean and well managed. If you are visiting Lake Shasta this is the best location for that. Very close to boat rentals etc. It is close to the freeway but hardly any noise . All the parks in the area are close to the freeway though. The sites are large for any size rig and level. there is an onsite manager which is nice. there is a grass area between each site and lots of shade. The park wasn't crowded which for us is a plus. This is not a destination RV Park. However, it's I-5 close with easy pull thru sites making it perfect for a one night stop over. The sewer connection can be confusing as they have two. The obvious one is sealed closed. Forget the wrench, it still won't open. The manager helped me locate the other one covered by three rocks. Manager stays in an RV, of which they provide the site number upon check-in. They sell propane. If you don't get full hook ups, a dumping station is available for use during hours posted for $10. This park was rather empty. We noticed a lot nicer parks, which appeared heavily populated, upon departing this park heading southbound. We'd like to try some of those next time. Nothing was wrong with this RV park. It just didn't have anything special that makes you want to return; especially if others nearby have more inviting activities (e.g. River). We camped here in a Fifth Wheel.

What a great park for either an over-night or an extended stay. The bathrooms were clean and large. The fenced dog area was a great treat for both us and our dog. He really needed a place to run unleashed. The spaces were adequately wide and long enough for us to not unhook our car. The staff was friendly and helpful. They have a small continental breakfast in the mornings which included coffee, tea, hot chocolate, mini bagels, mini muffins and slices of coffee cake. We will definitely stay here again. Mountain Gate RV Park is one of the best park we've have stayed at in the Redding area. We've also stayed at Premier RV Resorts in Redding. As others have posted: very clean cement sites, easy big rig access, well maintained, well landscaped, lots of mature shade trees, and friendly staff. The resident managers are always out and around; maintaining the landscape & park. There is slight freeway noise from I-5, but not a problem at night with windows closed. Mountain Gate is about 8 miles north of central Redding, but still very close to dining and shopping and the Turtle Bay Museum; even split distance wise between Shasta Lake and Redding. The minus to Mountain Gate is the poor wifi coverage. It is available, but only in the office/clubhouse. The pool is a bit small, but OK. There are a few long term trailer residents, but those units appear well kept. We camped here in a Motorhome.

The park is nice, clean and we had a nice time. The showers and bathrooms are very clean and you need a code to access them. The pool was nice, but we were disappointed that our daughter couldn’t go in even with swim diapers. We were there during a heat wave of 115 deg + (hottest temps in 50 years or some such nonsense) and they don’t allow kids under 3 or 4 (I can’t remember) in the pool. We were there for 3 nights and were given a pull thru that didn’t have tons of room between, but enough for slides and awnings. There was nice somewhat level grass between the sites as well with picnic tables. The roads and pads are asphalt and mostly level. During the time we were there, we got overnighters in and out next to us each night. I’m not sure why we or they weren’t given a different spot. The pull thrus are plenty big for a large 5th wheel/motorhome. We would stay here again, but there are many nice parks in the Redding area. We camped here in a Travel Trailer.

Really a nice Park. We have been there several times and always make it a place to stay in that area. Although they claim to have WiFi it really does not work well and when it does, if it does, only in certain RV sites. That aside, The park has trees for shade is terraced and the restroom are probably cleaner than most peoples home restrooms. Park staff are very nice. Even though it is within eye sight of the freeway, there is very little noise associated with it. They do charge for dogs ($2 a night, I think, but not for cats). We camped here in a Motorhome.

Made reservations will in advance to be place next to a fellow traveler and it worked out perfect. Had level concrete pad with asphalt on each end. Site was adequate, but streets in this older part of the park are VERY narrow and made more so by cars parked in the road because of short sites. Outside temperature was triple digit so the 50 amp power was minimal for running the AC. We were in the older area so did have shade but were unable to get satellite. Cable TV was only 12-15 stations and poor quality. WiFi and air card worked fine. There is a newer area without trees if that is your preference. We camped here in a Motorhome.

We used our Premier Value Card which let's us stay for half price. We stayed in one of the new pull throughs, which are beautiful and easy to get into. We are 57' long with the toad. The rest of the park remains big rig unfriendly, but great for smaller rigs. Great staff. One of the owners greeted us at check-in and thanked us for staying with them. The Value Card is good at all five of their resorts. Good location and we will stay here again. We camped here in a Motorhome.

This older park was okay for an overnight stay, but far from being a resort. Again as others have mentioned, the interior roads were very narrow and navigating these roads with a fifth wheel was difficult. Wi-fi signal was weak at the assigned site although it may have been better closer to the office. Free breakfast consisted of orange juice and a rather stale, pre-packaged bagel. Nice park: we have stayed here a number of times back 7 to 8 years ago. We stayed again in Sept 2009 with a 38" rig and the spots are small but well kept. Our main concern is that the resort charges premium prices, but they do not supply premium quality or service. Their cable TV is satellite re-transmitted through cable to their sites. Quality is very poor. When we booked, we requested a site with 30-50 amp service. Upon arrival we backed into the site and after a number of maneuvers to fit the site we went to plug in only to find it had 30 amp service not the 30 and 50 stated. The office attendant stated they would find us a new site the next morning because she was leaving for the day. We decided that given the service and the TV quality, we would move on the next morning as we had planned to stay for a week. We ended up finding another park just out of Redding and booked our week there (separate review). We sure hope that the folks at Premier review the way they treat customers and consider the high rates they charge given today's economic situation: as RV's, we watch ever dollar we spend. The park was very clean and well designed, but with some space issues between sites.It has nicely landscaped with lots of trees and it appeared that almost all sites were shaded to some degree. The internet connection was not as robust as I would have hoped for, and the advertised "cable" channels were not there, but a clear signal from their satellite system and the 12 or so channels they did provide. All in all it is a nice quiet place to stop. One big minus was that someone had smoked inside or just outside the back door of the store when we went in to shop. It smelled like a bar from back in the day. I wouldn't give it a 10 like Trailer Life did, but it was ok. We camped here in a Motorhome.

For $45 a night, I can stay at a resort, like the Durango in Red Bluff. While the other Premier parks are set up for big rigs, this park in Redding was originally a trailer park and all of the sites are trailer size. It has a lot of nice trees and shade, but only works if you are 28' or under. In my site, it was so narrow, that someone had run over the side of the pad and broken the irrigation pipe. So, when I set up, I was walking through a swamp full of mud. A $9 bottle of Chardonnay was $20 in the store. The roads were very tight and since the sites were so small, most of the people had their cars/trucks parked so that they stuck out into the road, which made it hard to leave. This is not a big rig park and really below the Premium RV Park standard. I will stay in Red Bluff at the Durango next time for less money. We camped here in a Motorhome.

Good: This is a beautiful park, with nice lawn, trees, flowers and bushes. Roadways are paved; sites are concrete, level and long enough for our 38' motorhome with tow vehicle; facilities are first-rate and clean; utilities are accessible; WI-FI is strong. Bad: this place is pretty tight for access - getting in and out is interesting (but workable), and sites are narrow - once everybody's slides are out, there just isn't all that much extra room between sites. Nice park and clean but not quite what we expected. The access roads are a little tight and if people are parked into the road it could prove interesting getting around them. We had a pull through site and had plenty of room for our 32' 5th wheel and our truck. Easy access to 101. Lovely park, but very tight turns. Our motorhome is 38 feet and we had to watch every turn very closely. The sites themselves are cramped. We had an extremely small area left to park our toad. In fact the back brake light on our toad was "kissed" by another motorhome trying to pass by. We also had to use bungee cords to hold back the branches of a tree in our sight as to not cause damage to our rig. We would not stay here again for these reasons. The staff is very nice and they do bring a paper and have free continental breakfast in the lobby. We camped here in a Motorhome.

The only reason we're not rating this park a 10 is that the pool is not heated and there currently is no spa (one is planned for late summer, I believe). I should mention that the RV park is only a block away from a "water park". Sites are wide and tree-covered, and landscaped very nicely; the park is well-sheltered from freeway noise, and it is maintained "to the nines". Restrooms are gorgeous, and are fully tiled; pedestal sinks top off the decorator's touch. Concrete pads make leveling a cinch. Siting my satellite antenna was a bit tricky due to the extensive tree cover (shade would be very welcome here during summer months!). We'll be sure to stay here any time we're in the neighborhood again. We camped here in a Fifth Wheel.

This park is located close to I-5 and central Redding. There is a WaterWorks Park (water slides & pool) just one block away. The park is well landscaped and well maintained, but the pull thru sites and internal roads are small and narrow for big motorhome access. Be sure to have an extra pair of eyes when navigating thru the park to avoid the numerous parked cars sticking out from the sites. There are shade trees all around. As with other Premier RV Resorts, the lounge and reception lodge area is well furnished (fireplace, library). The lounge serves continental breakfast and provide free newspaper in the morning, very friendly host. We camped here in a Motorhome.

Before we went to this campground, we checked out their website for rates. We asked for a Full Hookup Site for a 30' motorhome with 30 Amp, and their website said the rate was 39.00. But what we got was a Premier Site 50Amp. Here's the catch, the Premier site has both 30 Amp and 50 Amp. So my wife and I, plus our two kids, ended up paying almost 50.00 per night. Also, their Wi-Fi internet is 5.00 per year. We thought it was free? Campground is clean, very nice, simple landscaping, bathrooms and showers were super clean and very nicely updated - spa like. There is a dog run area, no playground for the kids, and there is a very small selection of beer, wine and pop to purchase at the front store. I wouldn't really call this a campground because there are no firepits and your neighbors are less than 10 feet from you on both sides. There is a small 6 foot wide stretch of grass between motorhomes with 2 feet of concrete patio on either side for picnic tables. It appeared to me that everyone in this park has their day and night shades down on their coach's for privacy. Its a great place to stay for a night or two. We prefer a little more privacy between sites, though. It works for us since it is quiet, clean, close to Turtle Bay and the owners were very nice. There is a free paper in the morning, continental breakfast of coffee, tea juice, bagels and pastries. We camped here in a Motorhome.

Just as the prior reviews say this park is is still excellent. However the cost continues to climb. It cost us $38 for a pull/full, and wifi would have been another $5. We used the free modem in the office. So if you have the dough in the Redding area this is a great place to stay. As a side note the new pedestrian Sundial Bridge is about 2 miles away, ask the office for map and directions, it's worth the time to see (even lighted at night). We camped here in a Fifth Wheel.

This was an outstanding park: mature oak trees, immaculate sites and grounds. The
bathrooms/showers were very nicely-appointed and spotlessly clean. There were also some very nice touches that definitely set this park apart from any we've visited before: a local newspaper was quietly placed on our doorstep each morning, and a continental breakfast was provided between 8 and 9 a.m.every morning in the cozy and tastefully-decorated lobby. Generally, there was at least one of the owners there to greet us and to see that we had everything we needed. We look forward to going back. We camped here in a Tent Trailer.

It's obvious that the owners and managers enjoy what they do. This RV park is beautiful. It had the cleanest facilities (front office/store, rec room, and bathrooms/showers) we have ever seen. Sites were fairly large and well groomed. The only downside is that there isn't a lot of privacy. But still, if you are passing through Redding and need a nice place to stay, we would definitely recommend this park. We camped here in a camper.

PA rate. The park was easy on/off I-5 for an overnight stay. We requested a pull through, but were glad we disconnected at the check in area. Our site (#102) was extremely narrow, with electric pedestal on the left and a large tree (with low hanging branches)on the right. Way too tight, but we got in and settled. Site was level, we only hooked up electric and cable (worked fine). The 5th wheel next to us, took out the campground sprinkler head trying to squeeze into their site. What a watery mess. The bathrooms/showers were clean. The wi-fi signal was weak; we had to go to the office to get a signal. We would overnight here again, but would request a site without a tree!!!! We stayed here for a birthday celebration of a family member. It had rained a lot over the last few days. This is an older park with narrower sites. However, the sites are long, allowing for extra parking. Some of the sites don't drain very well, so they are pretty soggy during the rainy times. About a third of the park is filled with full timers who have stuff sprawled all over their small sites, so it is a little un-sightly in places. The park is clean of trash and such, so from that perspective the staff does a nice job. We would come here again, in the summer time when things are a little less soggy. In that case, we would probably give the park a 7 rating. We camped here in a Fifth Wheel.

We stayed at this campground because it was listed with Camping USA and received 50% off our first night's stay. The second night we had to pay full price, but received a 15% discount with our Good Sam membership. Add tax to the prices listed. This campground is easily seen and accessed via Hwy 299 or Interstate 5. It is close to town, the Sundial Bridge and Turtle Bay Exploration Park, and shopping is nearby with stores such as Best Buy, Trader Joe's, PetSmart, Walmart, Target, and Shasta Mall, just to name a few. Driving in, it doesn't look promising as you pass right by a kind of run down looking storage facility with quite a few old RVs inside, but don't let that deter you, as the RV park itself is behind it and looks a lot better. We agree with previous reviewers that there are a lot of permanent residents on site and that quite a few of their rigs look less than ideal. However, we had no problems with anyone at the park and it was quiet and clean while we were there. The grounds were well-maintained and the owners were constantly watering and trimming. Trash was picked up and none was lying around. The pool was clean and available for use, which was quite nice as we were there during a triple-digit heat wave. The laundry room was adequate with 4 washers and dryers. They were deep, large-size washers which is very nice. The store / office was clean and stocked with the basics. The office staff was very friendly and helpful. Included in the price was free cable TV and free WiFi (both of which worked fine for us). We had no problems with the electric (we use 30 amp) and we were running the A/C constantly with the 105 degree temps. The water pressure was comparable to other parks we've been in. The sites were pull-through and on a slope, as has been mentioned. We had no difficulty getting in or out or parking (we have a 32' 5th wheel). The sites were quite close, but there was a small strip of grass between them. Our site had a couple of small trees which provided a little shade, but we did notice other sites without any trees or shade. A dog walk was available, which had grass and was clean. There was some highway noise, but we've heard worse and it didn't keep us awake at night. All in all, we were satisfied with our stay and would stay again at the Camping USA price if in the area. This was one scary site. Not because of the neighbors or the staff but the site is on a side hill and very narrow. We were told the sites were 70 ft long. They weren't. What a great view from the park. To the north Mount Shasta, and to the east Mount Lassen. Book exchange in the office. Friendly hosts who love cats and dogs. We camped here in a Motorhome.

Park was well maintained, restrooms were very clean. Park is on a hillside, not much flat area except the pad you park on. We stayed here for 9 days while visiting family. We would return. We camped here in a Motorhome.

Free Wi-Fi is a definite plus. They also have free cable if you want it - we use a satellite which had no problem finding a signal. Sites are paved & terraced, giving sites a small grass area between them. We stayed here using Enjoy America & got the first night for 1/2 price. It is convenient to the freeway ( I5 ) and downtown Redding. It is VERY noisy. If you stay here be sure and have dinner at Jacks Grill, it's a local favorite, and is located downtown. ( the staff was not able to provide directions to it however, we had to find it on our own ) We camped here in a Motorhome.

Concur with other posters. Location adjacent to I-5 is convenient for travelers but noisy. However, noise of freeway was drowned out by the noise of our air conditioner running in the 101 degree heat. Clean, has friendly owners and free and fast Wi-Fi. For an overnight stay on our way somewhere else, it was perfect. Would definitely stay here again. We camped here in a Fifth Wheel.

This park is okay for an overnight stay, but not much more. There is no shade, and it is right next to a very noisy freeway (Interstate 5). On the other hand, the free WiFi worked fine, the pool and the restrooms were clean, and the site access was easy. The site was fairly level, and it was paved. [In my opinion, the Premier Park (which is nearby) is much nicer, although it is more expensive and they charge $5 for WiFi.] We camped here in a Travel Trailer.

Nice park close to freeway (I-5)and resturants and services. Level concrete pads, grass lawns between sites. Nice park for a few nights to explore Shasta, etc. We camped here in a Fifth Wheel.

We had a nice shady site. The kids enjoyed the pool and the area was well kept. I did not like paying $1 a night for cable, but there were many analog and digital channels available. Also, would have preferred a few less long termers in the park. The guy next to us looked like he was under house arrest as he had a transmitter around his ankle. We stayed three nights and would stay here again. We camped here in a Travel Trailer.

We were disappointed when we were the only campers in the place. Seems all others were permanent residents. Also, we got to listen to the scumbags next to us fight all day and night. This is a very unpleasant place, and we wouldn't recommend it unless you are very tolerant. We camped here in a Motorhome.

A discount is not available if you reserve/register online. The WiFi network was visible but locked down. We were not given an access code. We were greatly disturbed by 3 visits to the rig behind us by the Sheriff's Dept. One vehicle was an unmarked squad car containing 4 detectives. The site was clearly marked but the turns were very tight due to both the turns and vehicle congestion. We had to dig out the sewer dump cap as the grass had grown over it. Our rig would not fit beneath the olive tree of our "pull through" The park is reasonably clean with MANY long term residents who have NOT maintained their rigs. Many in the back half of the park close to the "creek" that joins the river have ripped awnings, screen-less entry doors, and residents in questionable attire. The term "redneck" comes to mind. There also were many nice people with good rigs. They, however, were not where we were parked. Our safety is more important than a good rate. We will not stay there again. We camped here in a Fifth Wheel.

This park gives the Good Sam discount, but is not a Good Sam Park. A lot of perm residents and run down trailers. Nice place if you like shade and we washed our rig on site. A lot of cars driving through into the night. We camped here in a Motorhome.

I agree with previous reviews, this park seems to cater to it's permanent residents. There were many long term residents here with too much clutter outside of the trailers. Otherwise the grounds were clean, great shade on almost all the sites but we did find many of the trees needed to be trimmed. We didn't use the showers or restrooms but the laundry was clean and reasonably priced. This was a nice location to explore the surrounding areas. We camped here in a Fifth Wheel.

Wifi was terrible. Did not feel safe in this park, saw too many sheriff vehicles in and out. Pool overrun by unsupervised youths, could not get in to laundry room or shower, clubhouse not accessible. A lot of resident trailers. Shade was nice, playground was unsafe and outdated. Would not return. We camped here in a Travel Trailer.

Good shade, good cable. We arrived in the area during the heat wave of June and from the interstate this looked like an oasis as it was 115 degrees. It was so hot, we did not venture out. Yes, there are many permanents and are throughout the park. We camped here in a Motorhome.

This was a nice park, but really seemed geared towards permanent residents and families living in all kinds, makes and models of RVs. Being close to the river was nice. It was a little noisy at night (we stayed there on a Saturday night) but people did quiet down before too late. We liked the shade trees and lawns. Some residents really spruced up their pads with plants and creative landscaping. The people we met were friendly. The grounds were clean and the management friendly. We camped here in a Travel Trailer.

We really like this park as it has a lot of shade trees and it made it a lot cooler. The staff was very friendly and even helped us get on Wifi, which was free. The freeway isn't far away, but it didn't bother me and I'm a light sleeper. There is a train way off in the distance, but wasn't a bother. It's just a very pleasent park, with lots of grass and trees. It wasn't listed as a Good Sam Park, but they asked us if we had it, and gave us the discount! It's about 7-8 miles south of Redding, almost in Anderson. We camped here in a Motorhome.
