I am giving this park a 10 because of the views from each site. The park has no hook-ups, no restrooms, no Wi-Fi, and park needs some maintenance. But, if you want to be close to the ocean, this park is great. We were fortunate in that the park was not full, so we had space between rigs. It could get a little crowded if all spaces are filled. We have a 40' fifth wheel and easily backed into the space. At high tide we were less than 50 feet from the ocean. Watched dolphins swim 100 yards from rig. We had planned to stay at Rincon Parkway, but our rig and truck would not fit in the parallel spaces so we ended up at Emma Wood and were very happy as these were back-in sites. We camped here in a Fifth Wheel.

Awesome views! Totally dry camping. No facilities, just an out house. About 5 trains come by a day (the track is only 50 feet from the sites). The 101 highway is right here too, so there is noise from that. It's quite rocky, too. BUT: for $30 you get ocean front property! We camped here in a Motorhome.

One cannot get closer to the sea than this campground. There are no services so come prepared. What a wonderful place to camp with the sea, surfers, Channel Islands and the sound of the surf. We camped here in a Motorhome.

This is a great place. Most of the people here are locals who are very friendly and helpful. Prepare for a test of your patience and bargaining powers. Reservations are not accepted and it's first come, first serve. Checkout is before 11 am. Sundays and Mondays are the best days to secure a spot. Listen up if you want to get a site. Get here early. We were here by 0830Hrs and with the help of a local, we secured a 50 amp spot and was in place by 1100Hrs. Leave your unit parked on the highway. Walk or drive you car down to the area and get a coffee at the restaurant. Walk around and talk to people, looking to see if anyone is packing up. There are roughly 6 spots with 50 amps service. When you get your coffee, look to the left and get the park paper work and a payment envelope. Be ready. Walk and talk if you want a spot. You will love this place, sleeping with the windows open and listening to the rolling surf. Good luck. We camped here in a Motorhome.

Great location, can not be beat! We were RIGHT on the beach. Rincon parkway and the others in the area do not measure up. The price is a little high considering amenities and there are no seasonal or longer term discounts. We paid $32 for dry camping spot. It was $47 or $50 per night for hook up sites. When the campground is full I can see it being very crowded. Sites are right next to each other with no separation so privacy wouldn't be very high. They have fire rings and tables at almost every site. All but the "premium" sites are on gravel but its not like a gravel road, more like a hard pack gravel/sand/dirt mix. It rained when we were there and this was not super muddy although there were some puddles. We camped here in a Travel Trailer.

We are a family with small children, pulling a 32 ft travel trailer. The campground is operated by the county of Ventura, and all sites are on a first come first served basis, there are NO reservations. Most sites are gravel. All of the sites are level. There are 15 sites with full hook ups. All of the amenities are in good working order, and the campground and facilities were clean and well maintained. The hosts (new hosts as of December 2006) are pleasant and helpful and made our stay very enjoyable. There are train tracks nearby that carry freight a few times per night, but we were not bothered. This campground is as close to the beach as you can get without being in the water! The sites are very close together, and I suspect things can feel very cramped when the park is full to capacity. We were there in the off-season, and the campground was nowhere near full. Overall, for ocean front camping it does not get better than this! We camped here in a Travel Trailer.

We had intended to stay at Lake Casitas, but learned about the 2-night weekend minimum the hard way. At the end of a long (but fabulous) drive over 166 down winding but gorgeous 33. The fellow at Lake Casitas sent us to nearby Foster Park, a teeny tiny park that is well past its glory days. Trails are barricaded, and for good reason. Tree limbs are down everywhere, no maintenance of any kind. The 10 RV sites are paved (back-ins) but pretty off-level. There is a fair amount of road noise, too. It's OK for a one-nighter, but we should have gone back toward Ojai and stayed at Camp Comfort, where we could have at least, walked the mile to downtown Ojai. Here, we're sort of stuck (no toad) on a highway with the bad trails. Oh well. Better luck tomorrow, as at least we have Internet access for better research. We camped here in a Motorhome.

The view of the Channel Islands, Santa Cruz Island, is beautiful. You are also able to watch the dolphins, surfers, paddle boarders, and fishing boats right from your motorhome. We dry camped right next to the ocean; for a few dollars more you can pay a little extra and hook up to electric, water and sewer. It is a very tranquil spot and we'd love to come back again! We camped here in a Motorhome.

A hidden secret on PCH (Rt 1), just north of Rincon Parkway. This small county CG has spectacular views from the dry sites along the stone seawall, and is quiet, except for the continual roar of the surf. Fun to watch surfers morning and evening time. Sites can be reserved in advance ($45 Apr-Nov, $40Nov-Apr for full hookups - $30 Apr-Nov, $25 Nov-Apr for non-hookups). We dropped in for a night and stayed for a week. A few sites can take 40'+ rigs. We camped here in a Motorhome.

This little park is run by Ventura County. Of the 41 sites, 10 are full hookup. The rest are dry camping sites. There is a little grill on site where you can get breakfast, or lunch, plus wood ($6. 00 per bundle of oak wood), and a few other necessities. Great ocean views. Located on the north end of Rincon Parkway. The dry camp spots cost $27 per night and $40 for full hookups. This is a "first come, first serve" campground just like Rincon Parkway, and Faria Beach. Fire rings are included in each space. Quiet time is 10pm to 7am. Generators can be run from 7am to 10pm and you will hear them going during the day. Spaces are very close together, so if you don't like an intimate setting this park is not for you, but if you like great weather, and great ocean views this is the place! We camped here in a Motorhome.

OK, I don't get it. Since I live in Ventura I have passed the Parkway a gazillion times and have always wondered why people "camp" here. Now I sit in my 5th typing this review. Yes, it has an awesome view, and this weekend it has been sunny and clear! But: you are still PARKED next to a highway, freeway, and train tracks. You are packed in like sardines, and if you are not careful, could be trapped by others. I had people walk in my site and hang around for awhile instead of walking on the road side, or on the beach. And of course, if it's not bolted down, kiss it goodbye! OK, I'll be generous because of the view and award it a 5! We camped here in a Fifth Wheel.

This campground is OK for a couple adults. The view is fantastic but the sites are small and you're camping on the side of a highway. There's also railroad tracks across the road but the sound of the waves drown out the noise from the trains and highway. There's too much traffic on the highway for me to be comfortable with kids in our site. We enjoyed our stay and will return because it's close to home. We camped here in a Fifth Wheel.

On the west side of your RV it is a 10, with a million dollar view. The east side is much lower with a fairly busy 45 mph road right next to the RV. This was a great overnight spot and I would go back. Not that great for walking dogs. Please be careful of dogs, and kids, and the road. We camped here in a Motorhome.

Overpriced for what you get. All utilities are WAY in the back - might be fine for a 5er, but not for a motorhome if you want to keep your toad attached. Our site was far from level - and the park was practically empty but they bunched everyone up in one area. Security didn't even bat and eye when we drove in a 12:15 am, not sure what they were watching for but obviously if you are in a car don't worry about it. Noise from 101 wasn't that bad. Don't think we will stay here again. We camped here in a Motorhome.

I was a little apprehensive after reading all the reviews of this campground. Upon arrival, I was greeted by two nice ladies who had my reservation right at hand. I had to initial a receipt stating that I understand that there will be traffic noise, etc. Which is understandable since it's right along the 101 freeway. I was concerned about the 'vagrants' that I read about in previous reviews but was assured that the 24 hr. security would look out after the park. They did tell me to lock up my bike. I keep in a bay so it's not outside. Nice looking and clean park and very convenient off the 101 freeway. I would give it a 10 but there is very limited space for patio enjoyment. Actually, there is no patio, just a grassy isle between the sites. We camped here in a Motorhome.

Way to expensive for what you get. This was the "holiday" rate. Certainly wouldn't call it a "resort". Nice paved park with mature shade trees. Plenty of room for our big rig. Pool area is ok and they have a small hot tub. Lots of security roaming about as they've had problems with thefts. VERY close to Hwy 101 so very noisy. Nice paved walking path to the beach about 1 mile long. There are very few RV parks in the area, so this is about the best. Wi-Fi worked very well. Probably wouldn't stay here again due to high rate. If you are willing to dry-camp, there is nice camping right on the beach. We camped here in a Motorhome.
