We used this campground while waiting for service at the next door RV service center. It was adequate for our needs with water and electric and a place to park, but that was about it. The Wi-Fi worked intermittently, cutting out every few minutes, but restored itself each time. This was a regular occurrence on two different computers. While hooking up, be careful where you step as there is plenty of dog waste on the ground. There are many shoddy cluttered occupants on the grounds and most all of the sewer hook-ups are occupied by those full-timers. I definitely do not recommend this place for an extended vacation stay. We camped here in a Motorhome.

This is the only Canon City campground that's in town. It's right on Rt 50, across from Wal-Mart. It used to be called RV Station, maybe it still is? All the other Canon City campgrounds are up the mountain, near Royal Gorge, about 12-14 miles from town. That's why I stayed in this one. It's not fancy, the biggest issue I had is one guy doesn't pick up after his dog so there was waste lining the place. I find that disgusting. Almost everyone here seem to be here for the long term, judging by all the stuff around their rigs. All the sites are pull throughs. But, everyone was nice enough. The gal who owns it lives elsewhere and you come, park and then call and she comes to collects the money. You have a choice of w/e/s or just w/e. Verizon worked for getting online, and it didn't up the hill where the other campgrounds are. The RV park sign says Wi-Fi, but I never picked up a signal. I would stay here again. I did see a few RVs drive through and leave, so it's not everyone's cup of tea. We camped here in a Travel Trailer.

This is a great location for visiting the Royal Gorge. The campground owner was very friendly and accommodating. We have a large motorhome and had no leveling problems at our site. The campground is a bit rustic but has all facilities (although we settled for 30 amp electric) including wifi. This is an area where there are many campground choices. This campground was the most economical of those and proved to be a pleasant place to spend a week. We camped here in a Motorhome.

Nice park, friendly owners and a great place to stay when visiting the Royal Gorge. The helicopter now fly around the park. New restaurant across the street with good food. Not all sites have sewer or 50 amp. There is not much shade. The WIFI worked great from our site. There is good space between sites. There are only 2 washers & dryers. The showers & bathrooms are older with spider webs. We got a SKP discount. The water & electric only sites are $25; with sewer is $28. The highway is very noisy & busy and there is a helicopter landing across the highway & every 10 minutes a helicopter flies overhead. Very noisy place. We camped here in a Motorhome.

Great owners. We had 5 RV's and were very happy with the service. They also have some very private tent camping sites, with a porta john near by. We would certainly stay there again. They were also very pet friendly. No highway noise. We camped here in a Travel Trailer.

We stayed at the RPI rate of $8, plus $2 for a water surcharge (they have to have water hauled in). While we were there, our neighbor had a serious accident while hooking up their tow dolly. He had to be helicoptered to the hospital. The park owners shut down the office and took the neighbor's wife to the hospital in their car. When they brought her back from the hospital, they got a friend to help them extract the toad from the dolly. What a great set of hosts! The park has big pull-through sites, excellent 50 amp power, and full hookups. The only Internet access is a phone jack in the office. They charge $2 to use it. We camped here in a Motorhome.

When visiting the Royal Gorge country of Colorado, this is a great place to stay. The owners are very friendly and helpful and the park is very clean. For those who are interested in white water rafting, there is a rafting company on site. We have visited several times over the past few years with our last visit in May 2004 in a 39' motorhome. We camped here in a Motorhome.

Stopped here for an overnight after a harrowing trip through the Rockies in the dead of winter. Another park a mile down the road appeared bigger, but there was absolutely no one around to help us, so we drove back to this park. The manager came out to meet us in perfectly horrible weather, and was very nice and helpful. There was a sign out front that all sites were $15.00, possibly a winter rate. It's a nice place with beautiful views of the mountains. Mostly gravel sites. There's a very large area for primitive tent sites, but I imagine those are used only in summer. This CG gets our vote as there was a real person there actually interested in assisting us. We camped here in a Motorhome.

1.Sites were very unlevel. 2.Campground was coated with about 1/2 inch of red dust. 3.Electrical power voltage very low, would not run A/C. 4.approx. 2-1/2 miles of rough red dirt road into campground. Woodall's gave this campground a three star rating, obviously the rating was not based on personal on-site observations. We camped here in a Fifth Wheel.

We usually don't rate a park a 10 unless it has swimming pool, hot tub, etc., but this place is so nice we have to. The sites are wide, long, and very clean with nice landscaping. The Wi-Fi works great, but TV reception is not there due to the beautiful mountains you get to see from your site every day. Satellite works fine if you have it. The staff is the best ever, they escort you to your site and make sure everything is nice and clean to make your stay more enjoyable. Make sure you enjoy the nice patio with fire pit at the office during your stay. Royal Gorge is very close by and this is by far the best place in Canon City to stay when you visit the area. They are now a Passport America also. We were in site 18 and would definitely stay there again. We camped here in a Fifth Wheel.

Expensive for a large gravel parking lot but, it is very clean and neat. Wide sites that are level with good utilities and fast Wi-Fi. Some sites have a cement patio for a extra $4. Close to Grand Gorge and Skyline Drive. The real negative is the price with no cable or pool the rate is just too high We camped here in a Motorhome.

Located next to a busy road, but traffic slows at night. Open fields on one side and horses on the other. Located very close to Royal Gorge. It's about 8 miles into Canon City with lots of eating and shopping there. They have premium sites and that is where we stayed. Those sites are large with gravel where we parked and a nice concrete patio with table and a small tree for some patio shade. There is a fire pit and wood for sale at the store. Staff was super helpful when we checked in and guided us into our spot. Wi-Fi is very good and they even installed a Verizon Hot Spot due to poor coverage in this area. We would stay here again. We camped here in a Motorhome.

All I can say is "WOW!" I'd considered each of several CG's in this area, using this site and Google Aerial photos, thinking they all looked the same. Was I surprised. This owner has only been here a bit over a year and he and his son have completely re-configured the old park. He's taken out half the sites, making the new ones 40 ft. wide with beautiful landscaping and concrete pads between them. EVERY bit of the park is covered with crushed rock, eliminating the dust factor. Beautiful concrete fire rings for a superb fire experience. None of the parks here have a VZ signal, but this park has a VZ hotspot where a cellular signal can be accessed. AT&T signal works fine here. And the WiFi, well, after 5 years on the road, this is the fastest signal I've experienced and it reaches ALL OVER the park. A number of sites have nice shade trees, but most all sites allow satellite TV reception. Great views of the surrounding mountains! Just for grins, today I drove through some of the other nearby parks and now know I picked the best park in the area. BTW: when was the last time you found an owner who personally met you, led you to your site, and helped you unhook and set up camp? We camped here in a Motorhome.

This park was immaculate! Service was flawless. Nicest folks ever! Kids were welcomed. Only stayed a short night, very accommodating to our plans for late departure. Will hope to visit again someday! We camped here in a Travel Trailer.

I have been at parks where the owners are not around and the managers disappear at night, but the owners here are on-site 24 hours a day. They are very friendly as are the work campers. I can’t say enough good things about the people here. The park is all gravel with some trees but most sites are satellite friendly. The sites are 40’ wide and level, will handle big rigs and some have cement patios. Some sites also have a concrete fire ring as well as a picnic table. You have a great view of the nearby hills and meadows as well as the mountains. My biggest complaint is that they charge far too much for the few amenities they have. Verizon cell service is almost nonexistent. You can go stand next to a mobile home and get service but you might not get incoming calls at your site. There is no over the air TV and no cable TV. There is no pool or hot tub. There are two washers and three dryers in their laundry room but the owner has apparently turned off the hot water heater. He has covered over the labels on the washers so you can only use cold water. There are horses in a pen next to the campground, and they do put off the usual horse smell and draw a lot of flies. Their daily rate is $46 but you can get a Good Sam discount. Their monthly rate is $600 and there is a park within a mile that is only charging $250. I have never paid $4.18 for a ten pound bag of ice until now. I would come back in a heartbeat if they charged $30 per night, but I will not be back at the current rates. Very friendly staff. Price shown was for premium site; standard site cost less. Level site with very nice landscaping, large concrete patio and fire pit (both brand-new), but the rest of the site was pea gravel (not knee-friendly). Site was far enough back from the highway that road noise was largely muted. Close to many attractions in this area, such as Royal Gorge and whitewater rafting companies. We camped here in a Motorhome.

This campground is located just west of Canon City on US 50, approximately 10 miles. Very well kept, and arranged. Site views are wonderful. The staff is top notch. They guide you to site, help you get positioned, and even help you disconnect your tow vehicle. They are attentive to your area and even make sure your provided picnic table is cleaned upon arrival. They also have cabins to rent. We could not of picked a better campground and location. Wi-Fi is strong and free. The only caveat is cell service (Verizon) is not strong. You can use phone but at times it drifts on signal. But for the most part OK on service. They also have a verizon hot spot nearer office. We camped here in a Motorhome.

Easy well marked access off Hwy 50, just east of the entrance to Royal Gorge on the south side of the road. A work in progress, this newer park located in rolling wooded hills with a view of the mountains has potential. Clean and well maintained with nice landscaping and most sites shaded. Gravel interior roads and gravel sites with room to maneuver for large rigs. Unusual sites on gravel with concrete pads at the “deluxe sites.” Pull through sites are close with some electric connections on the passenger side of the rig. All utilities are new and worked properly. Staff was friendly and very helpful. Overpriced for the amenities: no cable or off air TV, small restroom/shower . Hwy 50 is a busy road with lots of traffic noise. Free Wi-Fi worked well. Limited cell phone coverage. Despite the quirks of the layout, it was a nice park. About the same price as the KOA without all the commotion of the KOA: water slide, go-cart track, miniature golf and tourist attractions. Not sure if I would return. We camped here in a Fifth Wheel.

Very friendly and helpful staff! Sites are gravel but basically level. Everything worked very well. A bit pricey but worth it. Wi-Fi worked very well. Several Big Rigs staying, which did not seem to have any problems. Extended our stay 1 night to see Royal Gorge and take the train trip, both well worth the $$. Park was very clean, the owners are really working to improve the park. We would definitely stay again if in the area. We camped here in a Travel Trailer.

This newly redesigned park which is still expanding has spacious level sites, large cemented patios, and attractive landscaping is conveniently located to see the main attraction, Royal Gorge, and other sights. Park roads and sites are crushed rock which minimizes dust in windy conditions. Wi-Fi is free and fast. Friendly and helpful staff. Highly recommended. We camped here in a Motorhome.

New Park that is immaculate with easy access. The owner couldn't be more helpful or friendly. He actually helped disconnect and reconnect my Toad. Good location for satellite TV and had good WiFi. Also has a fire pit by each site. I'd definitely stay here again and spend a longer time. There are a lot of activities in Canon City and the RV park has all the literature. We camped here in a Motorhome.

We highly recommend this RV park. The owner and caretakers were very accommodating and polite. The restrooms were some of the cleanest we have seen and the cement pads next to the sites were a great addition. We will definitely stay here again. We camped here in a Fifth Wheel.

I agree with the last review. We are full time and really appreciate the extra effort made by the owners and camp hosts. The park has just recently been renovated into a resort (absent a pool and hot tub). The sites are wide with full length concrete patios, even for the big rigs, with nice landscaping separating the sites. Wi-Fi reception is excellent. Cable is not available in this area, but there is a nice lodge available with large TV that has Directv. We camped here in a Motorhome.

Restrooms & showers were okay. The site was long enough and hard ground. Took a lot of effort to get the coach level. Access to the sites was okay with gravel roads. The entry and exit to the park are a little tight. Quiet park. Had problems with billing, partly because we change from staying a week to 2 nights. Stopped over weekend, needed to get inverter fixed in Colorado Springs on Monday. We camped here in a Motorhome.

We intended to stay just one night on our way to Yellowstone. However, we enjoyed the area so much that we extended our stay to 3 nights. The staff was most helpful and friendly. The campground is pristine. Each premium site has a very nice patio and fire pit with pretty landscaping. We definitely recommend this park to anyone looking for a nice, quiet place. It is one of the best we have ever stayed at! We camped here in a Motorhome.

This is really the nicest park in the area, and we looked. Excellent facilities, new hook-ups, good electrical service and excellent Wi-Fi. AT&T cellphone and air card worked fine. Owner has gone to a great extent to make this the premier RV park in the area. Beautiful views of the mountains and sunsets. Close to major river float companies and the Royal Gorge. Clean, neat, well laid out sites, particularly the premium sites. A few native trees, but the owner has planted several trees that should provide more shade in the future. This park is probably aimed at the higher end user, although there are some nice play areas for the kids. Nice area for walking your dogs, with doggy bags provided for free use. I understand the owner is going to install a new dog run. Fairly quiet although Highway 50 runs right in front, and it is busy most of the time. A couple of nice golf courses in Canon City if that's your interest. We really enjoyed our week long visit and will definitely be back. We camped here in a Fifth Wheel.

This park has new owners who have widened the sites to 40 feet, put in concrete patios, with tables and fire ring, and carefully manicured gravel roads. There is landscaping and some mature trees. This area is arid, so grass is scarce. They are in the process of creating more amenities. They allow no tents. We enjoyed our stay and can recommend it heartily. The area is rich in activities and the views of the sunsets magnificent. We camped here in a Motorhome.

Overall their improvements have been top notch. They now offer "Premium" sites with concrete patio's, landscaping and a fire ring. AT&T cell service is reported as OK. Verizon is not available. Wi-Fi is good all over the park. Close to US 50. Campground is 6.5 miles West of Canon City as are all but one of the listings for Canon City. Keep a sharp eye out for the park signs particularly coming from the West. We camped here in a Travel Trailer.

This new owner has made lots of improvements to this park and is in process of making even more. We are staying a full month. The level and roomy spaces with a fantastic view of the mountain make this an ideal spot if you want to make it your base to take day trips in this part of Colorado. The bathrooms and showers are always clean and neat. The owner and staff are friendly and helpful. They assist with suggestions for places to visit. We think this is the best RV park in the Canon City area for us. We camped here in a Travel Trailer.

This campground has been purchased by new owners who are already transforming it into a much needed, higher end park. We stumbled on it after leaving the campground down in Canon City due to its lack of amenities and unkept surroundings. (We checked out most of the others too, and found the comments here about them pretty accurate. Especially the one about the park with all the "rules" and speed restrictions being adhered to so strictly.) We weren't sure Mountain View was open until we drove in and saw some other rigs parked and were motioned to the rear of the park by the new owner. He greeted us warmly, asked us to pick out any open spot (we opted near the office since, just for the moment, it's the only WiFi friendly area in the park). We stayed for a week and had a great time. The owners couldn't have been more accommodating, and it is clear they intend to turn this into the area's nicest RV park. It also happens to be the closest to Canon City (about 6 miles from town). Right now, be aware that there is no local TV reception, and the cell service is spotty. The owners tell us they're working on upgrading everything possible, so these things will change as they continue to work on it. Now, they are concentrating on leveling the pads, pouring concrete, planting trees and shrubs, and improving the infrastructure. We plan to return to the area next summer for another visit and are looking forward to all the improvements. For now, we would recommend this park above all the rest in the area, even without the improvements. We camped here in a Motorhome.

This was a nice quiet park; seems to need some TLC, but we were very comfortable here for 4 nights. No one seemed to be "minding the store," but after calling the phone number listed, the owner (?) came around later and gave us time to settle in before collecting. LOTS AND LOTS of neat things to do in this area. We would go back in a heartbeat. The cafe is closed, but didn't matter to us as we prefer to eat in our own kitchen anyhow. We camped here in a Motorhome.

Rate is based on a one week stay, which we enjoyed thoroughly. The owners are wonderful people, and the views are spectacular. This was a good spot to explore the area from. We camped here in a Fifth Wheel.

Very nice park. Under new ownership with a very friendly staff. Almost level gravel sites, only used 2" under tires to level. Nice views of mountains, near the gorge area. Great food at JJ's Cafe that is part of the park. Laundry, showers and rest rooms very clean. We would stay here every time in the area. We camped here in a Fifth Wheel.

We stayed here in April for 3 nights. The name of the park is changed to MOUNTAIN VISTA now that the previous owners had repossessed it. We had actually stayed here a few years ago, and the couple is very friendly. The park is old, but in very good condition, and the bathrooms are the cleanest we've seen. They have a cafe onsite that serves great breakfast, too. We camped here in a Fifth Wheel.

Older campground, not very well designed. Sites are very close together and right off the highway. Campground was clean and sites were pretty level, the manager was very friendly. We camped here in a Motorhome.

Park is on a major highway 50 going through Colorado. Sites are nice and some have trees. Bathrooms are old but clean and kept up. Two washers and two dryers. Beautiful area close to Royal Gorge. Better priced than RV parks real close to Gorge. We camped here in a Travel Trailer.

We booked a 20 day stay at this campground based on the review made in May 2006. In no way could we rate this RV park any higher than we did. The only pluses are the friendliness of the owners and staff and the location between Canon City and the Royal Gorge. The campground is old and the new owners are doing all they can to improve it. But still, the sites are long, but much too close together. If the park had been full, it would have been awning to awning except for a few sites. The park is clean, but there is no landscaping, just dirt and what would grow naturally. Some sites are shady, some are open and roof-top internet satellite dish friendly. New gravel for the roads kept down the dust and new picnic tables replaced the old ones while we were there. A few sites have 50amps. We are full-time RVers and stayed here for the 20 days only because the park was not full. If we return to the area, we would select another park. We camped here in a Motorhome.

We found this park a nice and quiet place to be. We have stayed here in the past. New owners now but its improving. Free Wi-Fi. A great little spot. It's convenient to the Gorge and Canon City. We'll be back again I'm sure. We camped here in a Travel Trailer.

This park has it all. They have cabins from $40-65/night. Fantastic full service cafe on-site. They offer Good Sam 10% discount and Escapees 15% discount year round. Sites are well established on gravel and can accommodate any size rig. They have extended stay sites. Almost all sites have clear view for either TV or Internet Satellite service. Lots of activities in the area. We camped here in a Motorhome.

The staff is friendly. The park is tight to get into and tighter getting out. Roads and sites are gravel with weeds mixed in. The site that we had was not level, had a slab with table, and fire ring with benches. All needed attention. Power, water, and cell (AT&T) were good. Resort needs lots of TLC. We would look elsewhere next time. We camped here in a Motorhome.

It says shade sites available, well the trees I saw would not provide much shade. Sites were big enough for the tow vehicle. Wi-Fi worked great. No phone, well at least not Verizon. I think AT&T works, but he let me use the house phone to make a phone call, so that was nice. Verizon works in town which is 10 miles away. We camped here in a Fifth Wheel.

Great park for Kids. Lots of activities for them. The pull-throughs are very close together though and not very level, at least for the site we stayed at. The store is well stocked and the staff is friendly. Very close to the Royal Gorge Bridge. I don't think I would stay here again if I don't have the kids along. We camped here in a Travel Trailer.

It is difficult to rate this campground because its value depends on who you are and where your spot is. It wasn't our cup of tea, but most people there were thoroughly enjoying themselves. There aren't really any trees to speak of, though some spots are nicer than others. Dust and wind are pretty constant. However, it looks like it might be a great place if you have children with you, but do keep them slathered with sunscreen as there's no shade anywhere. You will also be taking them to the showers frequently to wash off multiple layers of dust. We camped here in a Motorhome.

This is our second visit to this resort and it will not be our last. Park is very clean and laid out really well. It is VERY family oriented with tons of stuff to do for the kids. Between the playground, splash pad and jump pillow our children were not bored! This resort has the best store we have come across in the entire state and the staff is extremely helpful. We will definitely be back again. We camped here in a Motorhome.

Stayed the Memorial Day weekend here and really enjoyed it. The site was gravel and wasn't quite level, but was close enough. There was a nice wooden picnic table and a fire ring which were all in good condition. The people were very busy but helpful and got us checked in quickly, then we were escorted to our site. The water, electric and sewer were all in great shape and everything worked perfectly. Note they don't have cable TV and we were unable to get any TV stations, but we didn't come here to watch TV anyway. They had a water park and big play area for the kids (although we weren't traveling with children), but this would be a great place for kids to play. The only reason we didn't mark this a 10 was because there were long term or permanent rigs throughout the park, many with a lot of 'junk' around them, which really took away from the RV resort atmosphere. They have a nice store and now have a small selection of beers, wines and liquor which is nice if you run out as the nearest town in about 8 miles away. Road noise was not bad and we recommend this park to be near the Royal Gorge. We did note that the other parks nearby were not nearly as full as Prospectors so this must the be good park to stay in! We camped here in a Fifth Wheel.

Can't say enough nice things about these guys! We've been a monthly resident for several months (our monthly rate was $300/mo, so that's $10/night - it wouldn't let me skip this information). If there was anything that we ever needed, they would certainly help us with it. Even came out in the snow late at night when we'd come in from a long outing to make sure we have everything we need, and let us know if there were any problems that we needed to know about. Truly terrific people. It's big rig friendly (we're 73' nose to tail), though the sites are not really super long, it all worked out just dandy for us. We will definitely come back whenever we're in the area! We camped here in a Fifth Wheel.

New owners. New name is Prospectors RV Resort. Clean, well maintained park. I was escorted to my site. Large park with an area to meet a variety of needs. Kid friendly with a variety of activities. Clean restrooms and showers. Very little road noise at night because of rural setting. View of Royal Gorge Bridge from front of the park. Mountain views all around. Gravel roads and gravel sites. Good Wi-Fi signal. Friendly and helpful staff provide information and knowledge of the area. Will stay here again when I return to the area. We camped here in a Travel Trailer.

We stayed here to explore the Gorge and Canon City. The park was a fairly average park and acceptable for a couple of night stay. Several full time residents scattered through the park. The 50amp service was in a newer section of the park which had no shade. We stayed in an older site with some shade and only 30 amp. The park was not as well kept as most and had tree limbs overhanging the roadways that rubbed on the sides of our motorhome. The restrooms were not well cleaned in the section that we were in. Lots of tent sites. This was formally a Yogi Bear park and had several kid type attractions that cost extra. Among them was metal go cart type buggy's that kids were using to roll down the gravel roadways. They made a lot of noise and after several hours, became a bit aggravating. Park maintenance needs to be stepped up. We camped here in a Motorhome.

Appears to be one of the nicer parks in the area. Has a distant view of the bridge. Had to run water heater on gas to maintain reasonable voltage. This is a big park with lots of walking area. The pool was clean and the kids liked the putt-putt golf. The sign said that the new management was making lots of upgrades in the coming season. There were some signs of activity in that regard. Would definitely stay here again if visiting the area. We camped here in a Fifth Wheel.

Can you say "off season"? Of the 90 spots, I think we were one of 3 people there for the two days we stayed. We saw the train and the bridge. This had some pretty windy roads and some of the them steep. My vehicle is small, but I would get worried for the big vehicles in some places. Saw the host at the very beginning and that was it. There wasn't much else to do there. Was an OK stay, seemed a little pricey, but I would return if I was back that way. We camped here in a Motorhome.

We checked three parks in the area before choosing this one. (KOA & Royal View were the other two). The pool was clean, the people were friendly. They have lots of thing to do, especially for the kids. Pool, tether ball, basketball, mini golf, and a playground just to name a few. The sites were slightly closer together where we were, but other ares of the park were spaced better. It's dusty, but so are all the other parks. We'd definitely stay here again. Great park and great service. The staff was so nice and accommodating. The haunted house was the best we have ever seen. Would recommend to anyone with children. We camped here in a Travel Trailer.

We stayed here during one of their special Halloween weekends. They had great activities for the kids - trick or treating through the camp ground, a haunted house (started at 7:00pm with the lights on for younger kids and at 7:30 they turned the lights off for the older kids) and a haunted hayride. Our 12 year old went through the haunted house twice and said he liked it better than the professional one went went to last year near home. The haunted hay ride was a ride on a flatbed trailer (no hay) pulled by a tractor. It drove through the campground where they had several employees set up at different areas to scare the riders. Everyone we saw really enjoyed the hayride. They also had a site decorating contest where the winner would receive one of there nights camping for free. Some people went all out and the decorations were something to see. The area was well kept and very scenic. There were few if any trees around the 50 amp sites but the rest of the campground was well treed. The sites are gravel but the premium sites have a cement pad under the picnic table and a standing BBQ grill. The restroom facilities were older but were clean. There are plenty of activities to do in the surrounding area. This is a very family friendly camp ground (especially on the weekends when they have their activities) and are also pet friendly. We would have given this camp ground a 10 but you do get a little highway noise in the sites up around the 50 amp sites but it is not bad. The treed sites are probably quieter. We will definitely camp here again. We camped here in a Travel Trailer.

The setting of this park is very scenic. Grounds are kept clean and employees are friendly. We were in one of the up-front sites and found it quite nice. Wi-Fi was included in price, but signal was pretty weak. We also found that we had no cell phone service (Verizon) in the area. We arrived a day late due to mechanical problems. Not only did the owners let us changes dates without penalty, they volunteered a $9 refund since our original arrival date was a holiday. Overall, very pleased and would stay again. We camped here in a Motorhome.

Spent one night here. The campground seems pretty nice, not a lot of shade. It would be a good place to stay if you were wanting to do some river rafting or visit the royal gorge. We camped here in a Travel Trailer.

What a beautiful campground for a reasonable price. Hilly and picturesque. Great sites, many seperated by hillside (many of the sites must have been dug out) and natural landscaping. Beautiful view and great location. Nice playground and pool. We used the outfitter next door to raft the Royal Gorge/Arkansas River. It was awesome. Our site was level, but I wouldn't be surprised it some weren't given the hilly terrain. We camped here in a Tent Trailer.

This was our first KOA - actually our first commercial campground, as we've always stayed at state parks and national forest campgrounds. So while we like the rustic wilderness, trees and privacy of NF campgrounds, we wanted to try the conveniences of an RV park. The sites were close together, with the back of our camper about 3 feet from the slide out of the camper behind us. At least we did have a tree in front, and no one in the spot in front of us either. The pool was run-down, with weeds growing up around the fence, cracks in the concrete, etc. Our kids (7 mos & 2 yrs) loved the pool, but I was concerned about its cleanliness. The water was cloudy, with numerous bugs & other floating debris. Worst of all, there were large sticky orange spots on the walls and steps, and when touching them, the "goop" transfered to one's skin. I am unlikely to camp there again. We camped here in a Travel Trailer.

We (family) were expecting a lot, because there is a nice description at the "Directory of KOA." In fact there is a big slide and a park, but everything seems old and used. The pool is OK. The campground is dusty and very uneven. Our bench was old and kind of ugly. They have some patio sites, they do look a little better. The "Royal Gorge" is worth a trip. There´s a park around the bridge, it opens at 10 a.m. (RV parking possible). You have to pay an entrance fee ( $ 24,- for adults). It´s nice for adults and kids and worth the money. You can cross the bridge by tram, feet or car (no RVs), do several rides, watch a movie about Royal Gorge, eat and shop etc. We camped here in a Motorhome.

The rate reflects a 10% discount for KOA card. The sites are very close together and look like they are not cared for. The staff was rude. When we spoke to them about some of the issues we were having with our site, it was obvious they could care less. There was no cable or local tv, wifi was very weak, all roads are dirt and mud, and the attractions looked run down. The bad rating is a result of poor grounds and a rude staff who wouldn't help us as they were too busy arguing about internal KOA issues in front of us. It was too much money for the service we received. With all of the other great parks in this area there is no reason to stay at this location. We camped here in a Motorhome.

Great location and great views. There are some attractions near by for the kids and the campground is quiet. Basically it is a huge grass field with hookups. A picnic table and propane grill is at most sites. This is a good place to spend the night after a day of rafting or sightseeing. Overpriced as most KOA's are but a helpful staff and a well equipped store with reasonable prices, help offset the site price inconvenience. We camped here in a Motorhome.

We rated this campground as "fair". It sits in a great location near major attractions such as the Royal Gorge Railroad, Royal Gorge Bridge and Buckskin Joe's. Campground is a little run down in comparison to the website. Sites are fairly level, but all are gravel and close together. Trees were small and very sparse with little to no shade. Lots of dust and very dry. Electrical power is adequate, but we did trip the breaker box once with the A/C and the microwave on. Water pressure varies from low to medium pressure. Wi-Fi worked well from our site #39, but we were close to the office. Pool was clean, but no hot tub. Office small, but well stocked. There is a go-cart track and a large slide along with an ice cream store on site. These attractions were looking rather run down. There are also horse stables on site. Scenery of the mountains is great, but the wind can come up suddenly and usually does in the afternoon, don't leave your awning unattended! We did notice some recent improvements such as semi-patio sites with bbq grills. All sites have new tables, but no fire rings. We camped here in a Travel Trailer.

Can't remember the exact price now, but I think for two nights it was somewhere between $90 and 100. Other than our site being very unlevel, the campground was OK, except that the driveway lanes were way too narrow. When we mentioned our difficulty getting in to the owner, he got really mad and told us he would refund our money and that we should leave. It was hot, we were already settled in, and my husband was too tired - otherwise, I would've been out of there in a heartbeat, no matter how hard it would've been to find another place on a Friday night! The owner is the reason for the "1" rating and why we would NEVER even consider staying at this campground again and cannot recommend it to anyone else!! We camped here in a Motorhome.

Since we stayed here with a caravan, I don't know the nightly rate. Very clean park. Good Wi-Fi but no antenna TV reception. Would rate it a 9 or 10 if they had cable TV. Close to Royal Gorge. Canon City is 12 miles away. Friendly staff. All gravel sites. Would stay here again. We camped here in a Motorhome.

This is one of my favorite RV parks to visit. It is far enough away from Hwy. 50 that road noise isn't much of an issue. The sites are clean and well kept. There are plenty of trails to hike inside the park and there some spectacular views of the Royal Gorge from some of the sites. The park itself is quiet, the owner friendly and hard working. My wife and I have stayed here for several days two years in a row and I have been impressed each time by how hard the owner works to make the park a great place to visit. I enjoy the park not just for the trails and the peace and quiet, but for the wildlife. In addition to an occasional elk that wanders through there are a number of species of beautiful birds that enjoy the park's trees and bushes and sing all day long. If you're looking for a quiet, well kept park where you can relax and watch the rock walls of the Royal Gorge change colors as the sun sets, this is your kind of park. We camped here in a Motorhome.

We will not stay here again. The staff was unfriendly and rude, you have to pay for showers, and we were charged $4.00 per person per day after the two of us. We paid for premium sites and we were told we would have a night view of the Gorge. We didn't have this view until our last night when all the motor homes behind us left. We have been rv'ing for years and we didn't appreciate being talked down to and loaded down with rules. We are over 55 and know the rules!! We have never paid extra for family members or for showers. It was quite a disappointment for such a nice campground. We camped here in a Motorhome.

Very clean and plenty of things to do. Close to the Royal Gorge and Canon City. Read several of the reviews of the hosts being rude but did not have that experience. Did see them get angry at other people, but that was for not following the rules (diving in a shallow pool). If you feel the need to speed though the campground or disregard the safety rules clearly posted at the pool, you should probably stay somewhere else as you will get put in your place. As mentioned before, they strictly enforced 5mph speed limit; keeps the kids safe and the dust down. Will camp there again. We camped here in a Travel Trailer.

We loved our stay. The park was quiet, friendly and well kept. We noticed some down grades by others because of rules. The one rule we liked was the 5mph. This kept down dust in the park. The others were in place to avoid problems and to tell parents to not just turn there kids loose as we've seen in other parks. We will return without question. We camped here in a Fifth Wheel.

Unless you have "perfect kids and pets", I would give this park a pass. The hosts were unfriendly, unhelpful and super rude. The hosts gave the impression of instantly disliking us. We spent the entire week trying to avoid them so as not to give them reason to kick us out. Husband had to listen to a 15 minute lecture on the rules which sounded more like the reasons we are looking for to kick you out while the rest of us were stuck outside waiting in the truck. We were afraid to let our kids have fun and have our dogs walk past other dogs. To keep this short, I would only recommend this park to couples without kids, dogs, or barking dogs. We stayed 4 nights and were very pleased with the accommodations. We had a nice long pull-through with 50amp. The park is very clean and well maintained. The owner went out of his way to help us with sightseeing information and discount coupons. It is a very quiet park back from the road, with a nice view of the Royal Gorge bridge and surrounding mountains. They are very strict on pet owners who do not leash and clean up after which I was impressed with. I highly recommend this park. We camped here in a Motorhome.

Really enjoyed our stay over Memorial weekend. The place is immaculate and they have some electric only sites in the trees (called "deluxe tent") that were perfect for our popup. I doubt we will ever see cleaner bathrooms and showers. I know some reviews have commented that the owners seemed rude, but that was not our experience at all. They did go over the rules and were probably not the type of folks you'd invite over for dinner, but that really didn't matter. Their park is beautiful and we will stay here again. The only holdout to a 10-star was the WiFi was sketchy, (however cell signal was good.) We camped here in a Tent Trailer.

We stayed here for 10 days and really enjoyed it. We were here before the park was ready to open but the owner welcomed us anyway. We were in town to see our boy who was going to school in Canon City. Todd went out of his way to make us feel welcome and see he sights. We would stay here again. We camped here in a Motorhome.

We camped here to visit the Royal Gorge area. After researching the area, we found the price to be one of the more reasonable. When we arrived, we were told that any unit over 34 feet must pay an extra $3 per night for a 50 amp site; there was no option to have a 30 amp site. On 2 of the 4 mornings we were here, our surge protector shut off our electric due to low voltage. We had a nice pull-through site with free Wi-Fi, but it was extremely slow, about the same speed as dial-up. The campground was very well maintained and clean. All the sites were gravel. The pool looked nice, but was closed for the season. We camped here in a Fifth Wheel.

We stayed here while we golfed the Four Mile Ranch Golf Club. It is a well run campground and the management was very competent. The restrooms were some of the cleanest I have seen. The showers use tokens: 1 token for 7 minutes cost $1. The entry road has fence posts which every 50 feet or so in the middle and sides which creates a narrow pass through. I guess they do this to control speed. We would stay here again. You can see the Royal Gorge Bridge really well from several places in the campground including one of the hiking trails. The putt putt was fun and there is a fenced dog exercise area. There are some good tent camping sites available as well. We camped here in a Travel Trailer.

Rate reflects Good Sam discount. There are many campgrounds in this area, but this is one of the nicer spots. The campground is very quiet, set well back from the highway. The sites are nicely sized and reasonably level. There is neither cable TV nor off-air TV available, but not a big deal for us. The pool has some issues. It appears that there has been some frost-heaving of the pool and concrete, which broke some of the underground pool piping. Instead of jack-hammering the pool deck to properly repair the problem, the owners have 'cheaped out' and completely sealed off two of the skimmers, and run under-sized surface piping to the remaining two. The result is that the pool water is murky and the pool walls are somewhat slimy. Too bad, this would get a top notch rating otherwise. We camped here in a Fifth Wheel.

Boy, we are very sorry that we didn't read the reviews about this campground. We certainly wouldn't have wasted our time or money. The owners are extremely unfriendly and controlling. The LONG list of rules is read to you like you are in elementary school. The only thing missing is the owner asking you to memorize the rules. It took fifteen minutes to check in and over half of that was about the rules. Don't do this: over and over. We should have left then and gone across the street to Prospector's RV Park. Every time we drove by Prospector's our kids wanted to go play there on the bounce trampoline, sprinkler/water play area. (We ended up going over there and paying to use some of their facilities (pedal cars, pool & trampoline) so the kids could have fun.) Royal View campground is not kid friendly. The pool is freezing cold, Wi-Fi is available if you have 20 minutes to log on just to check your email. The minature golf took the kids 10 minutes. The kids have to be with you at all times and don't even think of breaking the rules. A family next to us was kicked out by the police because the owner felt they were being disrespecful. Save your money and stay across the street if you have kids or pets. We camped here in a Travel Trailer.

Management was not friendly and downright rude. Too many rules for a small campground, found it hard to enjoy because of all their rules. They went as far as calling the sheriff due to rules being broken. Sites were graveled and nice, restrooms were clean. Pool was extremely cold and mostly closed due to weather that we could not see. Booking Fees Held Hostage and $50 Nuisance Fee were the first indicators that this may be an unpleasant place to stay. Shortly after booking and paying for a premium site online for a 2 night stay, we discovered that there were wild fires in the area that had actually resulted in closing this campground down. So we immediately attempted to contact the campground in order to cancel our reservation. After two or three days, we were finally able to get in contact with the owner. He told us that he could not guarantee that the campground would be open for the days that we had booked online, that he would not refund any of the prepaid camping fees, that the wild fire was out and the swimming pool was blue. So we decided to go ahead and stick with our original plan. The campground did reopen just in time for our stay, but the wild fire was not out; it was only "contained" with many areas near the campground off limits and patrolled by troopers. Needless to say, use of the fire ring, which was the distinguishing feature of our more expensive premium site, was banned due to the still burning wild fires in the area. And this camp "resort" charges you to use their showers. When we arrived, the owner made sure to reread most of his overzealous rules back to me. His rules included a provision to charge a $50 Nuisance Fee and ejection from the campground without refund if we broke any of his rules. These rules included a 5 mph speed limit along an empty quarter to half mile gravel road from the main road to the camping area; no child 17 or under in pool without a parent/guardian; no unattended pets; no pets with bad manners; no leaks; elbow attachment required for sewer line; etc. The owner takes these rules very seriously and in talking with another camper, I found out that the owner's wife had actually chased down one camper to their campsite and chewed them out for going a little over the speed limit. The owner had made a point about the pool being blue when we attempted to cancel our reservation and it was advertised as a heated pool. Unfortunately the owner kept the pool closed most of the time and pointed at the clouds in the sky as his excuse to not open the pool. We did finally catch the pool open on the second day and it was a disappointment. The heated pool with the blue water was very cold and the water was cloudy. The wireless signal was almost non-existent at our site and was so slow as to be almost unusable where there was sufficient signal strength. The owner said that internet access was via his satellite dish which had minimal bandwidth. He explained to me that when you fly you may get "free" peanuts, but some folks are still be upset if they can't get crackers. So I guess he thinks of his "advertised" wireless internet access as a "free" service to the campers and we should not complain if it is too slow to use? If a feature is advertised, then the cost of that feature is built into the price and is not free. The pet area had a dead rat in it. The miniature golf greens had rocks scattered on them. All of our complaints can be resolved with new management or a new management approach. It is extremely rare for me to post a poor review, but this experience was a very ugly blight on our family vacation. Overall and excluding the management deficiencies; the campground is nice, clean and has plenty of amenities to keep the children busy. We camped here in a Motorhome.

Park is off the highway, so no road noise. Has a distant view of Royal Gorge bridge. The driveway has large rocks spaced along the center, which makes for a tight fit when driving in. Road/sites are gravel. Site spacing is narrow. Staff was friendly, laundry was clean. Water and power was good, cell (AT&T) was weak. We would recommend this park. We camped here in a Motorhome.

This is a royal gouge at $35. No cable TV, no TV signal, no Verizon service and the space is barely flat enough to level. No room between spaces. I would look for a better park in the area. We camped here in a Motorhome.

As stated in the earlier review, there is no Verizon phone service available. From what we noticed in the week we were in the Canon City area, this park is by far the best. The manager was constantly working in the park making improvements. Depending on your site, a minimal amount of leveling may be required. There are so many things to do around Canon City (don't miss the gold mine in Cripple Creek) we were sad to cut our visit short in order to move onto Fruita, CO to have cell phone service (wife still works). We would definitely stay at Royal View when in the area again. We camped here in a Fifth Wheel.

Clean, friendly campground. Sites good size, level & have nice views of the mountains. Owners very friendly & helpful. Verizon Air card worked well, however no Verizon cell service or TV service. Lots of things to do in the area. Owners putting in a lot of work on grounds, setting up activity areas,etc. All sites nicely raked gravel. Nice hiking trails on grounds with views of Royal Gorge Bridge. Stayed 2 nights, will stay again. We camped here in a Motorhome.

Selected this RV park based on reviews here and proximity to the Royal Gorge. RV park site stated level sites but they were far from level. Since we were here off-season we requested a premium site based on the rate of $28 (site said $23 but that was incorrect when I asked). I didn't see any difference between the regular and premium sites other than the premium sites were at the end of each row thus affording a view of the canyon, hills and the Royal Gorge. The owner was very strict but we didn't have any problems. Would stay here again. We camped here in a Travel Trailer.

My experience at Royal View Campground was absolutely miserable. If you are thinking of camping in the area of Canon City, don’t stay there. Unless you want to be lectured to, have the rules read to you after you just read them (like you are a child), even get yelled at for minor offenses like having your pet on a 10 foot leash instead of a 6 foot as specified in their rules. The owners have the property up for sale, and you can tell by the poor customer service they are just plain burned out. We camped here in a Tent.

We were a little hesitant to stay based on previous reviews but were glad we did. This a fabulous RV park of the high side of gently sloping hill with fantastic views in all directions. The sites are gravel, well maintained and clean. The park is undergoing some significant upgrades but not in the camping area. Now the hosts. This is a park in a major tourist area and the staff is very busy. We had no problems, in fact they were more than courteous, BUT if you are the problem. You will have a problem. The park's owner saved us more than one night's camping charges with discounts and directions to off the path area attractions that most others miss. We will highly recommend this park to others. We camped here in a Travel Trailer.

Overall park is very good; however, internet access is poor (connection to Wi-Fi hub @34MB/s; however, little or no bandwidth to internet available.) No cable or local TV reduce the overall score. Confirm comments regarding staff; however, this is to benefit campers like us without pets or children. Facilities are clean and well kept. Site was 15 level within 6" with left to right fall. Do not expect a refund if you change your booking. The rules were made very clear. We camped here in a Motorhome.

I agree with the previous review. That owner was obnoxious with his rules, and it made our outing less fun. Camping isn't just for old people,and they like to see families having fun. We couldn't let our 16 year old be at the pool alone with his friend? Get serious. The only worthwhile tip is this- send one member of your party to the royal gorge before 9am, and get your early bird tickets for ten dollars, you can go whenever you want during the day, and it saves a ton of cash. Now you all have that tip too, and you don't have to put up with that guys rudeness. We camped here in a Fifth Wheel.

We had a premium site which was more than adequate for our motorhome. It was clean, had a unique look and an amazing view. The grounds were crushed rock, 1-2 shade trees per lot with plenty of space. We were thrilled to be in Canon City for our family rafting adventure. Unfortunately the campground is NOT family or kid friendly as the owner has created an atmosphere which is extremely rule bound and tense. I wonder if the previous reviewers that rated this campground so positively had children because the owner clearly does not have any or do they like them. When myself and our family friend checked in (all kids and spouses stayed quietly in campers), I felt like I was being disciplined by a strict principal in that we were read a list of rules and told we would be 'talked to' if we did not comply. In addition, the owners girlfriend felt the need to tell us that our children are our responsibility and not to expect any childcare while we went rafting. I think my jaw fell open and I wasn't sure if she tried to make a joke. It is very difficult to read faces that show no emotion. She was very serious and I only wish I could have replied with a comment but I was so shocked and insulted by the stupidity of that statement. It is very disappointing that a campground with great potential be restricted by such unfriendly and inflexible owners. In fact it was more than disappointing to have travelled over 1100 miles, to our furthest point south, to be greeted in such a rude manner. We have camped in many campgrounds and never have we met more unfriendly hosts. We camped here in a Motorhome.

Price too high for a campground that offers so little. The pool was the only thing going for it yet did not have enough water to let the skimmers get rid of bugs. Customers do that themselves. There was no TV, the internet useless. The owner gave the usual, "there's nothing wrong with it, I use it every day myself." To add to this, our cell phone with zillions of little people running around to keep up the connections, had no service. Overall, I wouldn't stay there again. We camped here in a Travel Trailer.

I agree with the previous review. Overall, a nice campground, if you don't have to interact with the owner. He is ex-military, and it shows. Very abrupt, not at all friendly, let's everyone know he's the boss. He brags that he "runs off" anyone he doesn't like. Wi-Fi was so slow it was unusable. We would look for a friendlier place to stay. We camped here in a Motorhome.

Overall nice CG. The owner is a little short on his responses. WiFi is not usable in all of the sites in spite of what the owner thinks. The data rate is very slow and very limited. Also my website program indicated that all 500 files needed to be updated from the laptop after I had updated 5 files. Something is not working correct from this CG connection. Also there was no Verizon access along this area of route 50 (major truck route) or in the CG. So forget about aircard access. We camped here in a Motorhome.

The sites are all gravel, very close together and not entirely level. The fellow that checked us in was pretty short with me, but didn't quite cross the line to flat out rude. Fortunately, we were tired and just needed an overnight place to camp. There is a nice fenced in leash off dog area that our pooch enjoyed. If we're back in the area sometime in the future, we'll probably try another campground. We camped here in a Motorhome.

Wow! I am surprised by the comments on Royal View Camp Resort. We camped here in May 2008 & the proprietor was one of the best campground owners I have ever met. He just runs a tight ship. He lives here, it is his home. Would you want someone to come to your home and disrespect your grounds? We stayed here 2 weeks and he was very helpful, friendly and kind. Invited us to his Memorial Day Crawdad boil with his family! Wonderful folks! I would stay here again as the owner made us feel like family. It is the cleanest campground in that area. The owner is a very, very hard worker and takes pride in his campground. We camped here in a Travel Trailer.

We visited this campground looking for a good RV park for our 43' motorhome. We did not stay here because the manager (we'll call Mr. T) was so rude, unfriendly and acted like he was so "disgusted with the world," we had to walk out. We also were told he (the park) has a Very Strict Cancellation Policy of 15 days cancelling. Watch out if you decide to cancel within the 15 days! He's unforgiving! On the flip side: This is the nicest park in the Canon City area. Most other parks only have 30 amps, no shade and unlevel sites. At least at this park, there's some shade and full hook-ups with 50 amps. So if you don't care about his attitude, then this is the place to stay. We camped here in a Motorhome.

Looks nice, but the sites are too close together, and the trees need to be cut back. My sight (#1), a premium site, was so off level that my leveling system couldn't get the coach level. The Wi-Fi was so slow it was almost useless. The connection was good so the problem must be with their ISP. With only one TV channel available, this place really needs cable TV. We camped here in a Motorhome.

Todd and his assistant Gay were more than hospitable. They always made sure we were taken care of. Todd is working very hard on many camp projects to improve on this very special place. Many things to do and see from this area. Highly recommended! We camped here in a Fifth Wheel.

Redone 2 years ago. Sites are larger and more accessible. Roads are vastly improved. The sites are much closer to level than they used to be. Wifi works great. Sprint cell service. Nice, open feel. Very clean. Friendly personnel. We camped here in a Motorhome.

Road from Hwy. 50 to campground and all roads in park plus sites are good gravel. Sites were close to level, wide, and long. WiFi was free. Sites in front are all new with new hookup's. View of mountains was great. You are very close to Royal Gorge. Canon City is 10 miles away. No road noise here. No cell phone service, no TV channels. New owners are working hard to make this park a great place. One of the better park we looked at near Royal Gorge. We camped here in a Motorhome.

Sites were clean, swimming pool needs a lot of attention/cleaning. Views were spectacular. Had to leave 2 days early due to a family situation at home. Even though the sign says no refunds, owner gave us back a partial (48%) refund. Close to most attractions. We camped here in a Fifth Wheel.

We stayed here for one night on the way to Gunnison on Highway 50. It was easy to get to and in a lovely rural setting. The sites were a little uneven. Satellite TV worked good at our site (we requested a site for it) but our Verizon phones were "No service" so we had no internet access or cell phone use. However, a quick trip back into Canon City provided us with a signal. We might check out the other parks in the area (they all looked nice) to see if they had cell phone service. Otherwise, we'd stay here again for an overnighter. And the price was sure fair. We camped here in a Motorhome.

This is a Passport America park. You have to drive 1/2 mile down a dusty road from US-50 to the park. Interior roads are gravel/dirt. Sites are gravel/dirt and most are not level. The sites are narrow and have trees, but are big enough for a big rig with slides if you dont mind your neighbors being close. Maintenance was minimumal. We would not stay at this park again. We camped here in a Motorhome.

I actually CRIED when we pulled in to this camp ground. RUN FAST AND FAR!!! It looked like something from an old western movie set. We spent so much time planning out this great family trip, only to pull in to this HOLE. It was a nightmare to maneuver with a 31' motorhome. It just gave me the creeps. We forfeited our deposit etc and relocated to another camp close by. We camped here in a Motorhome.

Campground was overpriced for the condition of the campground. They needed to do a lot of clean up work and the visual appeal was poor. We would probably not stay here again. We camped here in a Fifth Wheel.

Rate reflects Passport America rate. This is the least expensive park in this area. Although the park is rather old, the new owners (for 2 years and very nice and helpful) work very hard to improve the park. Everything works fine; WI-FI is great and even ATT phone and Verizon card worked for us, also the water, which has to be hauled in. There is no pool anymore. Besides a space for RV or tent you can rent a cabin or one of the many classic trailers (including a honeymoon trailer). We camped here in a Motorhome.

Passport America rate. RV park sits up high and has a great view of mountains in the distance. Can even see the Royal Gorge Bridge. The new owners are in the process of getting the park shaped up. They have several vintage campers and cars which are very neat. The pool is great for a refreshing dip. The Wi-Fi was very slow at our site. No TV reception without a dish. We enjoyed the Colorado Prison Museum in nearby Canon City and also the Skyline Drive. We camped here in a Motorhome.

Retro styled park with vintage trailers and cars for rent. Also has cabins. Interior roads are dirt/gravel and sites are grass/weeds. Owners are very friendly and helpful. Appearance is negative due to loads of scrap and junk lying around. Wi-Fi is very strong. We would not return. We camped here in a Fifth Wheel.
