We stayed here for 3 days. The Park overlooks Fort Collins Army Base and Colorado Springs. Sites were asphalt and level, hookups were very good with great water pressure and good electric service. Each site had a firepit, table and tent site. Laundry and showers were immaculate. The staff was very friendly and helpful. We had deer in the evening and wild turkeys in the morning by our rig. This was a great place to return after a day of sightseeing to relax away from the city. We camped here in a Motorhome.

Without a doubt, one of the nicest campgrounds in the state park system! We were amazed by how quiet it was given it's proximity to Ft. Carson. The entire campground is spotless! The only reason it didn't get a 10 was the sites were not completely level and there is a goofy incline where you back down into your site, we had site #27. It made unhitching/hitching a little more tricky. All the hookups work great and there was great water pressure. We did wonder about the half dozen sites that were roped off and not in use for some unknown reason. The entry gate said "campground full" but these sites were never occupied. Broken? The campground hosts were excellent and were very pet-friendly. We will be back! We camped here in a Travel Trailer.

This park may be the closest thing going to Fort Wilderness at Walt Disney World, except there is no theme park. Sites, hookups, bathrooms... everything was spotless. It was almost too perfect. But, alas, there are problems. The park is extremely popular, and the Colorado State Park reservation system is about the nuttiest, most tourist discouraging system invented. You cannot reserve less than three nights ahead. There is a $10 fee to reserve. (And, there is a $6 fee if you cancel.) Anything else, you must do walk in. But, you can only walk in if: A.) You pay the state park fee; B.) You go to the office and see if a site is available; C.) If you are lucky, you can reserve for as long as that site if not reserved. But, if you have to change sites, you will not be able to reserve online OR reserve at the park until the day on the calendar of change has arrived. I needed an attorney and a flow chart to figure it all out. Bottom line: reserve ahead of time, or take your chances. By the way, the wildlife at this park is outstanding. Bears do show up, but don't let that discourage you. The bird life was incredible. We would return here again. We camped here in a Travel Trailer.

We enjoyed two wonderful weeks at this new Resort Park which is still adding improvements. As we look eastward, we look down on a beautiful city and a stunning city in the lights of evening. Looking westward, the impressive Rocky Mountains rise abruptly from the plains to an elevation of 14,100 feet. We could even see the rocks of the Garden of the Gods from our site. Looking westward, one would not ever think there was a large city only a few blocks away. In addition to being a gracious hostess, Staff provided the name of a competent serviceman who repaired a major water leak in our slide out area the same day at a reasonable cost. The sites are spacious and smooth. This will be our home whenever we are in the area. We camped here in a Motorhome.

The "4" rating is because the park has "resort" in its title: there's no way this park qualifies on that account; does not even have picnic tables. The laundry room is a shack (literally), I didn't even go in it when I saw that it had only a single vent sticking out of the wall. There is no recreation, not even a club house. The water connections are very low to the ground. The day we pulled in, it was raining and our connection was under water. I asked the manager for a different site and after hesitating for a bit we got one. It seems a good third of the people here are residents working the construction trades. You get a lot of noise from US-25. On a positive note. The park is very conveniently located. It's about a mile into the downtown, a Wal-Mart just half a mile away, and it's just a couple miles to Gardens of the Gods and Manitou Springs. The manager seemed very friendly. The sites are generous sized, no problem backing in (all sites are back-ins). If we ever came this way again, I'd probably try to find something outside of this area but, after researching other parks in the urban area, this one, expense wise: is in league with others. NOTE: Price reflects a week's stay here. We camped here in a Fifth Wheel.

This park has been open two years, so has not reached full potential yet. That said, there is a great view of town yet also saw two deer running through the park. If you like large sites and elbow room; this is the place. The owners are great and even helped with a mechanical problem we had that could have ended our trip. We camped here in a Fifth Wheel.

What this campground has going for it is location. Close to Garden of the Gods, Manitou Springs, Pike's Peak Cog Railway; you can walk to Old Colorado Springs and it's convenient to fast food and other restaurants, drugstore, Safeway and not far from Wal-Mart. Also, the park personnel are friendly and helpful. What's bad about it is extreme traffic noise and tight spots, narrow and short. There is a small concrete pad with a table, but the parking spot is mostly dirt with a little bit of very small gravel, so you track the rocks in on your shoes. We would probably stay here again because of the location, but some regular gravel spread around would be a big improvement. Wi-Fi and cable worked well. We camped here in a Fifth Wheel.

As other reviewers have noted, this is in the city. That means it's accessible to Old Colorado City but it's noisy. There is barely a blade of grass, courteous people on check-in, Wi-Fi is fee (not free) and the restrooms are adequate, but strange. You have to punch in a code and turn a special knob to get in; the shower stall I used was tiny and the shower activator is a push-button on a timer. Won't come here again, ever. Will check RV Park Reviews in the future! We camped here in a Travel Trailer.

Friendly folks but the campground was fairly quaint for lack of a better term. Pretty noisy from the highway as there was no barrier to the sound of big rigs coming down the hill and general city traffic noise. The restrooms/showers were marginal. If I'm greeted by spiders I'm not usually a happy camper. Though we were planning to stay in the Springs for a few weeks, we moved on after a night. Too bad though, with a noise fence and some sprucing up, it could be a much nicer campground and it is otherwise excellently located, convenient to the things we were there for. We camped here in a Travel Trailer.

Park has friendly, helpful staff. This is a great location to several of the attractions in Colorado Springs. Biggest drawback is the uneven sites. We had a pull through for our 40' DP and toad. We spent almost 2 hours trying to level it and keep the tires on the ground. Several blocks and boards later we succeeded. Laundry was clean and equipment worked well. There was a BBQ for dinner one evening with live entertainment. Our location gave us front row viewing. We camped here in a Motorhome.

This is a typical big park in a highly touristy area. The sites are on top of each other, especially for big rigs. I had to be quite careful not to run over the sewer connections. Our lot was not even close to level, and required the full length of our leveler jacks to be even near level. The bathrooms were cleaned every day, but with so many folks using them, they suffered from sand being tracked into them. On a positive note they had food catered into the park for evening meals, which was a nice touch. It is just too many folks jammed into too small an area, otherwise nothing is really wrong. I sighed with relief however, as I pulled out. We camped here in a Motorhome.

This is our first stay in Colorado Springs. We were disappointed with the park from the get-go. The prices are outrageous for a gravel site. We had trouble with backing into the site with little help from the park attendant who didn't seem to know what he was doing. The Wi-Fi didn't work and when it did, it was very slow. Some of the park staff was pretty unfriendly and many of the other guests were as well. We will not likely stay here again. We camped here in a Fifth Wheel.

We camped here on a July weekend and the place was packed with people. There are some long-term summer residents, but overall it was FULL of families just having a good weekend of it. People were quite friendly. However, the sites are relatively small, roads are rutted by stormwater here and there, the sewer connects are far away from where they need to be. Power and water supply were fine. Overall, this is a rustic campground that needs a major overhaul in terms of infrastructure. The staff was more than friendly. There have been bear problems near the dumpsters, but we never saw any bears. Entry drive is a hairpin turn, but that did not seem to stop any big rigs. Sites were sometimes level, sometimes not. Could be a challenge if you don't have blocks. We would not camp here again, however. We camped here in a Travel Trailer.

Roads washed and rutted. Sites poorly marked. Side by side parking meant somebody got stuck with 30 amps. Layout of sewer and electric meant you either had to have long extension cord or long sewer hose. In fact we had to move in order to dump. Don't waste your time here. It is terrible and there are so many better ones available. We camped here in a Motorhome.

Although this park is in a nice area backed up against the front range mountains the sites them selves have not been kept up well at all. Many are overgrown with weeds and when it rains water runs everywhere including right under the RV. The electric outlets, sewer and water connections are located in the wrong place. Without extra 30 or 50 amp extension cords you won't be able to reach the electric power plug. The campsites themselves need major upgrades to accommodate newer larger RV's. We camped here in a Motorhome.

The sites on this park are too close together. It was difficult to back in because of the way the cars of other campers parked. Of all the parks we stayed in our 6 week journey, this was the worst campground, and it was the most expensive. We camped here in a Motorhome.

Way too tight, you can touch the unit next door, right on a busy street, noisy, dusty and not very clean. Would not recommend staying there, another site off 25 much nicer and a lot more room. Arrogant staff and management, dog park was filthy, never cleaned. We camped here in a Motorhome.

Good location for local attractions. Yes, it is cramped and this is mostly a no-frills place. But if you're just looking for a safe place to park and will spend most of your time site seeing and using this place only to shower & sleep it's a decent place to stay. It's quieter than you'd think. Also, I think it's only fair that you pay for the actual electricity you use, especially if you're not a utilities hog. We camped here in a Truck Camper.

This is an exceptional RV Park striving to provide excellent service. We stayed in one of their spacious unique terrace sites, which appear to be new or have been recently improved. Access lanes are solid gravel and so are the sites. There is an assortment of trees and some sites are shaded. The WiFi worked without any problems. There is a scenic mountain trail offering great views of the valley. Deer came by our site each evening and it was very quiet. We would of liked to stay longer and will likely return. We camped here in a Motorhome.

Our group of Harley riders stayed at this campground for a week. Some of us brought campers & others stayed in the cabins. All accommodations were excellent. The staff went out of their way to make sure we had everything we needed to have a wonderful visit. Everyone was very friendly, and it was noted by all in our group that the campground was very quiet, even though there were many children present. Bathrooms & laundry facilities were clean and adequate. The lounge area was nicely furnished although we never used it. Our only complaint (and it is very minor) is that the Wi-Fi was better accessed closer to the office and we were in the very far end cabin. However, that didn't detract from our fabulous trip. We enjoyed our stay & the central location for all our rides around the Colorado Springs area. We recommend buying groceries/supplies before arriving as it is 20 miles in either direction for a store. We highly recommend this campground and would stay here again! We camped here in a Campground Cabin.

This park is clean and well maintained. The roads and sites are well covered in gravel, so even when we arrived in a rainstorm, there was no mud to speak of. WiFi was usable and free, the playground was well maintained, but my older boys (9 & 14) got bored quickly. The park was crowded, but all the campers were well behaved. Keep in mind that this is 16 miles from Colorado Springs and not close to any stores/services, but this keeps it quiet. The semi-permanant residents kept their sites very clean. Price is for water/electric only. We would camp here again. We camped here in a Motorhome.

It was a good place for us since we basically slept at our camper and then went to all the area attractions during the day. Didn't seem to be in the nicest part of town. Says big rigs welcome but there is a lot of trees that needed to be trimmed to allow the larger rigs in. Problems with electric, but they say that will be taken care of. Quite a few long termers as the housing is expensive in Colorado Springs. OK for a overnighter. We camped here in a camper.

I agree with all the positive things that have been said in recent reviews about this excellent park, but will address a few points that haven't been mentioned recently. 1) It looks like the sites have been laid out helter-skelter among the trees, but it all works. 2) When you first see all the trees, it might seem that the park would be tight for a big rig, but if you pay attention, you will see there is sufficient room to maneuver to any site in any part of the park. 3) Not all sites are as level as they first seem; there are high and low areas, so you may want to inspect the site closely before you decide where to park. Most sites are big enough that you have some flexibility on where you site your rig. They really need to replenish the gravel on some of the sites and roads. We camped here in a Motorhome.

As others have written, this is an excellent campground. There is not enough words to describe the outstanding qualities here. The check in gals were friendly and informative. The grounds were very clean with pine trees and cones. I could spend forever in this park. There are lots of trains but they don't bother me as I take out my hearing aid. Has a large box store and commissary and they are well stocked. We camped here in a Travel Trailer.

A beautiful setting among the pines. Had many hungry hummingbirds. Only negative was the train noise. Will stay again when in the area. Staff was friendly. Spaces were large and had a nice grill and picnic table. Satellite was not great at our site; other sites would work better, but the camp WiFi worked well. We camped here in a Motorhome.

Stayed here for 9 weeks at the monthly rate of $450, and a weekly rate of $183. I read the other reviews and can't deny them, however I found the park OK or we wouldn't have stayed as long as we did. It's not that they don't try to keep up the park, because their frequently working. Everyone has a different standard. The owner and help are very friendly and helpful. If you compare this park to the ones on the west side of town, it's not too bad. Would stay here again. We camped here in a Travel Trailer.

We stayed at this park because it was convenient to family members in the area. Park was not well maintained and sites were very close together. It backs up to Peterson AFB and you hear taps, retreat and revielle each day. While it did not bother us, our neighbors complained about it. Appeared to cater to permanent campers. We would only stay here again if we are visiting the same family in Colorado Springs. We camped here in a Fifth Wheel.

This place is a joke, being called an RV Campground. It's more or less a small, junky and dirty mobile home park that at one time was probably a nice campground. It's been invaded by temporary workers that follow construction projects and the sort. It's extremely messy and I wouldn't recommend this be listed at all as a campground. We camped here in a Motorhome.
