Located east of town and far enough off of the highway to be really quiet, this is an OK spot to use as a base for the area. The sites are all gravel, not particularly level, but still useable. Lots of off-the-air TV channels. We camped here in a Motorhome.

Pleasantly surprised with this KOA. Very well maintained, friendly check-in and the price was reasonable (for a KOA.) Although the Trailer Life directory lists the site lengths as 60', our site *easily* accommodated our 65' long coach and trailer combo. Good interior roads, maneuvering room and our site was fairly level. Large sign indicating where to turn off Hwy 160. I didn't feel jammed in here like so many other KOAs. I'd stay here again. We camped here in a Motorhome.

Beautiful setting in the mountains, quiet and peaceful. The front desk was very accommodating, store was nicely stocked with decent prices. We loved the view of the little lake with its 1.5 walking trail and the huge city dog park next door very and convenient to KOA. Location is easy to get in and out and close to city of Cortez, a cute mountain town, and Mesa Verde. We camped here in a Motorhome.

This KOA is right off of Hwy 160, but sits back far enough off of the road that noise is not a factor. It is basically a big gravel parking lot and the sites are close together. The staff was friendly and helpful and tried to provide some separation as the campground was not full. There is a great large dog park within walking distance, and a lake with a walking trail. Our Verizon service worked well at this site. We camped here in a Travel Trailer.

I don't usually stay at a KOA because it means "keep on adding" but we had our daughter and two grandkids join us here and they did not charge us extra for them. The park is all gravel but the sites are large and it will accommodate the largest rig. It is also satellite friendly. The laundry was nice with 6 washers and 6 dryers but it was expensive. The dryers were $0.25 for 6 minutes of drying time. The pool was nice although the chlorine was a bit too strong for us. We went in the pool twice but not a third time because of the chlorine. We really liked the park in spite of the above and will definitely return. We could see Mesa Verde from our window which was pretty neat and we were only 8 miles from the park entrance. The park is also near a huge dog park and a lake that has hundreds of Canada geese on it. The geese flew over each morning and evening which was fun to see. We even had a deer wander through our site one afternoon. We camped here in a Motorhome.

Park is conveniently located to Mesa Verde. Entrance, roads, and sites are well maintained gravel as would be expected in the water lean southwest. Sites were level and large enough. Our pull through site did not require us to unhook although we did for day trips. We don't like parking where ours and our neighbor's front doors "face" each other. We did not have a neighbor so it was moot for us. No cable TV, but antenna and satellite reception were excellent. The pool hours are too limited for summer; the pool closed at 7 pm which is way too early if you want to engage in daytime activities and want to swim after dinner. We stayed here because our grandkids were traveling with us and they were disappointed in the pool hours. The park has some shade trees which are nice. We camped here in a Motorhome.

The negatives: A dusty all gravel campground with slow Wi-Fi and smoky campfires blowing into our coach.. Positives: Friendly check in, site spacing is OK if they are not full. If the park is full the electric pedestal is shared with the neighbor. Most sites are in full sun with a few having some shade. It was quiet and the employees seemed to monitor the park closely. We camped here in a Motorhome.

Well maintained gravel sites and roadways, nice laundry, and bathrooms all very clean. Pleasant staff, path down to beautiful city lake park, and excellent view of surrounding mountains. It's at the east end of Cortez about 8 miles west of entrance to Mesa Verde national park, which was one of the highlights of our our west trip. Would stay there again. We camped here in a Motorhome.

This KOA is the best campground in the area. Clean, clean and well kept with lots of space for big rigs. View of the mountains is wonderful. Owners have planted lots of trees while planning for making in and out easy for even the big rigs. The staff is exceptional and space out campers for best camping experience. Will return. Mixed bag here. Biggest complaint is tight sites. We had a popup and barely had enough room to park our tow vehicle at the front of our camper. It's that tight. Had rude neighbors next door for one night, basically about 7 or 8 feet away who talked very loud with the awareness that we could hear every word. I guess big rig folks don't have as much concern because they are more sound proofed. This place is one big gravel parking lot. Crummy fireplace ring, no mini-golf course, no landscaping to speak of (other than near lodge). So pretty expensive as compared to other KOA's. It is convenient to Wal-Mart and restaurants and Mesa Verde, but not a great bargain for the price. We camped here in a Tent Trailer.

This park is very handy for the Mesa Verde national park. It is a president's award winner KOA and is landscaped nicely on sites by the office and to the East. It becomes more plain as you head West from the office. We were on an end row site which had utility poles very close to our rig. We were not able to extend our awning, and had a tree directly over our satellite antenna. The site sloped away to the South beyond our jacks ability to level the coach. The grounds are all gravel without any grass, if that is a concern. The utilities worked well and the staff was more than friendly. The park is well back from the road, and noise was not an issue. We camped here in a Motorhome.

Although the sites are completely gravel, this is a very nice KOA. The owners and staff were very helpful and friendly, the pool was great and the sites were long and level. My only complaint is the fact that you face your neighbor, which in our case was a bit uncomfortable since there was only a single BBQ grille located directly center between the two sites and our German neighbor was cooking something that smelled less then appetizing. Cable TV is not available but there are a good selection of off-air channels. We will stay here again. We camped here in a Fifth Wheel.

One of the best RV parks we have ever seen. Was super clean, super nice friendly people, loved every minute of our stay here! Was so clean you could eat off the ground. Was a pretty good place. HOT here, store was okay, staff was pretty good, restrooms were pretty good, well kept up, security was visible. It's pet friendly, and close to many attractions. Some sites had good shade part of the day. On the edge of town and not noisy, thats a plus! Close to Wal-Mart, grocery stores, shopping, and restaurants so that is also nice. 7.3 miles from Mesa Verde entrance. 45 minutes from Durango. We camped here in a Tent Trailer.

This is a very nice campground, with easy access to Mesa Verde National Park. Spaces are good sized even though they are back to back hookups. We had an end space which was nice so we did not have a neighbor to share door to door space with. Dog friendly, and there is a very nice town dog park adjacent to the campground as well as a town park with lots of green grass where you can go and play frisbee or ball with your pet. My only complaint is the lack of green grass. In the area where they park the motorhomes it is all gravel, you can't tell the road from the sites. The tent area does have some grass and some larger trees. Staff was very helpful and friendly. Park is immaculate. We were there over 4th of July and there were lots of families, so the pool and playground were busy. We would stay here again. We camped here in a Motorhome.

We stayed here 4 nights while we visited Mesa Verde and Arches National Parks. Campground is all gravel roads and sites. Some shared services but it didn't affect water pressure or power. Friendly people in the office led me to my pull-through site. A near-by park could be accessed by foot to make a pleasant evening walk. Huge enclosed dog run. Easy access to town and groceries. Our site had a nice view of Mesa Verde. I would definitely stay here again. Located close to Durango and the famous Durango / Silverton RR. We camped here in a Motorhome.

The staff was very friendly from beginning to end which was really nice. They offered great advice about Mesa Verde National Park which was very helpful. The kids loved the pool and playground areas. The area we camped in was all gravel, no trees or grass, which is a negative for us. The sites were plenty big for our motorhome and tow car. We would stay here again if in the area. This park has some of the friendliest staff we have found anywhere. It is close to town but is quiet and has lots of wildlife. The driveways and spaces are wide and easy to get in and out of. There is a picnic table and fire pit at each site. It would be better if there were grass or a paved pad for the picnic table. We camped here in a Motorhome.

Very surprised how nice this KOA is. Pleasant and very helpful staff. Wonderful views. The campground has a 'cared for' feel which we liked and would definitely use this park again if in the area. We camped here in a 37ft fifth wheel and the pull through spaces are adequate. Nice touch of a Welcome Pack with lots of useful local information - very good. Nice nature walk from the Campground around Denny Lake with lots of wildlife, birds, herons, marmots, etc. Wi-Fi was good but switched off at night. 2 Separate blocks of showers/restrooms, 1 old and 1 new. The old ones ok-ish the new ones very clean. We camped here in a Fifth Wheel.

This is a very nice park. There are big sites with view of a pond. It's close to the Silverton train ride and Mesa Verde. The train ride was very long I would take the bus for the return trip, otherwise it's a don't miss activity. The flowers and landscaping were awesome. The staff was friendly and they had a nice dog walking trail. We stayed 2 nights in a 40 foot motorhome with 3 kids and 2 dogs, everyone was happy. The pool was clean and everything looked like it was in prime condition. We will definitely be back. We camped here in a Motorhome.

This is a fantastic CG. The staff is just great and responsive to every request. The pool was super, the restrooms and showers were spotless. Good shade at most sites and plenty of room. WiFI was very good and cell service is strong. The camp store is more like a small boutique than what you usually find. Very strong DTV with 42 channels available. This served as our base camp for Mesa Verde and 4 corners and we had a wonderful time. Being there for the 4th fireworks was also a big plus as you have a front row seat. This park is a KOA President's Award winner and it shows. All KOA parks should be judged by this standard! We would be back in a heartbeat. We camped here in a Fifth Wheel.

Very friendly and responsive staff. Clean gravel sites that are fairly level. Super Wal-Mart and Denny's within a couple of miles. Entrance to Mesa Verde National Park is about 9 miles away. There are trees at most sites and while close to shopping there is a good view towards Mesa Verde and the RV park is far enough from the road to be quiet, but not too far to be an easy drive. WiFi seems to be get overloaded often and will sometimes just stop responding for a time. We camped here in a Travel Trailer.

We came in off the highway and what a pleasant surprise. We were escorted to our site, provided with maps of the area and directed to a service shop. I needed to have the rig serviced and what a great find that was. Done in 90 minutes at a reasonable price, thanks to the CG management. We got a pull thru site, level, grassy, shade and right next to the laundry. Good space between sites. We'd stay awhile the next time we come thru. We camped here in a Motorhome.

We are big fans of KOA Kampgrounds, as they're usually clean and have good services available, and this one is no exception. Everything here is well laid out for easy "Big Rig" access. Staff was very friendly and gave us plenty of info about the surrounding area. Excellent views of the Ute Mountain, and some nice trails on site. Wi-Fi worked great, and all hookups were a snap. All sites are graveled, so leveling is easy. Only about 5 minutes away from amazing Mesa Verde National Park. Don't miss the 7-hour Skyway Drive and nearby Durango. Another great KOA park! We camped here in a Motorhome.

Great place for us. Good Wi-Fi, laundry, store, cell phone reception and all amenities great. Great areas for dog walking. Drawbacks were no grass or shade, but we don't stick around during the day, so this not a big factor. Very friendly up front and very pet friendly. Numerous front desk folks and they all seemed to have dogs that rode around on the guide golf carts. Dual sewer hookups for those with separate black/grey tanks. Small nature trail for dog or people walking that goes 3/4 around a lake with all kinds of feathered friends abounding. Lack of shade and grass maybe not so good for campers. This is a very nice KOA RV Park. Beautiful views of Mesa Verde Mountains from your site. Very well maintained sites, and grounds. Staff were very pleasant friendly and helpful. Quiet RV Park, not situated on a main road, so no highway traffic noise. Good Wi-Fi. We stayed for one week, as we enjoyed it so much, and will come back again. The staff made a point of putting us in a site so that the back window of our fifth wheel had a view of the beautiful mountains. We noticed that they did this for everyone even though it was busy. At first glance this is a gravel parking lot with hookups, but it turned out to be a great place to stay. The staff really made the difference for us as they were helpful in accommodating us when we decided to stay a bit longer, and gave us good advice on some day trips outside of town. Nice mountain views, and extra large laundry facility. Multiple sewer connections per site to match up with the outlet location on your RV. Back to back hookups puts you close to neighbors on the street side, but curb side had plenty of space between RVs with picnic tables, fire rings, and in most cases a grill. Rest rooms and showers clean when I checked for this review. Price listed is for a full hookup site. We camped here in a Travel Trailer.

This KOA is under new ownership since our last visit, in 2002. It looks like an entire row of RV spaces has had sewer added. Also, the place has undergone a major electrical upgrade. We were there during a warm spell, where it got over 99F several days. The voltage stayed rock steady at 120 volts all the time, even in the afternoons. It's kept very clean, and there are several "workcamper" families maintaining the place during high season. Sites are mostly gravel, and nicely level. There's a separate video arcade outside, which seems to have been moved to make room for more washers and dryers. (The coin laundry is spotless.) There are lots of tent sites, which are arranged for maximum privacy. We camped here in a Travel Trailer.

As KOAs go, this is a nice one. $2 charge to use the modem. Pet run still not enclosed (as was promised in 1999), but not a big deal. Sites mostly gravel. RV sites are close to level, and the many tent sites are very cleverly arranged. Well off Highway 160, so it's quiet at night. It's near a wetland, so there are mosquitos. Worth a stop. If you do spend a night, be very sure to park your rig OUTSIDE the entrance before you register. The staff prefers that you do that, and it makes it easier to
get to your space. We camped here in a camper.

Very small park at the east end of Cortez. Some pull-throughs that can accommodate big rigs. Sites are not too wide and so rigs are very close to each other. No showers or toilets. Owners in the process of rebuilding. Close to all the local attractions. Sites are gravel and mostly level. Rate reflects PA discount. Lovely views out our back window of San Juan mountains. Adequate basic campground, no frills. We would return and would recommend it to others. We camped here in a Fifth Wheel.

This park is small, but a nice quiet park. It has all gravel with shade trees, picnic tables and wide sites. The park put in new gravel and 50 amp service this summer. Wi-Fi and Verizon were great and we were in the site farthest from the front. It is an excellent park for visit Mesa Verde, Hovenweep, Four Corners, Durango and Telluride. This is great park to stay while touring the surrounding area. The owner will take time to fill you in on the many attractions. The park has all new 50amp electric, sewer, and water lines. The sites are level, large, and shade if you so desire. The trees are cut plenty high, so you won`t scratch your rig. No cable, but we got over 80 channels using the antenna. Verizon was good, and no problem picking up Direct TV. We have a 42ft motorhome and no problem parking. Rate is Passport America. We were there 2 days and will sure stay there again when in the area. A nice little park on the eastern edge of town nine miles from Mesa Verde National Park entrance. Owner is very friendly and helpful. Knows the area and shares what is worth visiting and doing. The town has a couple of really good (and affordable) eateries. The park itself is basic. Water pressure in the showers is great. Restrooms are spotless. Sites are plenty wide enough and WiFi was generally responsive. Had trouble with TV reception, but I know others had no problems. Overall a good, clean, safe place to stay for a few days. Pull through sites fine for 38 ft RV. We camped here in a Motorhome.

Large level gravel sites with shade trees to the side. Very clean bathrooms and laundry (one each washer/dryer). Bath/laundry has not been renovated like the rest of the park, it sort of 'primitive'. This is a great small park with level gravel sites. If you visited in the past give it another try since the utilities were upgraded this summer. The park is clean and near a super Wal-Mart, Safeway, and Walgreen's and only 9 miles from the Mesa Verde turn off and about 40 miles from the Four Corners monument. The rate reflects the Passport discount with FHU and internet. Antennae picks up some local channels. The entrance is next to the Conoco gas station, so don't miss it. We would stay here again. This is a small, urban RV park with little in the way of amenities. They have clearly done some upgrades because the pull-through sites are new gravel, large and flat and the electric is new. I looked inside the bathhouse and they could really use a new one, but we didn't need it so it wasn't a problem for us. Nice shade trees on each site. For being so close to the road, it was very quiet. The location is excellent if you are going to Mesa Verde NP (8 miles to entrance) and there's plenty of shopping available in Cortez. We'd definitely stay here again on our way through. We camped here in a Fifth Wheel.

We really enjoyed our 3 nights here. The manager couldn't have been more pleasant. We had a long pull-through with some shade. Quiet nights in spite of main highway. All hook-ups & Wi-Fi worked properly. Park was very clean and a lot of work was being done to make this a more comfortable location. Nothing fancy or I would have rated higher. No credit cards taken but there are banks and ATM'S all over the town. Wal-Mart of course. Some very scenic drives to the west and to the north. We would definitely stay here again. This is a basic RV park that has just been updated with 50 amp service at all sites and now has long pull-throughs. The back-in sites are also long enough to handle a big rig. Easy getting in and out of park. Awesome lady in the office that is so helpful and very informative regarding the town and knows the area very well. This park is a good location to see Mesa Verde National Park and the surrounding Indian ruins. We compared all the parks close to this one on our first day in town and decided to stay here a month because this park rates right up there with all the other parks but this one has lower rates and nicer front desk people. Select a site in the back of the park and it will be very quiet for sleeping. Only thing this park lacks is a pool and more laundry machines. Wi-Fi was good. We recommend this park and will definitely return if in the area. We camped here in a Motorhome.

A very friendly check-in by the new lady manager. This park is a no frills park, but evidently has had some major renovation in the last few months according to some folks who return on an annual basis. A nice turning lane to enter the park from either direction. Long enough level pull-throughs for our 43' MH with toad. Water pressure,new 50A electric and sewer location were fine and it was quiet at night. There are some nicely shaded sites. No playground stuff or swimming pool, but clean and neat and the new young couple running it seem to be be working hard every day to constantly improve things. New free Wi-Fi only covers the front half of the park at this time. Laundry was small, as were the showers, but very clean. There is a camp host, as the owners don't stay overnight. Check or cash at this time, but said they would be set up to take credit cards in a few weeks. We also found diesel fuel 10 miles south on Hiway 160 at the Native casino truck stop 40 cents a gallon cheaper than in town. We camped here in a Motorhome.

Nice front desk rep during the daytime-- very helpful with tourist information. However, that was really the only thing positive about this park. It's a dump. Dated and poorly maintained. Trashy trailers at a few sites. Many sites not level. But the topper is that no one appears to be on duty at night. I returned to my site after nightfall to find 2 homeless men sitting at my picnic table and they spent the night in their truck next to my site. They were gone in the morning before the manager arrived. Unless you have PA and will only be staying 1 night-- try the other RV parks in town. They are in much better shape than this one. We had a very pleasant, quiet stay at this park and would probably stay here again. Good value for the PA rate of $19. Good location for exploring Mesa Verde NP. It's a family run park and the manager was very helpful with local sights and gave us good suggestions for our route. The park has shared 30 amp hookups. Our power cord wouldn't quite reach the 30 amp plug at the adjacent site, but the manager loaned us an extension cord which worked fine. We camped here in a Fifth Wheel.

We stayed at LaMesa as a result of a route change. Yes the sites are a bit close but the staff was wonderful. Thanks to her we saw dancing and a pottery display at the Cortez Cultural center. The park is certainly as nice as some of the Good Sam parks that are twice the price, our rate does reflect Passport America. There is so very much to do around Cortez, with Mesa Verde and its museum. We would definitely return here. We camped here in a Travel Trailer.

This park is just outside of town and right off the highway. There was no noticeable road noise in the area of the park we were in. It is an older, small park and all sites are back-in. We had someone in the office when we arrived and she was very helpful in giving some information on the local activities and directions to the national parks. The Passport rate is about all this park is worth in my opinion. Seems the very few rigs that are here for a season, are in spaces most others would not want. Seems most everyone we talked to are here for up to a week to see the area and then moving on. We camped here in a Fifth Wheel.

Manager friendly but campground run-down. Pet policies are not enforced, even after we complained - several dogs run off leash, bother other campers, aren't cleaned up after. Our last night here, after staying a week, we were advised by a man who appears to live here permanently that we were not to walk our dog on the grass - first time we heard of that policy. We always keep our dog on a leash and pick up her messes and here we're told this after stepping over other 'landmines'. We will never stay here again and do not recommend it at all, despite the convenience to Mesa Verde and town. We camped here in a Fifth Wheel.

Rate reflects Passport America rate. Normal rate $28 per night. Definitely an older park. Easy access in and out. All spaces back-in, and quite a few big rigs comfortably in their spaces. It appears that some of the spaces have newer power poles, but they are placing two sites on one pole which means that the right hand site will have to run your power cord under the rig to get to the power pole. If your cord is long enough, no problem. Good power and very good water pressure. No frills park. Below average restrooms, and laundry facility was just one washer and one dryer, but worked fine. Some road noise, and the closer you are located to the road, and if your on the left side of the park, the more chance that the 24 hour gas/convenience store on the other side of the fence will have some noise. Try to get on the right side as you enter, as it backs up to an empty field, and a little quieter. It's OK for an overnight or two, and if your able to get the Passport America rate, but if you're having to pay the full $28 then there are definitely better choices in Cortez. Park is convenient to restaurants and within a mile of Wal-Mart. We camped here in a Fifth Wheel.

Basic simple park with no real amenities other than free wi-fi. About 30 years old and in need of attention. On the east edge of Cortez and convenient to town and Mesa Verde. It's an OK place to park -- and we ended up staying a week -- but it's no frills. Staff is very friendly and knows the area. Be sure to visit the new Anasazi Heritage Center in Dolores 10 miles north. We camped here in a Motorhome.

Staff friendly and attentive, with an escort to site. My biggest complaint with this park is that the site we were placed in (#27) was not even close to level and we had to use several boards to level out. It did have some nice shade however and some privacy afforded by a large Spruce tree. The entire park is gravel, with some well manicured sites for long term residents. Good Verizon signal for those who use it. I feel that for the price a level site should be included and that I shouldn't have to use boards to level up. We LOVED our stay here! Right in the middle of town and we sat with other campers on the office lawn watching 4th of July fireworks after park potluck. Many of the sites appear to contain long-timers, but we had 2 beautiful pull-through sites for we and RV travelling companions, and found everyone to be friendly and accommodating. We'd visited Mesa Verde from Durango some years ago, but would highly recommend doing it from Cortez and this terrific RV park. LOTS of trees, but LOTS of free cable channels, and good WiFi. The reception here was friendly and helpful. The sites are gravel with a grass area with a picnic table. There were a number of mature shade trees which helped with the heat. Right in town so easy drives to shopping, restaurants, gas, etc. Our site (#21) had very minor traffic noise from neighborhhod during the day, practically none at night. Other side of park is next to a U-Haul/equipment rental facility, but we rarely heard any noise from it either. Can't say about the sites next to it. For being right in the middle of town this park is a gem. It is quiet and clean. It has one of the cleanest laundry and shower facilities that I have ever seen. We had a back in site that was big enough for our 35 foot motor home with 4 slides. The owners 45 footer was parked in the space beside ours. The owner and the park staff were the very friendly and helpful. They treated you like they have known you for years. We arrived into the Cortez area after 7 pm without any reservations to a local RV park. They accepted my GS discount. It was March 1, and i had not realized until after I started calling that most of the parks were seasonal and would not open until at the 15th of March or later. I finally found the review of Sundance and so glad i did. They lady said they were closed but that she would remain open for me. She gave me directions and I arrived in only a few minutes. The park was CLEAN and very accessible. The showers were GREAT. They each were inside of a little closet so that you could lock the door behind you. The laundry facility was good and always in use. Cheapest gas for miles and there were some good restaurants in the area. There were a few campers that looked like they had been there for some time, but did not look like they were squatters. Dog walk area was small but adequate. Snow the next morning made the uphill exit impossible to use, so they opened the back gate and I was able to leave that way. Next time, I won't even call anyone else. i would definitely stay here again. We camped here in a Motorhome.

After "slumming it" in cheap RV parks or the last week, this was an upgrade! Sites are very wide, which means you can park your tow car next to your RV instead of in front or behind, if you tow one. Although the water faucets are insulated, if the temps drop below freezing, the camp host will request that you take your water hoses off so the water won't freeze in the hose. If you don't tow a car, there is a restaurant next door, and a good grocery store in the Kroger chain 3 blocks away. Laundry and bathrooms were very clean. There are a few "perms" here, but that didn't diminish the overall appearance. This park is on the main street through town. Didn't notice any noise or anything, as the park was about 1/3 full at this time of year. There are three Wi-Fi connections you can use, but I found that I got "dropped" a lot, no matter which one I connected to. The rate I'm showing includes the Good Sam discount and all taxes. The park we initially wanted to stay at was closed for the season. They recommended this one: and we're VERY thankful that they did. This park is right in the middle of town, so, not only could we visit Mesa Verde park, but got to experience the great local flavor of Cortez. The hosts were extremely helpful with our extra requests. Like loaning me an air compressor to fill up my tires. The bathrooms were immaculate, the showers were roomy and private and cleaned daily. This is a nice park and we enjoyed our stay. Managers and camp host were very friendly and helpful. All utilities worked as expected, Wi-Fi worked well, we had no issues with noise and other campers were very friendly. Laundry room was one of the cleanest I've ever used. The only issue was the site being unlevel but we didn't have too much of a problem leveling. We would stay again and recommend it to others. We camped here in a Travel Trailer.

We had a very large area. The site was level with gravel. We were in site 21 which was very quiet. It is in town with a major highway up front which could be noisy if one had a site close to the highway. We do not use the parks restrooms or showers so cannot comment. We would stay here again if we could get a site located along the West back side like site 21. They have pull-through sites that are very large. In fact the largest we have seen all summer. This really isn't a bad place to stay and I gave it a lower rating because we had such a hard time getting close to level. We finally settled for almost level after my husband had to shovel some of the rocks away from the wheels on one side. We're also parked in the back of the park across the street from a very active neighborhood. The rate is based on a Good Sam weekly rate of $200.03. Be sure you have a water regulator with you because they won't let you hook up without it. I honestly don't know if we'd stay here again. We camped here in a Motorhome.

Not a bad place, but hardly “kid friendly.” We asked if they had a pool, and they said, “Yes.” When we got there, we asked where the pool was, and they directed us to a community pool across a five lane highway, and down the block. Liked the park and location with one exception. There is a TOOL RENTAL business located on one side of the property. Be aware that they run a POWER WASHER (very noisy if you are located near it) 8 hours a day Monday through Friday and 1/2 day on Saturday. Restrooms and showers were very clean and personnel were very friendly. Location was convenient to shopping and tourist areas. Trees drip sticky sap that coats cars and RV (told it was just during this time of year: mid-June). Would stay again but ask for a better site to avoid the noise. We camped here in a Fifth Wheel.

We weren't as impressed as other people with this park. Suggest if you reserve try to get a site with a lower number and either on the west side or middle. We were in a site with a busy intersection directly behind us that was noisy all night. When we checked in we asked if there was anything else and got a: 'we don't care' attitude. Most of this park is a dusty gravel park with small grass patches on some of the mentioned sites, all others gravel and no trees. Lots of permanent residents. Laundry and restrooms closed from 12-3 inconvenient for laundry so we did it in the laundromat down the street. We will not stay here again, suggest moving on to Durango or Bayfield or stay at the casino a few miles out of town towards the four corners. We camped here in a Fifth Wheel.

Rate quoted reflects weekly rate, sites are mostly level though entire campground is sloped to one side. Some sites have grass, all have a picnic table, free Wi-Fi was slow when it worked. I was close to the antenna at the laundry room but found it somewhat unreliable. Verizon data signal and coverage was good. Heavy tree cover blocked our roof-top satellite dish but we made do with the free CATV for the six nights we stayed. We would return, but insist on a site where we can use our satellite dish. This is a nice little park in the middle of Cortez and very convenient to Mesa Verde and Four Corners as well as shopping and restaurants. But this is no RV resort and if you want large, grassy sites and a pool, you'll have to look elsewhere. Staff was friendly, Wi-Fi was great and we really enjoyed the city park across the street. Nice, clean laundry but then it better be. It's closed from noon till three for cleaning. A bit inconvenient. Our stated rate was based on their weekly pricing. We camped here in a Motorhome.

Perfect location for Mesa Verde and many other historic sites. Exceptionally clean restrooms and laundry - they clean every day from 12 to 3. Staff very, very friendly.and helpful. This was a very nice park located in the town of Cortez. It was clean and well kept. Fairly large sites, mostly shaded and some with grass. Paved streets and excellent cable TV. This is a very nice, well maintained campground right in Cortez. Very convenient to Mesa Verde. Staff was friendly and helpful. Our pull through site was a good size and easy to get in and out. This is a well-run urban park near restaurants, shops and a large super market. We were guided to our site and expertly directed on the back-in. Sites are gravel (some with lawn) off a poorly paved road. Most sites are a bit crowded but many large shade trees make the park more pleasant overall. Gravel pet area is marked off with a rail fence, but not fenced for dogs. Dog waste bags and a refuse can supplied. A very large city park is just across a busy street, but crosswalks are very well marked and observed. We stayed here 3 nights and would gladly return. The rate reflects Good Sam discount and includes taxes. We camped here in a Travel Trailer.

This is a very nice RV park. The staff was helpful with any questions. High water pressure means that you need a pressure reduction valve that will keep from breaking your water lines in your rig. There is a very large City of Cortez park across from this RV park that you can take your dog or kids on little walks. Nice trees for shade and the price was right. There are some full timers there and they are all very friendly. I would go back in a heart beat. We camped here in a Fifth Wheel.

We stayed here for a week (reflected in nightly rate) and enjoyed our stay. The city puts on one heck of a fourth of July fireworks display. Very impressive, and right across the street! This is one of the most convenient RV parks we've stayed at. Two days we didn't even use our truck, just walked around town and in the park across the street. There's a lot to do in the area. This is a very nice campground. Close to all the sites here in the 4 corners area. I have one problem and that was I made a reservation back in March for site 23. I arrived and they changed my site. I was told the "pull-through" sites are for short term, less than 4 days. OK?? Anyway, I may not have one of the driving mansions, just my 26' Sunline trailer. It looks like they only want to cater to the larger rigs since that is what is now parked in my reserved site. I asked, and he is here for 2 weeks. With that being said, I guess this will be my last time stopping here. We camped here in a Travel Trailer.

This campground has been here awhile, but was no problem for a 40' motorhome. Pull throughs had plenty of room for us and our tow vehicle. It is a quiet park for right in the city, as long as one has a campsite at least half way down in the park or more. Lots of great shade trees here during hot weather. Couldn't use our satellite because of that, but their cable TV includes 70+ channels, so we were fine. Laundry room was very nice and cost was slightly less than our previous campsite. If you're a walker, there's a large park across the street (can't see it because there's a hill) that is a wonderful place to go walking or take the kids for some fun. WiFi was a little iffy at times. We camped here in a Motorhome.

For being located just off the highway in downtown Cortez, this is a quiet park. We were in a pull-thru site which appeared to be larger than the back-ins. The laundry does not have as much equipment as one would expect for the size of the park. And is closed mid-morning for two hours for cleaning with no one admitted during that time! We were pleasantly surprised when we arrived at Sundance! It is almost in the city center and we just were not hopeful that it would be more than a gravel parking lot. It is gravel, but with many large trees, grassy areas and a very well managed park. We had a large pull through with a grass space and picnic table. The laundry and restrooms/showers were spotless and well functioning. Management was extremely pleasant and helpful. The park is located right across the street from a lovely city park and the visitor’s center, with a super nice little café right next door. Just up the street is a large, newer Wal-Mart and there are restaurants aplenty in town. We were here for three nights and enjoyed the National parks nearby and the local cuisine. We camped here in a Motorhome.

We had originally planned on staying at a park closer to the entrance of Mesa Verde Nat'l Park, but when we saw this park in Cortez, we decided to check it out. It is a nice park with lots of shade trees. The pull through sites are large and level. The showers and laundry facilities are excellent. We have free cable TV and internet at our site that are also excellent. This was definitely the best choice in the area, as when we checked out the other park, it was less appealing. This park is in town but it is great!! The staff is very friendly. There are restaurants close, and any other services you might need. The Colorado welcome center across the street is very handy, and their park is nice as well. The other comment about not being too dog friendly is valid, but we were able to make adjustments. One of the best things is that you are only 9 miles from the entrance to Mesa Verde National Park. A must-see if you are in this area of Four Corners. It is open year round, and a great place to see. The bathroom/shower/laundry building was very clean and comfortable. We didn't try the satellite; trees and snow made signal impossible, but they have great free cable TV from both Colorado and New Mexico stations! We will be back and will definitely stay here again. We camped here in a Motorhome.

Great location. It's always a treat to be able to walk to restaurants and activities from the campground. The Colorado Welcome Center--and a very nice park--are across the street. We used that park for dog exercise, as the campground itself is pretty much all gravel and not very dog-friendly. Very nice restroom/shower/laundry facilities and very nice staff. Follow the recommendations of others and get a spot on the west side (we didn't and we had traffic noise at night). Overall, a pleasant spot to spend a few days. (This area merits more than the 3 days we gave it, but we headed south to miss a big--and early--snowstorm!) We camped here in a Motorhome.

This park is in the middle of town; sites in the front would be very noisy but we were in the back (ask for the west side) and it was very quiet. Nice sites, lots of trees. This was the first RV park we ever stayed in - It was a SUPER clean place - the folks were VERY kind - we checked in VERY late, and being 1st time park stayers, we really didn't know what to expect or how to handle the late arrival. I went to the hosts rig, and she was SUPER nice given the time of night was! She was VERY professional even at the late hour! This campground has an urban look and feel, which makes it convenient to Cortez area attractions, but also can be noisy along the back side where it abuts the neighborhood. It is pretty much just a flat gravel parking lot, and only a third of the sites really get shade. There is nothing in the campground for kids to do, so plan on making use of the park across the street. Some of the showers (not all) seemed to be plumbed backwards, making it tricky to adjust the temperature. We camped here in a Travel Trailer.

Very nice park located right in town, but not noisy at all. Very helpful and courteous staff.. We only planned to say overnight but the park and weather were so nice we stayed an extra day and toured Mesa Verde National Park, which is only about 10 miles away. Lots of restaurants within a few miles of the campground, but the only one within easy walking distance is closed and for sale. There is a Colorado visitor center across the street; the helpful staff can provide lots of info on the local area. When leaving the campground, be aware that there is a back gate (open from 8:00 AM to noon) that will let you get back on US-161 at a traffic light; otherwise, it can be difficult to get out from the main park entrance during morning traffic. We camped here in a Motorhome.
