We have been staying here the past 20 years, with our children and now our grandchildren. Many improvements over the past 4 years. Very clean sites, friendly and helpful employees. Easy access to the gulf and beach. Close to restaurants and many activities for families. We will be returning for many years to come. We camped here in a Fifth Wheel.

We stayed at this campground many times back when it was a KOA, we decided to give them a try again on a recent trip after some 17+ year hiatus. The park really hasn't changed much in that time - that's not really a good thing. The sites are paved and level. The hookups are easy enough to get to. Everything is just really adequate as far as the campground goes. It is located across a pretty busy road from the beach, once across the road you have to walk through a very large and dirty parking lot of a night club. Not a fun walk, nor is it kid friendly. Very colorful language can be heard coming from the club's wet t-shirt contests even during the early afternoon throughout the campground. At night the volume goes up. All in all, the campground is OK but the road noise and considerable noise from the clubs combined with the price (extra for cable, extra for kids, extra for...) really make this rank low in my opinion. Definitely not the worst place, but not somewhere I'll go back to when there are other choices in the area. We camped here in a Motorhome.

Everything is so clean. The staff is wonderful and extremely helpful. The pool is crystal clear. 300 yards from the Gulf of Mexico. Pet and kid friendly. What I like the most is that is gated. They try to keep people out that do not belong. I felt safe here. We will definitely stay here again! We camped here in a Fifth Wheel.

This campground is part of an older mobile home park. It does not sit on the ocean as stated. You cross a very busy road and walk a narrow path approximately 2 blocks long before a visual of the beach. The price is too much for the amenities. We will not be back. If it wasn't so expensive, it would be OK for an overnight stay. We camped here in a Motorhome.

Great location and great Florida State Park. We stayed for four days in February, and had a big site that backed right onto the water with a view directly east to the pass. Fantastic sunrises and moonrises without even leaving the trailer! Others have described all the amenities, so I won't go over them again, but they are first rate. As mentioned, dogs are not permitted on the Gulf beaches, but there is a county dog beach a few miles west by the fishing pier. We camped here in a Travel Trailer.

We stayed a week at 270.00. The charge is 15.00 a week for cable TV. It is across the street from Gulf beach. Parking is rather tight especially in the back. Paved roads are in fair condition. There are concrete pads and patios on some sites. We would come back but ask to look at all available sites (not on a map) but take a tour of park first. We camped here in a Fifth Wheel.

The park was nice and clean. The owners are constantly upgrading the park and are constantly checking with the guests to receive feedback and suggestions. The staff is wonderful and truly interested in making sure your stay is enjoyable. There are activities during the week with both home cooked food, excellant BBQ'd food, and live entertainment provided by both the guests and management. The park is nicely located across the street from the most beautiful beach in the state. Although Wal-mart, resturants, and dance clubs are within walking distance, you really need not leave the resort as there is a store on property. The store stocks almost everything a camper would need from staple foods, snacks, hand dipped ice cream, RV supplies, repair parts and propane. The sites are level with concrete patios and cable TV. The one thing that you find also is that the sites are spacious (not packed together like many resorts near the beach). Trash is picked up numerous times a day at your site. The staff goes the extra mile to make sure you have a safe and happy stay here. From the time you arrive, they will offer an escort to your site, offer to help place you rig on site, and if needed because of physical challenges, offer to assist in setting your rig up. The attention you receive is many times followed up by the owner speaking one on one to each guest to make sure everything is right. Going the extra mile is definitely a characteristic of this park. We camped here in a Motorhome.

The park is very clean and the office/registration personnel are very polite and knowledgeable. The sites are very spacious for Florida beach campgrounds. The park offered pot lucks and other activities during the previous winter stay. The park is located across the street from the beach. The management will go the extra mile to even take its customers to the beach via their golf cart. The park is in the middle of all the activities that Panama City Beach has to offer. The bathrooms are maintained numerous time a day and night as well as the garbage. As with any rv resort located in a resort area, there will be some noise, but nothing to be surprised about as you must drive past all the entertainment establishments to arrive at the park. I have been rv'ing for over 48 years, have been all over the USA and I would recommend this to anyone. We camped here in a Motorhome.

In all fairness, this is a nice campground. The staff, store, check-in process were great. The street noise was almost unbearable, Club La Vella across the street thumped all night, and the grounds really needed sprucing up. Beware the sand spurs that stick those not wearing any footwear! Like many other campgrounds in highly populated areas, this one could improve by building sound barrier walls along the street sides. They also have the potential to become even better by upgrading their landscaping and basic amenities. We would not stay again, but in fairness it still is a nice place. Right now this park is an island of serenity. The electrical connections are good;the water pressure is good; the TV is extra but good; there is easy in and out (no pull thrus); the people are very nice; the store is good; security is good. What else can you ask of a park? We camped here in a Motorhome.

The ONLY thing that I can think of nice about this place, is that you can walk to the beach. A beautiful white sand beach that gets destroyed nightly by Spring Break activities. It is basically a rundown mobile home park with an area in the middle for RVs. The bathrooms were filthy and rundown. The hookups were ancient, I felt fortunate when the loose electric panel did not shock me. And don't be surprised to find sewer access on the drivers side and electric, water, and cable on the passenger sides ... bring long cables, hoses, cords, if you are feeling adventurous and decide to stay here. Our site was paved and relatively level. The store is adequately stocked. It is probably the most overpriced place we have ever stayed. And that includes some beautiful parks on the water in California. They even charged $3 for cable TV. And the NOISE was crazy. From about 2000 to 0300 the street was crowded with cars and screaming kids blowing their horns. Not the parks fault, but not my idea of where I want to spend time either. We camped here in a Motorhome.

This park is located across the street from a very loud bar. The base from that bar thumps until 2:00 in the morning. We paid for five days and wanted to leave in two because of the noise. We were told by the clerk that it is even louder on the weekends but they did not give refunds for any reason. This was the worst park we ever stayed in without the noise, add the noise and it is absolutely miserable. We camped here in a Fifth Wheel.

We stayed during the very busy summer season and were pleasantly surprised at the cleanliness of the bathrooms. This campground is only 300 yards off the Gulf of Mexico and they have their own beach access! The staff was very friendly and the owners came by personally and thanked us for our visit. Both of our children had a wonderful time and we plan on making this a yearly tradition. We camped here in a Motorhome.

Stayed here a week and it is the nicest campground we have stay in. Extremely well kept, friendly staff, great weekend breakfast buffet. Heated pool and hot tub very clean and maintained. I would highly recommend. We camped here in a Motorhome.

This is a very active, long-term and seasonal RV resort that caters to the needs and satisfaction of the vacationer visiting the Gulf Coast. Despite the "Beach" in the name, the resort is about a mile and a half from the beach, and just off US-98, just to the west of Panama City proper. Good quiet location, however because it's just a stone's throw from Zoo World you get to hear the lions roar in the evening. That's a little disconcerting at first but a little humorous later on. All of the facilities are very clean and tidy, and there's plenty of very nice landscaping all around. Besides a nice, heated pool, there are plenty of scheduled activities and events to please the residents. We liked the resort so much, we decided to spend a month here next year to get away from the winter weather up north. We camped here in a Motorhome.

The stay here was fantastic from start to finish. The staff was very friendly and even addressed us by first name upon check-in. The sites were beautifully landscaped and shaded. The pool was gorgeous and very clean. The overall park was spotlessly clean. There was even a breakfast buffet on Saturday and Sunday morning that was well worth the $5.00 per person. Cannot say enough good things about this park. We will return when in the area. We camped here in a Travel Trailer.

This was the nicest campground! The staff was excellent from the time we pulled in until the time we left. The park is the cleanest and most well-maintained of any park that we have seen. The landscaping is exquisite, the pool is great and the sites are concreted and level. A staff member can always be found cleaning the restrooms and the clubhouse. Trash is picked up three times daily from the curb in front of your camper. I can't say enough about this park! Thanks to all of the office staff who were so helpful and thanks to Mr. Ron for helping us find that off the beaten path beach where we collected beautiful shells! This is probably the best park we have stayed in. The sites are level concrete, great electric amperage and water pressure. Cable is $2.50 per day which I felt should be included in the price. Wifi is $4 per day and was even faster than our service at home. The pool and spa area are clean and the temperatures were wonderful. You could not have asked for a better area to walk dogs and they even have a large fenced dog run. The staff was very friendly and professional. The beach is very close as well as Walmart and Publix. We will definitely return to this campground. We camped here in a Motorhome.

First the positives: This park is beautifully landscaped and meticulously kept. The staff are very friendly, and all the services worked as expected (actually I have come to expect WiFi not to work... but it worked flawlessly here). The heated pool was a big plus since were visiting in February. Now the negatives: The park is a mile from the beach, and it's not an easy mile to walk or ride bikes. If you want to go to the beach, you will need to drive there. For this reason (and the fact that we were there off-season), I felt that the $60/night fee was a bit steep (plus WiFi must be purchased separately). Campers with children should know that this RV Park attracts more of an older crowd. Mainly empty-nesters and not very many children (not any while we were there). The other campers were extremely nice, and we were never made uncomfortable because we brought kids however. I would probably stay here again. We'll be coming back to Panama City in a couple of months, and we've already decided to stay at St. Andrews Park which is right on the beach. We camped here in a Fifth Wheel.

Very nice Park that is kept very clean. They deserve their high ratings. Restrooms are immaculate. Staff were very helpful and professional. They "aim to please"! They have "to-die-for" weekend breakfasts. It is about a mile from the beaches. If we return to the area, we would probably try to find a similar Park further west - toward Destin & Pensacola. Panama City Beach definitely leans toward "the younger crowd". We camped here in a Motorhome.

Very expensive with overly dense vegetation so that site with RV on it has limited usability. Staff is very Palm Beachy uppity. They nickle and dime you extras for everything. They give demerits. I think I left that with my sorority. They fine you for errors. It is not close to anything. There are nicer areas to spend that much for an RV site and drive to what you want. You have to here anyway. I will be looking elsewhere for my money. Economic times will give them their due. We camped here in a Motorhome.

Attractive small park - beautifully landscaped. Limited space for big rigs. Pull in area to register can accommodate only one big rig towing a vehicle and there is not designated area to unhook tow vehicle. Pleasant office staff suggested we pull through the gate and stop further down the road to unhook. This we did, leaving our tow vehicle at the side of the narrow roadway. We proceeded to the assigned site with our rig to find it was occupied so backed into the site beside the one we were assigned and called the office. We had been given the wrong site number and were advised to proceed to the correct site. Prior to doing this we moved our tow vehicle into a vacant site so we would not continue to obstruct the narrow roadway in the event another camper was trying to navigate. With some difficulty we did manage to get our 42' rig turned around so we could back into the correct site. We then walked back to move our tow vehicle only to be approached by one of the "Managers" who (in the best words I can use to describe) told us in a very snotty tone that we could not park our vehicle in the spot we were in. We explained that we had been given a wrong site number and had only placed the vehicle in the spot temporarily out of consideration of other campers who might be arriving. The manager continued to tell us we couldn't park there and we couldn't leave the vehicle at the side of the road either - don't know what we were supposed to do with the tow vehicle while we backed our rig into the site!!!!! This was definitely unnecessary stress in addition to the site fiasco. The other manager later came to our coach and further belabored the mix up until we showed him the map we were given with the incorrect site number circled. He also asked to see the vaccination records for our dogs as he commented that a couple of residents had already been bitten by "Canadian" dogs! We were definitely getting the message that Canadians were not welcome here. Following these events we observed the people in the park and really have to say they did not seem to be very happy or friendly. This seemed to be a strange observation as our 5 months in Florida campgrounds - Naples and Fort St. Lucie - have been wonderful experiences - absolutely great, friendly people whether campers, campground managers or staff. I do hope Emerald Coast RV Beach Resort is the only blemish on our trip. We definitely will not come back and will definitely pass the word to all we meet. We camped here in a Motorhome.

Excellent park! No, there is no planned activities for the children, but there is a lot of kids. They all seem to be very well behaved and having a good time regardless. Beautiful landscaping, cable and Wi-Fi work great, the people are extremely friendly, and the bathrooms were excellent. The only cons were that the camp store could be better stocked and the concrete pads for the patio could be a bit bigger. We would definitely come back...... We camped here in a Travel Trailer.

Very pretty RV resort with lush landscaping, heated pool, hot tub, shuffleboard, horseshoes and multiple dog walks with doggie bags and garbage cans. They pick up your trash 3 times a day. There is a shady deck with tables and chairs near the pool which was a nice place to have your lunch. Close to the beaches and local activities. The kids enjoyed all the sounds of the animals from the zoo next door. There were a few cons. The pool was far too warm. 85-87 degrees the whole week we were here. The turtle pond with paddle boats is in an unattractive part of the park in the middle of their RV storage area. We had to pay an extra $3.50 per child, per night which we felt was excessive. There are no kids planned actives and the park is not geared towards kids. We camped here in a Motorhome.

We stayed here for two weeks in March of 2007 and had such a nice time we went back for two weeks this year. The park is beautiful and well maintained. All of the staff were friendly and helpful. They were having problems with their Internet connection while we were there and are in the process of making changes to improve service. There is an extra charge for WiFi and cable TV. The place is very pet friendly. The pool and hot tub were very nice. Zoo World is next door so don't be surprised to wake up in the morning to the sound of a lion roaring. We camped here in a Fifth Wheel.

Campground is the same beautiful facility that it always has been. However, the friendliness that used to be an important part of this campground has disappeared. There is a new manager, and, while he is doing many things that need to be done (such as installing new washers and dryers) the relationship with the staff and work campers has totally changed. We were there the last part of February, 2008 and the tension throughout the park could be cut with a knife and was very unpleasant. Although, we have stayed there several times before, we are questioning whether we will return. We camped here in a Motorhome.

We stayed at this resort January 15 - February 15, 2008. It was a wonderful experience. The whole facility is squeaky clean. They have plenty of activities. They are very pet friendly. The place is awesome. We will definitely stay there again. We camped here in a Fifth Wheel.

The campground is very clean with excellent security. The staff was very friendly and helpful, and there were a lot of activities available. This is a pretty pricey place for an overnight stay but they have a lot of specials for extended stays that are reasonable. The only downside is that the sites are narrow and fairly close together. This RV Park is absolutely immaculate and extremely well maintained. My only complaint, and again, I only could find one complaint, is that the sites are simply too tight with not as much privacy between the sites as I'd like. I came here instead of TopSail in Destin and though I enjoyed myself, I will not return because of what I feel is the lack of privacy. We camped here in a Motorhome.

We stayed here one week. We found the place absolutely lovely in every way and could not suggest a way to make it cleaner or better managed. We found the staff very cordial and they do a wonderful job from everything we saw. This is obviously a meticulously cared for park. If you need space/entertainment for children or pets, the lovely nearby St. Andrew State Park is a great location. We camped here in a Motorhome.

We were eager to stay at this triple 10 (Trailer Life rating) park to see how it compared to other parks we've visited. It is beautiful, immaculately groomed and situated right next to a zoo. What a unique experience to see Reilly the giraffe's head pop up over the fence or to hear the lions roar at feeding time (around 4:30 pm). However, one night of the three that we stayed here, the big cats got into a fight and their growling and hissing kept us awake most of the night. I recommend being parked away from the lions! The entrance to the RV park was off of a residential side street, difficult to find after dark, so pay attention for the small sign announcing where to turn. This park is not close to the beach, so if you're looking for a beach vacation, don't stay here; it's in the city. We're bike riders and this wasn't a good locale to ride from. We camped here in a Motorhome.

Very nice park. Immaculate. Obviously, the owners take great pride in the facility. Had zero issues with the management, unlike some of the people who gave this park a bad review. They were very friendly and went out of their way to help. Not much in the way of a camp store, but there are two RV stores and a Wal-Mart within a mile. Smallish sites which is why I gave it a nine. Will stay there again when in the area. We camped here in a Motorhome.

This is great resort in a great location. The resort is located next to a zoo which provided us lots of entertainment as we could hear the different animals throughout the day. The park is located just over a mile from the beach – these are beautiful beaches in this area. The park is clean and well kept with palm trees and shrubs between sites so you don’t have to look at your neighbors dump equipment. The only downside we saw was the sites were very narrow and close together. They have tons of activities. We were there over Thanksgiving and they really put on a great meal for the guest. There was so much wonderful food. Overall, a very good park but it is a little expensive. We camped here in a Fifth Wheel.

This was a complete disappointment for a campground rated so high by Woodall's. The sites were complete concrete with little to no shade. There were almost no children around and not really much for kids to do. The "lake" we saw did not look well cared for. Most sites seemed to be taken by full-timers and we (in our 30's) were by far the youngest people there (that we saw). The bathrooms had a horrible odor. Because there was no shade the heat was oppressive. Needless to say, we won't be back. We camped here in a Tent Trailer.

We had a great experience here, and I believe that most of the bad reviews that I have read were from those who are not pleased with anything. We found the rules very easy to comply with, most were common sense. I will recommend to all my camping friends to stay here. We camped here in a Motorhome.

The campground facilities were very nice. The pool and play area were clean and nice. I would like to say I did not find the staff to be very accommodating or friendly, especially with younger children. I was disappointed in the distance to the beach and the zoo next door did get stinky. I would look for another campground next time. We camped here in a Travel Trailer.

This is the best run facility we have stayed at. Exceptionally clean and very inexpensive. Good food and great fun. Had a little problem trying to book online - our confirmation never reached us - however, the staff took care of the issue of double booking us immediately. We will be back. Nicely landscaped between concrete(pads/streets). This place touts itself as in the top 6 in USA, but we have stayed in more than that we rated 9 or 10. This place is well located, and their attitudes are getting better, although there are still a lot of rules, they now have a "dog walk" next to one of the ponds...our dog loved swimming there. Folks in the office were friendly and helpful. I found the clients to be many locals, though not permanent (Alabama, etc.). The sites are closer together than I like, narrower than I like, otherwise a 10. We camped here in a Motorhome.

The park is well landscaped and kept neat and clean. It seem to be secure with an entrance gate that they loan you an opener for. We were warned to make sure we returned it or we would be charged $25. Sites are very narrow if you have 4 slides can't walk around the coach easily. Unable to put out our awning because of the trees. The rate is quite high and then everything is extra. If you want WiFi it is $2 per day. If you want cable TV it is also extra. If you want to use your washer/dryer in the coach it is also extra. I think for $59.95 plus tax per night all of this should be included. We camped here in a Motorhome.

I read all the reviews and still booked my trip here. We were very happy with this campground. We met lots of friendly people and a lot of full timers that had been here for years. We met one man that had been workkamping here for six years that was extremely happy with his stay. There was a lot for the kids to do. The pool and hot tub were very clean. They had a breakfast buffet on the weekends, and ice cream social on Sundays, and a cookout or BBQ every other Saturday. Everyone here was so nice, we didn't want to come home. They had a laundry that was very clean too. It's only a block away from Front Beach Rd, and very close to all shops and restaurants. We have stayed a lot of places , but from now on I'll only stay here , and I'm putting my home up for sale to come here to workkamp as soon as possible. We met the manager, and he was very nice, and the ladies in the front office we met were extremely nice. We feel like all the people we met and became friends with are a new extended family. We will definitely be back soon. We camped here in a Travel Trailer.

This is an excellent RV Park! It's a pity that so much review space has been usurped by one or more very unhappy work campers. They need their own forum. We loved the place. The pool was great. The breakfasts were excellent, and it appeared that the owners or managers were going out of their way to make us and our mid-price motorhome comfortable. The grounds are extremely well-kept, and if there was a complaint, it was that the noise of machines cutting and trimming the park were disturbing. None of the help seemed to be resentful or display bad attitudes, so our stay wasn't marred by resentful workers. If there were more rules than usual, I didn't notice. If they were enforcing them, that's great for a change. I can't imagine anyone not liking this place. Didn't care much for the town, but would stay here again anyway. We camped here in a Motorhome.

We have stayed at this park several times and our experience each time has been excellent. We have found the park to be consistent with the excellent trailer life rating which it has received. The staff have been very helpful and professional. I have noticed some negative reports on this park and suspect it is a "get even" situation. I don't find their rules unreasonable for an upscale resort. Perhaps those that like to set their own rules would be happier in a less restrictive resort. Personally I don't like to arrive at my reserved site only to find someone else with a vehicle parked there. Also even though we have two dogs of our own, I like their pet policy. There is nothing more disgusting than your grandchildren trying to play on your site only to find it covered in brown spots from some careless campers' dog. Also we camped here with two teenage boys who had a great time. The staff even transported them back and forth to the beach - free of charge. If you are a discriminating camper who abides by the rules you will find this a superior experience and the staff very helpful. We camped here in a Motorhome.

I will admit that I am new to this site, but when I read the reviews for this CG I actually went back to see if I was looking at the correct site. We stayed there for a few days and when we arrived late one night we were met by the security guard and told him we did not have reservations but were tired (it was about 10:30). This fine gentleman led us to our site which was a pull thru (he said he put us there because it was late and it would be easier for us), held a flashlight while I hooked up utilities then said just keep the toad behind the RV on the pad. A lot of people said that some get treated different because of the motorhome they drive and in some cases I agree. We have a 1995 Allegro Bay and the security guard had a really nice diesel pusher. We were treated very well and went to a movie there in the clubhouse and had free popcorn and sodas. At one point while my wife and I were shopping, my college football fight song went off and the man next to us pushed his remote to deactivate mine but instead his started as well. This must have been really annoying and he ended up unhooking mine. I said all this to say no one ever complained, not management or anyone else. In fact, the management laughed. My only complaint was they did not have a t-shirt in my size. We camped here in a Motorhome.

We had an excellent experience at this resort. The staff was very helpful , attentive to our needs. The resort was clean , well landscaped.The sites were concrete , level and spacious. We stopped at Emerald Coast RV Resort on our return home from Fort Wilderness. We were not towing a car as our original plans were to camp at only at FW and we did not need one. When we explained our need to rent a vehicle for a couple of days , the staff was very helpful in providing all the information needed for us to obtain a rental car. With the info provided we were able to have a car delivered in less than an hour ! On a Sunday no less. Upon arrival we were provided with an info packet , including Resort rules , ect. Yes, this resort did have a few more rules than others we have stayed at and a few we we didn't understand the need for , but rules are rules and it is their resort . As long as the rules are enforced equally to all,and I did not see or experience anything to the contrary. The only exception to the friendly staff was the night security . We asked where to dispose of trash after hours , he apppeared annoyed and did not want to be bothered with such a trival concern. Overall I would consider this an "upscale resort". Meaning if you would not be comfortable at a 4/5 star hotel , you may not be comfortable at Emerald Coast. We camped here in a Motorhome.

Hitler, Goering, Goebbels, and Himmler. I do not know which of these Nazis I am. I must be one of them because I have work-camped here for the past 2 years. Sept. 2002 to May 2003 and Sept. 2003 until now. We plan to be here through May 2004. I make it a point to be exceptionally nice to ALL our guests, even the one's that are extremely hard to please. It is true that we do not allow people to leave their pet's waste on our campground. We have 3 large dog walk areas, pet waste bags provided, with a bucket to place the waste in. Plus we have 12 acres where there are no RV's where guests may walk their pets. I work part-time security and I have not had any problems. Most people do not read the rules sheet they sign when they check in. Really restrictive rules, don't speed (we have people walking their pets, people just walking and kids playing). Pick up after your pet (our guests do not like to step in it). Please be quiet after 10 PM. Do not trash your site. Don't put trash out after 3 PM. We have some wild house cats that roam the park at night and they love to tear up the trash bags. Then the work-campers must pick it up the next day. Once these rules (and the reason for them) are explained to our guests, they are more than willing to comply. As for parking on unoccupied sites; we have late arrivals that may be assigned that site. If someone is parked there, we must find the owner and have them remove the vehicle. Meanwhile a camper rig is blocking the street. We have plenty of parking for your extra vehicles. You may have to walk 200 yards to the parking area but that should not offend anyone. I truly regret that some campers had a bad experience in this resort. I wish you would give this RV resort another chance. We have a great group of people. We camped here in a Fifth Wheel.

There are two first class, upscale RV parks in Panama City Beach. One is this one and one is Panama City Beach Resort on the beachside. Both have nice amenities, both have paved parking spots, paved roads, and all the stuff a first class park should have. The difference is that this one has a bunch of stupid rules while the Panama City Beach Resort does not. Whatever you do, stay at the Panama City Beach Resort and not this one. We camped here in a Fifth Wheel.

Hitler, Goering, Goebbels, and Himmler DID NOT flee to Argentina after the war. They are alive and well and are running this RV park in Florida. I have NEVER, NEVER seen such a place. The rules are draconian (dogs may not pee on the grass-, where else are they going to pee?) nor have I seen so many do not do this or do not do that signs. (For instance, when you are walking your dog, you must carry a VISIBLE plastic bag for picking up droppings.) They specify what you can put outside your units, they provide you with a $25 fine for certain transgressions, and so on and so forth. Make no mistake. This park is beautiful and the Nazis keep it that way. But the price you have to pay in personal freedom and comfort is not worth it. These people are way off the mark. Nobody minds a few good rules for the benefit of the park, but the two small-type pages of rules and laws you must sign when you check in here are ridiculous. And they advertise that there are telephone hookups at each site, but you can't get one unless you are a long-termer! In short, if this place is Utopia, then I had rather stay somewhere else and enjoy myself and, also, the previous postings are true: They treat their workers like concentration camp inmates. STAY SOMEWHERE ELSE! We camped here in a Motorhome.

We were work campers here from Oct. 2003 through Dec. 2003. This is a beautiful park for a guest but don't even think of working here. The owner, is a micromanaging, penny pinching nut job. The $100.00 deposit is held as a ransom to make sure you arrive. He has to hire twice as many workers as he actually needs because half of them leave within a week or two. Too many rules for people and pets and the extra charges - cable, over 2 people etc. really drive up the cost per night. But the biggest problem by far, is the OWNER!! We camped here in a Fifth Wheel.

I don't know where to begin. I had never stayed at Emerald Coast before but had heard it was very nice. And it is one of the most beautiful campgrounds I have ever camped in. Our group had five sites in a row for three nights but one of the sites was only reserved for the last two nights so it was unoccupied the first night. I towed my golf cart along as well as my son driving his truck. I asked if the cart trailer could be parked behind my 22" motorhome on the site and was told yes. As we were unloading everything my son parked his truck in an empty slot across the drive. Some friends and their children arrived to see us and check out the park for future camping and parked in the slot which we had rented for the last two nights. We were still unloading, keep in mind. Security promptly arrived and advised us to remove the trailer from the site, move the truck, and placed a notice on our friend's truck for improper parking and to remove the golf cart from the grass. None of this was a problem but we explained that we were just unloading and had not had time to arrange our vehicles. That night we cooked out and sat out under the awnings and "camped out". I will readily admit we got too loud and violated quiet time. The next day security again arrived and warned us of being too loud and squealing our tires in the campground. We admitted to count one but none of our vehicles moved that night. We are grown adults here and all have respectable jobs. We agreed to hold down the noise. We literally whispered the next two nights. One of the camper's son left his flip flops in the grass on his own campsite which were picked up by the staff and carted off to the work shed. We had to go hunt them up. The friends that were camping the last two days had to cancel and called to notify the campground. They cancelled the second night but charged them for the first night which was already paid as a deposit on MY credit card. That night I parked MY golf cart on the extra site. The following morning my son went to the bath house and upon returning parked on the vacant slot. Security immediately arrived and told him to remove the cart which he did. I then returned the cart to the site until prior to eleven which is check out time and then moved it back to my own site. That afternoon we were greeted with a letter threatening to have us evicted from the campground by the Sheriff no matter what hour if we continue to park our cart on an unauthorized site. We then went to the owner, Lyle, and explained that I had the site rented for the one night. I also told him about the other nitpicking complaints. Lyle agreed that it appeared his staff was excessive selective in their enforcement and he would talk to them. Problem Solved? OH NO. Later that afternoon, after the conference, one of our campers placed a garbage bag at the road. By the way , this is obviously a major violation because trash cannot be put out after three. The camper stated he understood and collected the bag. The security man then drove right past two other campsites with the same type bags out and did not stop. And right across from us there was a large SUV parked in an adjoining unoccupied slot behind his motor home. These sites were obviously occupied by much nicer motorhomes and campers than my 2001 22' Minnie. Did he stop and talk to them about that? Of course not. And we had not said a word about it until the trash incident because we could care less. Did I mention that right across from us alone there were eight or nine empty sites. I wonder why? The security officer was approached about his selective enforcement on the parking and the trash and we assume he followed up. We really did not care. Thank goodness we were checking out the next morning. I checked "no" to Family Type Campground because I really believe children are not welcome. No one sat out at night, or cooked out, or walked, or visited or played. You know that fun camping kind of stuff. I have been in morgues that were noisier at night than this campground. Well Lyle, your message was well received. We will not be back and I am sure that suits you just as well as it does us. We had also heard other campers talking about the strict and selective enforcement of the rules so it was not just us. Lyle told us during the meeting that he did not want us to feel uncomfortable and did not want us to get the impression we were not welcome. Maybe when I retire and my kids are grown and my wife and I buy a million dollar motor coach I will come back. Just kidding, I'd rather go visit the morgue. We camped here in a Motorhome.

We have stayed here for several years. The location is great to close to everything. The park is layed out well with nice concrete sites. But the problem is with the owners and staff. They are not willing to work with you on your stay. The prices are high and the owner thinks he should charge more and have less people in the park. If a person wants to stay long they won't work with you to stay all though. They are no where near full. I think personality goes a long way when you work with the public. We will not go back. We camped here in a Fifth Wheel.

My wife and I work-camped here from Sept. 11, 2002 until now (Feb. 23, 2003). We intend to stay until May 2003. This RV park is very nice! We have had no problem with the permanent staff or the owners. The only problems I have seen is with the residents who refuse to obey the rules! Really restrictive rules like: 5 MPH in the park, pick up your pet droppings, no loud music after 10 PM, excessive equipment on your site, no parking on the grass (sprinkler head damage), no pets tied up outside unless you are there with them. Some residents do not like rules of any kind. We have really enjoyed our time here. We would return in a heartbeat. We camped here in a Fifth Wheel.

This campground is not camper friendly. The owners are wealthy and rude and the help (with acouple of exceptions) is rude and uncaring. We stayed there from July 2002 until January 2003 and we were constantly bombarded with rules this and rules that. And when we would go talk to them about it they would say there is no problem. This leaves us with the impression they harass everyone. As we talked to folks we found this was true. The Workcampers there were treated horribly. I dont know how some have stood it. Many left and others are leaving within the week because of their treatment. This is a beautiful park but the owners and some staff make it ugly with no personality. Cold, stark and as for the folks who talked about the activities and all the facilities, you can have all of the facilities in the world and the park still not be a good place. And as for activities there were none except for a cookout and ice cream social every other weekend. All in all a big thumbs down. Try another park and you will be much better off. These folks don't care and are neither honest or trustworthy. They lost their Good Sam membership if that tells you anything! We camped here in a Travel Trailer.

I am glad to see that some workkampers are trying to "stick up" for this campground. However, instead, the owners should be reading these reviews and realize they need to take a course in hospitality. We workkamped there in 7/02. I never posted a review on this site, however, now that I see so many people have had the same treatment from the owners, I wish I had. Maybe I could have prevented someone from staying there. The biggest problem is the rules, which are many, are enforced, but not on everyone. Example, no parking on an unoccupied site. Makes sense. Well there was a Prevost that parked his toad on an unoccupied site for days and manangement never gave this person a "ticket." Yes, you get tickets at this place! Yet, someone did this for approximately 15 minutes and got blasted by management. No parking on the grass.You'll get a ticket if you do. Makes sense. Yet I watched the owner park her car on the grass for an entire day. They have concrete pads but the only thing that is allowed on them is chairs. Management is so afraid that the concrete is going to get messed up, they watch everything you place on it. Well, if it is going to be that big of a deal, then tear the concrete out and put something in it's place. Most of us are "rule abiding" people. But there are rules and then there are rules. All of us understand rules must be in place for the safety of other campers and for the betterment of the resort. But this place comes up with new rules everyday. I have never met two campground owners that were as ill suited for managing a campground as these two are. I was in the hospitality business for almost 30 years so my standards are high, but I wouldn't hire these two for an entry level position. We camped here in a Motorhome.

My husband and I are snowbirds and spend the winter months at various Florida Campgrounds, each year hoping to find a good one that we enjoy. Last year we discovered Panama City Beach and this resort. We could not believe how beautiful and clean this well-maintained resort was. They had activities, a Super Wal-Mart 1 mile away and they had wonderful walking and biking trails throughout the resort as well as heated pool, putting green, shuffleboard. And the private air conditioned/heated restroom were spotless. I enjoyed this and will return again. We camped here in a camper.

I see other RV people were not happy here. I can only write up what happened to me. Our treatment was like we were gold. We have a high dollar motorhome and that may change things in some way. We like the park a lot. We had lunch out by the pool one day, very nice. I asked other people in park, do you like this place, all said yes! The park is Woodall 5/5 and TL 10/10*/10. That is the best rating you can get. The park is clean, new, nice to look at, no road noise, nice pool, and etc. We plan to return again in future. We camped here in a camper.

We made a reservation in July to stay in this campground for the week of November 18th of 2001. Cancelled the reservation 6 days later and was charged a $10 cancellation fee without ever being told. They took my credit card number to hold my reservation, charged one night on the card, and then when we cancelled (before we even got our confirmation slips in the mail) we were told we would only get $21.95 credited back to our card. When we talked to the owner regarding the situation (Lyle Shartk) he hung up on me! They don't care about their customers and there are other campgrounds in the PCB area that don't charge any fees if you cancel 6 days later! They have been nothing but rude to us!! I give them a definite thumbs down!!!! We camped here in a camper.

My wife and I work camped in this park for 4 months , before we were driven out by the owners. Lyle and Lizzy Hartka. THIS IS NOT A WORK CAMPER FRIENDLY PLACE. 6 other workcampers had also started jobs there and left in the 4 months we were there. The owners manage the park, are rich, and do not care about anyone who does not meet their stuck up standards, unless they are rich, then they will bend all the rules for them. This is not a place to work, check the workamper news, see how often they advertise for help, must be some reason??? Now they require the workcampers to give them a $100.00 deposit, this money is held to guarrantee that you arrive when THEY tell you to, and leave when the time you committed to is done. They talk down to the help, never care about you or any problems that you have and are CHEAP. If you need to fix anything, be ready to use your own tools, they have next to nothing to work with. Some of the workcampers could not even get the same days off together. Please do youself a favor and avoid this place. We camped here in a camper.

Beautiful brick paved road makes this park look totally top notch. We stayed in site 53, pretty close to the office. Our WiFi worked well. There is nothing to do at the park except for the pool. The bathrooms and laundry room close at 10PM, and there is no camp store of any kind. Spaces are fully concrete, with patio as well, but no tables. Judging by all the other campgrounds that we saw driving around, this is the one I will return to. We camped here in a Travel Trailer.

Great location. Walk to beach, good restaurants, and shopping. We arrived after hours and were assisted by professional security staff. Nice pool. Sites were large enough for large motorhome, but be mindful of palm trees if you need room for slides. Pavers and concrete pads are a welcome amenity. We will stay here again. We camped here in a Motorhome.

We stayed here three nights. Very nice place. Plenty of room to maneuver a big rig. WiFi worked just fine for us. We had a pull-thru with the afternoon sun on the street side, so lack of shade trees was not a problem. Staff business like, but friendly and helpful. We have stayed here before and will gladly do so again. Only major drawback is that it is a bit expensive. I suppose one pays a premium for location. Some excellent seafood resturants nearby. We camped here in a Motorhome.

Have to pay in advance and no refunds. Advertise wi-fi but only works in club house. The only power in the club house is at the kitchen counter. So, I pay top dollar in advance and have to stand in the kitchen to use my computer. Office is only open 9 to 5 and staff is of no help. Was told that the wi-fi in the campground had power problems last week and did not know when it would be fixed. We have stayed here for a few days in 2007, 2008 and 2009, but never again. This campground continues to go downhill in appearance and service. We camped here in a Motorhome.

Had Reservations here for one night. However when Severe Weather warning posted for entire area Decided not to attempt travel. Called ahead to cancel, Told, NO. No refunds Said we could have a 2 year credit if we ever get back this way.... will just chalk this up as a lost.... We camped here in a Motorhome.

Shortly after we arrived, power went out. Tried to call the office - no answer. Walked over to the office, it was closed and locked. Found out the park did not pay its electric bill. Camp host told us it did not look good for the power coming back on and that it would be a cold night. We left. Called a week later to get refund of our money, was told no - only a rain check. Who would want to go back there. They can't pay their bill and just leave so they don't have to answer questions. Office manager is the rudest person I have ever met in my 3 years of full-time rving. Will never go back there again. We camped here in a Fifth Wheel.

This is a nice looking park – but very poorly run. They try to run it like a 9 to 5 business. Nothing is open until 9am – including bathrooms and showers, exercise room, pool, or laundry – and then is shut down at 5pm when the office person goes home. Guess when they go home, RVers are supposed to go into their RVs and not come out again until 9am. Office person has a personality like wet sand. It does not seem like she likes her job. We called a month in advance and made a reservation; even paid for it then. When we arrived, nothing was ready for us. We had to wait 15 minutes for her to get the paperwork ready; then had to wait another 30 minutes to go over and sign all the rules. By the time we got out of there, it was raining so hard, we had to wait to set up. Had we been in and out of the office in five minutes like most parks we would have been able to set up before the rain. Then, the rules are not correct. The rules state that the office and all the stuff (bathrooms, laundry, exercise room) opens at 8:30am. But, since no one gets there until 9am, they don’t open until then. Trailer park behind the RV park is very noisy. This is a poorly run place; they just want your money. Wife asked what did we pay for? We will never return here! We camped here in a Fifth Wheel.

This park is a resort park that is only 1 block from the Gulf Beach. The concrete sites are large and level. It is the only park that I have been in that had 4 sheets of rules and other information that you had to sign when you checked in. While none of the rules had any impact on our stay, I found it unusual. Wifi worked very well even though we were the furthermost distance from the antenna. If I was staying longer in the area, I would probably look for a less expensive park but this was fun for a first time visit. We camped here in a Fifth Wheel.

We have stayed at this park several times over the past few years. It was not until this last visit that we were disappointed to say the least. The office staff was rude and the site was in poor condition. Grass and landscaping was dead and sprinkler systems non-operational. Sandburrs have overtaken the grass areas to the extent that pets and children cannot walk anywhere except on the roads. It appeared that what was left of the lawns had not been mowed for months. I wrote a letter to the owner expressing our concen and never heard a word from him. I cannot recommed this park to anyone and hope that the new management will correct the situation soon. It is a shame since this was one of our favorate parks.... We camped here in a Motorhome.

This is a very nice/first class park. Everything in the park is nice and new and the grounds are VERY well kept. As mentioned earlier picnic tables would have been nice for eating outside on but that is about the only fault I could find. Beach access is right across the street and due to the location in regard to the rest of Panama City Beach traffic around the streets is very light. Internet access is free and usually worked very well. We used the Good Sams discount and stayed for 7 nights. I will be back for sure. We camped here in a Motorhome.

The campground was neat and clean. I was very surprised there were not picnic tables or tables with chairs on the site. We had to purchase a fold up table at the local Wal-Mart. The beach access is further than we expected. Andrews State Park was our favorite beach area. It is just down the road from the RV park. The staff was very friendly. I noticed people with rates of $59, which upset me as well (we received the incorrect receipt). Also, when new campers came in, they put them right next to current campers even when the rest of the park was empty. I would have appreciated more room. Overall, the RV park is very nice. We camped here in a Motorhome.

We stayed at The Panama City Beach RV Resort in April of 2008, while on vacation. The campground was very neat and clean, as were the showers, restrooms and pool area. We were disappointed when we discovered that we had to walk two blocks to the beach. We were told when making reservations, that the beach was across the street from the campground. In actuality, it is a block up the street and a block down a narrow alley. The campground was highly overpriced, considering there is nothing to do there other than the pool. We were also annoyed that there was a walk-in only special for $59 per night. The sites are all set up for front living room campers. The concrete patio is located at the center of the site. Since our trailer has a rear living room and entrance, our door opened into the bushes. We wanted to pull the trailer up, but couldn't because we would have had to park on the grass, and that is forbidden along with multiple other things. The campground did not have picnic tables, something that we haven't experienced at any campground we've ever camped at. We camped here in a Travel Trailer.

Very nice place. Extremely clean and manicured. Level, concrete sites with concrete patios. It is pricey though. The pool is heated in the Spring which is nice. They just got wireless internet and I had to keep logging back in to stay connected but the signal was pretty strong. It's a short walk to the beach from the park. Our only problem with the place was that they messed up our reservation. We requested a back-in space because it's cheaper. Their office hours are very inconvenient. We arrived at 5:30 pm and they close at 5:00. They put us in a pull-through site and since the office was closed we stayed in that site for the night and checked in the next morning which was Sunday. The office didn't open until noon. They made us move to another site even though there were only 3 other campers beside us in the whole park and it was their mistake. Also, they don't give refunds for any reason and to book a reservation you have to pay up front in full. That along with their high price was probably a big reason why all the other RV parks in PCB were pretty full except for them. Beautiful park but bad customer relations. We have stayed at Panama City Beach Resort for 2 months a year for the last 2 years. We think it is one of the nicest campgrounds we have stayed at It is clean, quiet and within walking distance to the beach. In 2006 the staff were very nice people. 2007 was a different group and the only friendly person was their maintenance man. The front desk person was rude at times and not friendly at all. The only inconvenience I found was the laundry room is way to small and cramped and in 2007 they had removed the table where clothes could be folded. They were installing Wi-fi during the time we were there in 2007 and it had not been completed by the time we left. However, it will be a welcome addition. We camped here in a Motorhome.

It is hard to give such a nice campground a less than nice rating. This campground is the first one I have ever visited that did not provide a picnic table - I suspect it is too upscale for that. The park is very neat and clean (groomed) and the rules border on going overboard. My biggest disappointments were the beach access and their no refund or camping credit policy for early departures. There policy means simply no refunds for any reason - end of subject. The park is nice but the beach and beach access lacks. For example, you walk out of this nice campground to go to the beach, turn left at the local Pub, walk down to the beach past a huge overflowing garbage dumpster, then onto a beach with trash and broken beer bottles on it. I know that the beach condition is not the campgrounds fault but it definitely effects the quality of your vacation. If you want a clean beach - go to Destin. We camped here in a Fifth Wheel.

We have stayed in the park for several years and have really liked the park. Both my teenage girls like the pool and how close it is to the beach. I was disappointed that they charged an additional $5.00 per person per night over 2 adults this year. They did not do that in the past. It is pricy, but you get what you pay for with a clean well kept park. I would stay there again. We camped here in a Motorhome.

Great park. Easy to get in and out of. The sights are large with pull-thrus and back-ins. No playground for the kids, but who needs a playground with a beach and pool. The only negative is the walk to the beach is a couple of blocks away. We camped here in a Fifth Wheel.

We decided for a last minute trip. We called on Thursday afternoon for the next night (Friday) through Sunday. They told us up front that they could accommodate us but we would have to move each night. We said fine. We stayed here once last year also. This is a great park, very clean. Our only interaction with staff was with a lady that was pleasant and honest. We will most certainly stay here again when our travels take us to the Panama City area. We camped here in a Motorhome.

This park we found to be close to the beach and a very well taken care of park, a little on the pricey side but worth the extra! Reserved again in April, when the palms grow a little more shade will be great. Alot of the parks are being replaced by condo's I hope this one survives! Park was built in 2002 and has brick paved road with a very pleasing pattern. The sites are all paved with a paved patio space. Sites are decent in size with about 20 feet from my awning to my neighbors unit. Landscaping is excellent with one drawback...No mature trees, hence no shade. There is some light coming from a local beachware shore for sites on that end of the park. The state park entrance is at the end of the street in front of the park and dead ends into th SP, therefore traffic is at a minimum. Walk to beach is pleasant, maybe 200 yards or so. The camp store has bread, ice cream and snacks but isn't open after 5pm nor before 9am. Staff was not very visible outside the office. Almost all maintenace is outsourced. However, it was simply the nicest CG we have stayed in. Yes, it cost more than the state park but I didn't worry about a gator or snake greeting me in the morning. The gate was broken so anyone could acces the park for a look. restrooms were immaculate until the last night when 3 teenage terrorists generally trashed the bath house. If this park were not 550 miles from me, I'd be there every weekend and several weeks per year. It's that mice. When the trees mature and there is some shade, it will be perfect. We camped here in a Motorhome.

This is a truly elegant resort in most respects. However, you should be warned about some of the current conditions. Also, notice that the fee has been raised drastically. Detracting from the fine facility is the on-street location, which tends to be very loud far into the night, including motorcycles that seem to be able to drive through the resort. Lights are intense throughout the night. Most annoying is the increasingly loose management which now seems to permit any number of campers in a site: we saw more than a dozen in one site. Although there is no entertainment aside from the pool, hordes of children bike through the resort with no apparent control or helmets. Vehicles are parked on the access road, sometimes creating a dangerous situation, since the beautifully landscaped sites are barely big enough to accommodate unit and tow. In short, the resort no longer is as restricted as it was intended to be. There is of course, no store worth mentioning. We camped here in a Motorhome.

By far, the best RV Park in Panama City Beach. Across the street from the Gulf of Mexico. Brand new. Reasonable rules and regulations and great management. Would highly recommend. We camped here in a Motorhome.

Outstanding. First class in every respect. No stupid rules like Emerald Coast RV Beach Resort which is nearby. This is far superior to Emerald Coast in every respect and is right across from beach. We camped here in a Motorhome.

Very new gated resort, short walk to beach. All paved sites and streets. Excellent pool. No clubhouse. Nearby shops, restaurants. Small resort and a bit crowded feeling. Expensive...especially with kids. But to be near the beach, it's unbeatable. No pop-ups. Would return. We camped here in a Motorhome.

I am getting very upset with parks advertising wi-fi and when you get settled in wi-fi is bad or won't work and the response is always the same it just started acting up just before you got here. This one of the major reasons I select a park and I wish more people would give this in ratings. Contact person was real friendly on survey of park before we checked in but when we returned new person was rude and and the list of don't were posted every where you looked. Next time I would not return to this park when there are more parks close by that have what they say and have rving atmosphere. We camped here in a Travel Trailer.

This is an older campground, but very will maintained. It has several lakes and we were right on the lake. Sties were a bit short, but OK for us. The ranger directed us backwards through a one way, and told us to back in as we had to pull in because the hookups were on the wrong side. No problem though. Picnic table at site. No room for our awning. Bathrooms were very clean. Many pine trees in the beautiful campground. Easy in and out to HWY 98. Close to city. Water pressure was good. 30 Amp hookups only. We camped here in a Motorhome.

The park pool is not heated in the winter, the roads are gravel and have a lot of potholes. The sites are not level. There are too many pine trees which drip sap all the time, and shed the needles and cones, which makes a mess of the sites. The sites are too small to accommodate decent parking for your towed vehicle. The owners are not very friendly. I would not come back here ever. We camped here in a Motorhome.

Another very nice Florida State park. Surprisingly secluded for a park in the middle of Panama City Beach. There are two loops, Pine and Lagoon. Both are actually on the lagoon, but the Lagoon loop is more open, while the Pine loop more shaded. There are very nice sites on both loops, and the waterfront sites extremely nice. We were on a waterfront site in the pine loop: a little cool in March due to the shade. This tended to be a busy feeling campground, with a number of spring breakers, but not overly loud. Sites in the Pine loop are a little narrower. Interior sites in the pine loop have neighbors both side and back and not much privacy. Some sites can be far from the restrooms. Bathhouses are clean and have laundry facilities. We had a cottonmouth snake lounging on our patio mat one sunny afternoon when we returned to the site. Ranger advised snakes very common and that they have three types of venomous snakes in the park: but not a bite in years! Keep your tent flaps zipped! A nice park and we will return. We camped here in a Fifth Wheel.

We had never camped here before, so we didn't know which site to choose, so we let the reservation girl chose for us. When we arrived, everyone had gone home, but they give you a gate code to get in after hours. That was nice. However, we had arrived after a pretty good bit of rain, and the sites were flooded. Not just a little flooded... you could go swimming in the one we were supposed to camp in. We drove around the park and found another site (that we hoped wasn't reserved) and we camped there. We called the next morning and they switched us to that site for the following night as it was open. The views are beautiful and the wild life at the park is awesome... we saw a couple of deer and an alligator crossing the road. We kept our small dog inside! :) There are not full hook ups and that was a little inconvenient. Otherwise, nice unless it's going to be raining a lot! We camped here in a Travel Trailer.

We were very happy with this campground. Was inside a park which seemed to be very nice. Compared to other parks I saw in the Panama City Beach area: this is definitely the place to stay. The others in the area were slabs of concrete with sand with a lone palm tree as decoration. Stayed at site 122 which is definitely the part of the campground to stay at. The other end is ok but more in the open, (but still better than the other local cg's). Stayed 4 nights but wished we could stay longer. We camped here in a Travel Trailer.

This is a beautiful campground. The beach was gorgeous (driving distance, but within the state park). We live in N. FL and are very beach spoiled! We camped in site #122 toward the West end where the sites are a bit more private (grown in between) and we loved it. Right up to the Grand Lagoon as we expected. We have a three-year-old and the playground we very nice, well kept. Staff were friendly. We were surprised we were able to level the trailer without blocks. I mean level. At first we thought we'd have a hard time on the sand, but we found the sweet spot. We arrived after dark, but took it really slow and did not have any problems. Our trailer is 26 feet (30 total). Really minor, if you want a campfire, bring your own wood. The CG wood is not seasoned and smoked a lot, but did not burn well. Side note: We went during the weekend of the Florida Iron man, which was a huge event. Miles 18-20 or so went a bit through the park (not really the CG itself), and the organization/traffic control was outstanding. Hats of to PCB police, Bay County Sheriff, Iron man staff for that. Stay at this park and you won't be disappointed, but get the water view if you can. We can't wait to get back. We camped here in a Travel Trailer.

I'll start with a couple negatives to get them out of the way. The restrooms were not maintained very well during our 3-day stay. It was Labor Day weekend and the place was packed but the staff could have better anticipated the enormous amount of foot traffic through the bathrooms. They were pretty dirty the entire weekend. Also, the air conditioners in the bathrooms are terribly inadequate and you begin sweating the moment you emerge from the showers. Now for the good stuff. This is an extremely nice state park. We were in one of three tent-only sites and had so much privacy. Our site could not even be seen from the road. In front of us was the lagoon. We could sit at our site and watch boats and dolphins pass by. Florida's heat and humidity were pretty brutal but a couple of box fans in the tent helped greatly at night. The campground was pretty quiet at night considering the large number of people. The only noise issue was with someone who let their dog bark for over an hour. The campground's location puts you very close to many restaurants and activities in PCB. We ate dinner at Capt Anderson's which is only a couple miles from the park. Very good but a little on the pricy side. Overall, St Andrews is a must-do campground. I almost hate to say that because it will make it harder to get reservations. But everyone should experience this place at least once. We camped here in a Tent.

This was our second visit to St. Andrews. This is a great place to stay. If you like camping, state parks, outdoor activities - this is the place for you. Given the price, it is the best vacation deal I have ever experienced. The thing that could be better is the bath houses - as stated earlier they aren't climate controlled and due to traffic they aren't always spotless although I never saw them filthy. This park is a favorite destination for our family. We camped here in a Motorhome.

No matter what I say, if there is a spot available you will probably book it because of the price. The place is full all of the time. However, only 1 of the three bath houses has AC. My wife refused to go to the rest room at the place because none of the toliet's would flush and were full of human waste. Some of the staff was rude, (Some of the staff was also extremely nice). The bath houses just were not maintained given the amount of people at the park. My kids had fun riding bikes and looking for deer at night. They did have a lot of people drinking and driving golf carts at night which made me worry about my kids riding bikes. Out of my five neighbors, 3 of them dumped there black water on the ground which made the flies pretty bad since you are so close to each other. All in all it was a nice experience but based on the reviews I read, I expected a Resort and not a campground. This place is 100% a campground- A campground with an insane amount of people at it. Side note, when I pulled up and saw all of the motorcycles, I thought that they would all come in at 2 am waking everybody up. Funny enough, the easy riders at the State Park really only went to go get breakfast on their bikes. We camped here in a Tent Trailer.

Nice facilities, although bathrooms were not spotless-clean, they were tidy. Swimming beach is not within walking distance, to our dismay. Perhaps with a bicycle, as many others brought along, we could have avoided driving. We camped here in a Travel Trailer.

We finally got a reservation, and we were in total agreement with the previous good reviews. Great beach, their own pier, little lagoon for the kids to swim in. We had a playground right across from our site. The only reason we gave it a 9 instead of a 10 was the lack of shade on our site. The website said it had partial shade. This was an overstatement. There may have been a couple of hours of shade a day. Other than that, everything was great. We camped here in a Tent Trailer.

Wow! We stayed here for one night and wished we could have stayed longer. We ended up having a waterfront site which we didn't expect. The park also offers swimming at their beach, hiking and a gator pond. The campground was quiet at night. Expect many early risers as people leave early to go fishing. This park seems to be the last bit of wilderness in a very commercialized city. We camped here in a Motorhome.

Great location and great Florida State Park. We stayed for four days in February, and had a big site (#002) that backed right onto the water with a view directly east to the pass. Fantastic sunrises and moon rises without even leaving the trailer! Others have described all the amenities, so I won't go over them again, but they are first rate. As mentioned, dogs are not permitted on the Gulf beaches, but there is a county dog beach a few miles west by the fishing pier. We camped here in a Travel Trailer.

Camped here three times and love it. Deer roaming around and secluded from Thomas Drive. Beautiful beach and great grounds. Camped right on the bay and it was beautiful. Can't wait to go back. Definitely recommended! We camped here in a Fifth Wheel.

Lots were 55 feet wide. Features include playgrounds, laundry, fire rings, paved access roads, good security, boat launch, two fishing piers (lagoon and ocean), lagoon and ocean swimming, ocean surfing, shelling, hiking trails, abundant wildlife. We were right on the lagoon, connected to the Gulf, and we had huge herons and egrets right in our front yard. Tame deer are seen in the evening. Just outside the gate is a commercial area. Inside is private and wildly beautiful. Campground hosts are particularly helpful here. We camped here in a Fifth Wheel.

We stayed on a waterfront site on the Grand Lagoon. Most of the sites have natural privacy from the trees or bushes. We enjoyed bike riding and the beach. This is an active campground. The Camp host we talked to was very helpful. Rangers ride through here often and everyone spoke. If in the area, we would stay here again. We camped here in a Motorhome.

We were headed to Blackwater State Park in Holt, but the campground is closed for renovation. We were lucky to get a spot at this campground. We had to move the second night. The waters were quite rough when we were there and they red flags were out. We sat at the bay anyway and just waded in the water. We ate at Shrimpers near the campground. It was quite good. We camped here in a Motorhome.

We spent a week with our family and had a wonderful time. Our granddaughter enjoyed the ocean even though it was a bit on the cool side. The showers were good and hot. They even have a laundry facilities that was great. I would recommend this park and we will definitely stay again. We camped here in a Motorhome.

We camped here for 3 nights. It is one of the best State Parks we have ever been too. Very clean, excellent location, and great beach. Sites were level, enough spacing between RV's, and utilities worked well. We would stay here again. We camped here in a Motorhome.

This is a very pretty state park that has waterfront sites available overlooking the Grand Lagoon. The sites are quite large and pretty with plenty of shade trees. The only drawbacks for us were the lack of internet service and a laundry, which we didn’t expect in a state park anyway. We enjoyed walking through the park and it is near enough to town to access shopping and restaurants. We camped here in a Fifth Wheel.

We camped in this park for six nights in November 2007. On the upside are the proximity to a wonderful beach, a nature trail, other walking trails and proximity to Panama City Beach. Unfortunately, the sites are very crowded together and access can be difficult. Dogs are not allowed on the beach (a Florida state law?) which is a problem for responsible dog owners. Park patrols by police and rangers are regular if safety is an issue for campers. Panama City Beach is a city on the tacky side but there are some good restaurants and outstanding mini-golf courses for the entire family. We camped here in a Fifth Wheel.

Very nice, Private sites. Lots of bare dirt -- need more gravel. Kind of narrow when maneuvering. Site was just barely deep enough for our 5th wheel even though it was listed as a 35' -- no way! Really liked beach that was part of park (the waterfront sites are not on beach, they are on Intercoastal Waterway). Definitely will return. We camped here in a Fifth Wheel.

Wow, love this park! We are a family of four, husband, wife, son 14, and daughter 12. Normally, on a stay as long as a week, we venture into the surrounding area to check out things, this trip was different. I can honestly not tell you anything about Panama City itself; we never left the campground except for ice and a few items at the grocery store! We fished the bay daily, both wading and in our canoe, and spent the rest of the time on the beautiful beaches. The snorkeling was great, and if you have children, the protected lagoon area is awesome! The staff is super, and the restrooms are well maintained. You do not have to leave this park unless you choose to go to a restaurant or check out the tourist stuff. While there is no beach front sites, there are many awesome sites on the bay. I would have given the park a 10 if we didn't have to get in the Suburban to take the short drive over to the beach. Access to the bay for the canoe was a few feet from our site. We are returning next summer for two weeks! We camped here in a Travel Trailer.

Nice state park campground, we thought we would give it a try, we usually stay at St. Joseph Peninsula State Park which is Ocean front and when we got to St Andrews we were a little disappointed to find out that the campground is located on the bay and only has bay front sites. We did however enjoy our stay there. We camped here in a Fifth Wheel.

Very nice and clean state park campground. We stayed at site #10 which was right on the lake with a great view out the back window. Nice and level site and a close walk to restroom/shower facilities. Lots of beach to walk on and a couple of short trails available. We were here during off season so most facilities were closed. Will come back. We camped here in a Motorhome.

This is it! You can stay here and never leave campground for days. So much to do and see. Gulf on one side, bay on other. Your campsite can be 10' from the bay. Snow white sandy beaches. Trails and level bike riding. Boat ramp is fun to watch. Boat traffic going thru pass is exciting too! Great sunsets and rises. Large fishing pier on gulf and bay. Campground store. Great kite flying areas. Calm Jetty protected area for kids. Great snorkeling. Lots of kids and families. All of this inside park. And if you venture out :) there are tons of seafood and Wally Worlds. We camped here in a Motorhome.

St. Andrews contains two campgrounds, Lagoon and Pinegrove, both of which border the Grand Lagoon on the north. The sites within the Pinegrove campground provide more privacy than the Lagoon campground, with short palm-like plants acting as barriers between sites - in some cases, to the extent that you cannot see your neighbor. The sites actually on the lagoon provide the most privacy; internal sites that back up to another site vary in how private they are. None of the sites are excessively large, but none are tiny either. If you have booked site 141, criticized by an earlier reviewer, don't despair - we stayed on sites 140 and 141 with another family and both sites were very good sized and we felt were set up exceptionally well for two families travelling together. ((The earlier reviewer must have intended to mention another site, because there are only two sites together and there are no sites across the road from 140 and 141.)) Park and campground security is excellent, with controlled access and at least one uniformed ranger on duty 24X7. If you like laying on the beach, this is the place for you, with about a mile of sugar-white sand and gentle surf. There are two beach areas within the park itself, with the western-most (the one closest to PCB) less crowded. PCB is literally outside the gate, but the truly hectic part of town is about five miles away. Our only complaint was that the bath house nearest us, though an almost new structure, was beyond filthy. We arrived the Friday before Memorial Day weekend, and left the following Tuesday, but the bath house nearest us was cleaned only on Monday and Tuesday - not at all on Saturday or Sunday - and even then not cleaned very well. With the park filled to capacity, that is unacceptable and lowered my rating two notches, to 7. We camped here in a Tent Trailer.

Lovely state park. The sites are varied, some only usable for a tent and others can fit the largest RV. Check first before you book a site. Some sites are waterfront. The waterfront sites are on the bay. There is a nice beach area on the Gulf too. We will be back here. We camped here in a Fifth Wheel.

We camped here years ago and weren't impressed. But we came back to try again and now realize that this one is all about the campsite you end up with. We happened to be on the lagoon, able to pull in forward and have total privacy about 15' from the water. But, even some of the interior sites are fine. But some are terrible. Directly across the road from us were 3 tent sites that together might have equalled 1 decent sized site. Every single day we were here, all 3 sites were occupied, generally by multiple tents, and multiple vehicles. The center site, 141 was basically squeezed completely out by the other campers. They could barely fit a two man pup tent, the picnic table, a small car and the fire ring. On the other hand, we couldn't have had a nicer site--spacious, private, perfect view. We could have pulled a boat right up to the site if we were boaters. The beach here is a bit far to walk to, but bikes work, or there is parking at beachside. Powder white sand, hard packed near the water, makes for a wonderful play or walking beach. Of course, the fact that the weather is perfect also helps. The park doesn't have WiFi, but there is a marina across the water whose WiFi ($9.95/day) is strong enough to log onto. We're using an AirCard with Cingular and coverage is great. We camped here in a Motorhome.

This was are second time visiting this campground in two years. It is kid friendly with a nice playground. The campground also has an alligator pond, beach with a wading area, boat landing and dock. We saw plenty of deer and other wildlife also. They just started allowing pets in the camping area. We will be back next year. We camped here in a Fifth Wheel.

We found St. Andrews State Park to be a very pleasant campground; if it had sewer connections it would be just about perfect. The campground is on a peninsula. The campground is bordered by Grand Lagoon on the north and the Gulf of Mexico on the south. We had a waterfront site (on Grand Lagoon) which was long enough for two motorhomes placed end to end. The park has a very nice boat launch ramp and fishing pier. When we were there in Feb. 2006 the park store was being remodeled. The store remodeling was scheduled to be completed around May 2006. If you like fishing the jetties is a great place to get your line wet. The beach, as you would expect, was absolutely beautiful. All of these locations are within easy bicycling distance. The only advice I would give is to ensure you bring a very long water hose and electrical hookups. Because some of the long sites by the water have the hookups toward the front of the site and I don’t know about you, but I want to be as close as possible to the wet stuff. We camped here in a Motorhome.

Most sites are gravel or dirt and a bit sloped requiring some leveling boards but there are a couple with concrete pads in the Lagoon loop. We liked site #20 because it was right on the bay. At high tide you could hear the water lapping on the shore. Unfortunately the park seemed to have quite a bit of trash nearly everywhere you looked, in the fire pits, on the trails, all around the sites. We came from Henderson Beach SP recently which was immaculate and we noted the rather more run down quality of this park. Disappointing, especially since it's more expensive. The beaches were great and just a short walk from the campsites. Bathrooms are older, chilly and showed some wear but they were clean enough for the most part and fairly large five shower stalls in the one near us. There are two separate places to dump holding tanks. Some roads in are a bit rough in spots but not really a problem. No pets allowed for some reason. The Visitor Center near the camp store has a book exchange. The park was pretty busy for the New Years weekend but not noisy which was very nice. We enjoyed our stay but would probably find a park that is pet friendly next time. We camped here in a Motorhome.

Everything was so clean and the staff was helpful when we asked to move to a new site since it was very windy. Great park. We will go back. We camped here in a Travel Trailer.

We just loved this state park, I would have gave it a 10 but because it does not have sewage hook-up at each site I can only give it a 9, other wise it would get a 10. It does however have a couple of dump stations. Plenty to do inside the park. It is a huge park with boat trips over to Shell Island to snorkle or to just relax in the sun. You can also deep water fish off the Jetties located inside the park. It is truly nice and we will be back. Bring your bikes also because you can bike for several miles just inside the park itself. We camped here in a Fifth Wheel.

This is a great park for anyone Lagoon on one side and the gulf on the other .Great fishing and swimming and shuttle trips to shell island every thirty minutes . We camped here in a Motorhome.
