We are adults who do not travel with children, so this was a fine park for us. We had a large back-in site right next to the pond. There was plenty of space between us and the neighbors. It was a little tense coming into and leaving the park with our 40' motor home because it's a steep down hill driveway, but otherwise, we had no problem navigating to and from our site. The pool was closed for the season, and we didn't use the game room. I did use the laundromat which was clean as a whistle. The office staff was friendly and helpful. We stayed here a week while exploring the Blue Ridge Parkway, Smoky Mountains and Biltmore Estate. The park models mentioned in an earlier review didn't detract from our experience here, we were in a section of the park where "short-term" visitors were parked. The wifi worked ok, cable was fine, no problems with other utilities. We'd stay here again. We camped here in a Motorhome.

This campground is in the middle of apple country. It is very close to many apple orchards. That is about all it has going for it. The lots are on the small side. There are no campfires allowed in this park. Whoever heard of camping in the mountains without a warm fire? This campground was clean but it is lacking of things to do. I would not recommend this campground if you have kids. We camped here in a Travel Trailer.

We stayed here for a month while visiting family and found the campground to be very clean and well maintained. Park management is friendly and responsive to the needs of their guest. Access to and inside the park is good for large rigs. They do allow children but the park caters to the adult RV lifestyle. We camped here in a Fifth Wheel.

Mostly seasonal sites but they do have about 20 or so daily sites. They were rated 5 stars but filled in their pool. Has a nice clubhouse with pool table but little else for children. Seasonal sites are well kept with mostly newer units there. Most seasonal owners are "seasoned" citizens. As a result the park is very quiet. Residents are very friendly. A good park to use as a base but a better park for seasonal rental with attractive rates. The owner is very caring and friendly but not overly nosey. Each site has a concrete pad and lots of shade. We camped here in a Travel Trailer.

I don't really understand the extreme negativity in previous reviews. Yes, there is road noise from the interstate. There is in many RV Parks. And I honestly don't know whether the bath house is open as we sit here. How many of us in RV's never use them? We don't. But here's the unusual value of this place: If you need repairs made and are a full-timer--or even if you're not a full-timer, Phil can do it for you and you don't have to go find a place to stay. How rare is that? More than that, when we had to be able to shoot the satellite for internet because it's how we work and couldn't from a regular site, we were allowed to hook up for power alongside the owners' own site and semi-boondock so we could take advantage of the repairs Phil could do for us. We were grateful. This is actually quite a pleasant place at a very reasonable price--with some road noise. It may not be a ten, but it is most certainly NOT a one. We camped here in a Motorhome.

Lots close together, they had us back our new 27 ft travel trailer between two large trees when there were plenty of other larger sites available. After finding out there was no bath house when the web site states that they had a bath house I ask for refund and owners actually acted relieved that we were leaving. Very unusual campground. Wouldn't recommend it to anyone.... We camped here in a Travel Trailer.

Extra charge for cable $2 and $1 extra to use AC. Another $1 to use a credit card. I agree with above posting and will add that voltage was very low, could not use AC. This is actually called Phil & Annes RV, it is an RV repair with some campsites. The owner told me he can make $70 and hour repairing RV's and didn't want to be bothered cleaning up after people so he closed the bath house permanently, and if I didn't like it I could leave. These people are in the wrong business. We camped here in a Fifth Wheel.

There are 20 sites, 11 of which are permanent. The park itself is very nice with a small pond for swimming and fishing, but the owners are relentless. They come and check to see who is there and charge extra for visitors. I think they even check to see if you have broken any blades of grass. One owner is called the camp Nazi. I could not get out of this park fast enough. We felt like intruders the whole time we were there. The few waterfront sites they have are tied up longterm. No facilities for children and other than the pond, none for adults. The only thing really attractive about the park is the location We camped here in a Travel Trailer.
