The total per night including tax is $46.50. Small campground with level gravel sites, great electric, good water pressure. Except for 1 pull-thru site (which would accommodate a big rig) the sites are back-in. There is no bath house, no playground and no pool. Good location overlooking Douglas Lake not far from I-40 (exit 415 or 417). The bridge from Dandridge (SR92) is two-lanes but narrow. I had to pull the passenger mirror in. It is 8 miles from the Bush Beans cafe and general store/museum. It is about 16 miles (via US411) from Serierville/Pigeon Forge. Nice quiet location. Good restaurant and bar on-site, with deck overlooking lake. Boat ramp access and docks. Very friendly folks. They also have villas that are rented if family coming without RVs. Would recommend reservations. We camped here in a Motorhome.

We chose this park because of the description on the website and because of its close location to the interstate. We made it across to see an empty parking lot and a restaurant, a small apartment building and what looked like a small parking lot for RV's. There was no place to check in so my husband got out and walked across the lot to the restaurant to find someone. The person in the restaurant called someone from the apartments to check us in. There were about 5 or 6 trailers with no one there. About 3 trees in the middle of a parking lot. There was no showers or toilets, just parking with hookups. Warning, If you have a Motorhome getting across the "tiny bridge can be a nightmare. We camped here in a Motorhome.

The new owners are wonderful. We had a group of 5 RV's for the weekend. They allowed us to use the pavilion for a picnic. The park is clean and well kept. We camped here in a Motorhome.

This park is located 5 miles from Dandridge and 6 miles from Newport with easy access from I-40 or I-81. Dandridge is a charming old town on Douglas Lake. Smoky Mountains are not too far away. The new owners are really trying to improve the park and a new name will be part of the change. It is a quiet, pleasant place to spend a few days. We would stay here again. We camped here in a Fifth Wheel.

RPI rate for this park. RPI can't know what this park actually is. Entrance off Oak Grove Rd is steep down hill. Sites are on the hill side, very narrow and not level. Sites are not designed for larger RVs and NARROW. With slides open you hang over the next slab. If you don't line up the wheels of the RV on the edge of the slab you are over the edge of the site & downhill. Hookups are at the far back of the site. I used up the whole length of the space with the 34' fifth wheel & no place to park the pickup. Additional hose length is needed to reach the pedestal. 30 amp only & no circuit breakers. Mostly long term residents and poor attitudes, barking dogs and late night parties. Temporary or short term sites are poor and the interior roads are dirt/gravel and very narrow. The pool is locked. The lake is very low, no access. The fishing pond is sludge & scum. No laundry. This is not a typical RPI resort, definitely not PREFERRED. We would NOT return to this poor excuse of a campground. We camped here in a Fifth Wheel.

Rate is the Passport rate. About 4 miles off of I-81. Maybe 2 miles from I-40. Lots of noise from I-40. Strictly a level place to park for the night. Self service. You arrive and call the owner. He gives you instructions how much and where to pay. You open the gate and let yourself in. Close the gate behind you. Lots of permanent residents. Good electricity. We camped here in a Motorhome.

We had called the campsite several times to make sure they could accommodate us, it was difficult to get them on the phone which should have been the first clue. We arrived to a completely empty, closed for the season site and via phone told to pick any site and put our money in an envelope. The bathrooms were closed for the season and electricity at the site shut off, contrary to what we had been previously promised. Whoever was on the other end of the phone made it clear he had no intention of coming over to help us, he didn't care whether we stayed or left, so we left. I can appreciate that this late in the year and at a Passport America rate we shouldn't expect much, but this campground outright lied to us. So far we have traveled near 50 campgrounds in 6 months and we put this at the bottom because if management. We camped here in a Motorhome.

This is strictly an "overnight" campground. Everything is done over the phone and honesty method. A rolling fence is in place. You have to let yourself in an out. The water quality was so-so. It was close enough to the highway to feel secure. We were the only campers there for the night. Plan your exit if you are there in a longer unit. One site is best to pull through and around. We camped here in a Truck Camper.
