This park is great with big, nice shaded spots; lots of room and very clean. The park is very centrally located: close to town and close to job sites. Great stay and great prices. Give them a call!!!! We camped here in a Fifth Wheel.

Somewhat level site (made it work). 50 amps didn't work - management replaced the breaker, and thereafter it was OK. Good as an overnight. We camped here in a Fifth Wheel.

I would love to see this park in the Spring. Pleasant one night stop over. Free candy in the office was a pleasant surprise. Wish we could stay longer. We camped here in a Motorhome.

We stayed here for three nights and were very pleased. Although the park is in a older section of town, the park was very well kept and showers and laundry facilities were nice and clean. The Wi-Fi is now free. The park has fairly new owners that are in the process of making many changes. They also have 70 channels of cable TV which we found delightful. Sorry to hear the previous person that rated this park, was not happy. The owners and park managers were extremely helpful and polite. The dog walk was mowed nicely and we had no problems using it with our animals. Have to say we asked the owners about the tree. They were very sorry it happened, and called their insurance company but were told they wouldn't cover damages because it was a storm and the tree falling was considered an "Act of God." Would definitely stay here again. We camped here in a Fifth Wheel.

This is one of our favorite campgrounds. The one problem is the location of the utilities. Way back on the lot. Rate reflects PPA rate. Otherwise they would be a ten. Easy access in and out and not far from I-10. We camped here in a Motorhome.

Paid the Passport rate which makes for a good value here. The breakfast includes waffles, biscuits and gravy, cereal, bagels, etc. They were nice enough to let us stay 3 nights at the PA rate as we wanted to pass through Houston on a Sunday. This is a very nice park with easy access off of I-10. The road traffic noise from I-10 was not bad at all. All sites are pull through FHU with cable and pretty good Wi-Fi. We camped here in a Motorhome.

Rate is the PA fee. Good overnight stop off I-10 or destination park in suburban Beaumont, TX. Well marked access off highway just west of town. Very friendly office staff. Good concrete interior roads with level concrete unshaded level sites. Sites are large and long with ample room to maneuver for big rigs. Lots of room for slides with excellent landscaping and grass between the sites. Utilities conveniently located and worked properly with good 50 amp service. Picnic table at each site. Pet friendly for friendly pets. Lots of room to walk Fido. Good free Wi-Fi. Strong Verizon data and cell phone signal. Good cable TV stations. Clean modern showers and laundry room. Park is adjacent to I-10 and a rail line. In spite of the location it was quiet with occasional train noise on a seldom used rail line, no plane noise and moderate traffic noise. Nice store and kid play equipment and nice pool and rec room. Close to super markets and hardware stores. Water pressure, Wi-Fi and electric worked properly during our visit. Would receive a "10" if the park had shade sites and a scenic location. Would return and stay longer if in the area. We camped here in a Fifth Wheel.

Rate reflects a Passport America discount. Very nice and well maintained park. Assistant managers are very friendly and are doing an outstanding job. Restrooms and showers were spotless. We were assigned spot #29. Electric hookup was very low to the ground. Couldn't use our surge suppressor. Great water pressure. We will return. We camped here in a Fifth Wheel.

We were delayed on our trip and we could get into this park despite the ongoing nearby state fair. Staff was delightful and very helpful. Access to the park is good. Interior roads are paved, but narrow with some pretty tight turns. Sites are paved, but narrow, and some are pretty short. Wi-Fi is Tengo and we could not get on. Cable is very basic. Water pressure was okay. The electric system is in some disrepair and required us to move when the breakers fell into the box. We rated the park as not family friendly since a canal runs through it, and the water is very dark, seems to be deep, and the banks are very steep. If a kid falls in, you may not get the kid back. The lake seems to be a little better. Otherwise there is nothing for a kid to do. Good for an overnight on the road and we would probably stay there again. We camped here in a Motorhome.

Used this park for an overnight. Hosts were nice and site was long enough, but like other reviewers the grass was soggy and mud puddles were everywhere. The roads and sites are paved, but don't step off them. The electrical posts were surrounded by water with a concrete block set next to them so you wouldn't have to stand in water to hook everything up. During the dry months this would be a good choice, but appears to have a high ground water during the winter. We camped here in a Motorhome.

Very friendly owners...gravel interior roads and sites are partial grass and rock...scenic its not, but functional yes...E/W/S are clustered around utility poles so rigs are backed in toward poles and spacing is tight and different than the typical site. We camped here in a Fifth Wheel.

Access is good, sites are reasonably level concrete with adequate size, on-site "roads" are very bumpy, management friendly and operates a Mediterranean food deli just off-site (yum, yum!), a railroad across the street was silent except for one train in daytime, laundromat looked clean and very usable, but this is anything but gracious suburban living. We'd use it again. We camped here in a Motorhome.

The owners of this campground are very friendly. We were late arriving and they were most accommodating. They have a super nice clubhouse with movie night and other events. We only planned on staying one night, but ended up staying 2 just enjoying the peacefulness of the campground and the friendly owners. This campground is in the process of adding more accommodations everyday. We truly enjoyed our stay there for a great price! We camped here in a Motorhome.
