Concrete interior roads and pads are pluses. The park is off the main road and surrounded by woods, making it very quiet and secluded. The camp hosts were exceptionally friendly and accommodating. A negative is that the last half-mile of the road to the park is gravel and washboarded in places; we went about 3mph for much of that to keep from shaking things loose. We camped here in a Travel Trailer.

We stayed at this RV park for a week and enjoyed the peaceful setting, back off the main road and in a setting with live oaks. Appeared to be well maintained and buildings being painted when we were there. Camp hosts were friendly and helpful. Wifi worked good for us and we enjoyed having the cable tv. The location is between Rockport and Aransas Pass which worked well for us as we enjoyed both areas as well as Corpus Christi. When we return to this area we will stay in this park again. We camped here in a Fifth Wheel.

Very nice park for the price, based on monthly rate of $300.00. The staff is friendly and busy keeping the park clean. There are some older park models that detract a bit for the over all ambience, other wise I would have rated it much higher. The Oak trees are beautiful and you can't beat the location to the city of Rockport and Corpus Christi. Spaces are large and roomy. They have newer concrete pads but the older grass sites are just fine for a $75.00 savings. We looked around at other RV parks while here and are glad we found this one. There are a couple that are more modern and nicer in Fulton but this park is fine for us. This is a large park compared to the others too, with much bigger RV spaces. Roads are a bit narrow at some points and the entrance has a tree in the middle of the road that could disappear as far as I'm concerned in order to widen it, but ok in a 40' motorhome like ours. There are permanent residence here living in manufactured and park model homes, and coexist with campers just fine. Nice lounge and pool, plus a camp store as well. The exercise room needs work. I would definitely come here again. We camped here in a Motorhome.

As others said, older park. Definitely want to get on new concrete pads if a big rig. Wi-Fi is Tengo and slow. "New" exercise room has equipment I was afraid to get on because of age and condition. Rate is weekly on new pads. Plenty of treeless spaces. We camped here in a Fifth Wheel.

This is an old KOA park with some upgrades. The bathrooms have been refurbished with tile but the shower stalls are KOA "snug". Park was near full with what appear to be long stay sunbirds. As an overnighter, we got placed in the back of the park in the original section. The internal roads are paved, but the spaces in the old section are grass with many of them not particularly level. New section has concrete pads and seem roomier. Services are split with sewer on opposite side of water and power. Web speed was okay once you navigate Tengo system. Good selection of cable channels. We camped here in a Motorhome.

Small park does not have bathrooms, rec hall or planned activities. Quiet with good electricity and WiFi, cable TV, roomy sites and friendly helpful owners on location. Sites and roads are gravel. Cement patios and nice picnic tables at each site. City water for rig use but each site has available outlet for well water to wash vehicles. Everyone lets their dogs run loose including owners. Nothing fancy but clean and we would return again We camped here in a Fifth Wheel.

The owners and other campers were very nice and friendly. It is close to shopping, a Walmart, large grocery store, and very central to area attractions, beach, fishing, etc. They have a camp fire on Friday and Saturday nights so everyone can get together and socialize. One of the best campgrounds we've been in. Owners went out of their way to help us with any of our requests. You won't be disappointed camping here. We will be definitely going back. We camped here in a Travel Trailer.

No facilities for kids, laundry,rec hall, restrooms or showers. This is for self contained units only. The pads are dirt/rock and well done. The family that owns the campground is very friendly and peaceful. It is close to shopping, restaurants and fishing. Yes we will return again. We camped here in a Motorhome.

This is my kind of CG but I know some don't like the dirt/grass sites. Dirt/gravel interior roads and no speed bumps. My site #6 was really nice and shaded but also very tight. Some sites are full sun. Cabins, pool, rec room, etc. Friendly staff too. I will return. We camped here in a Motorhome.

Although the owners/managers were friendly, the park itself needed attention when we were there. Pros were our site had shade and the park was quiet and away from highway noise. Cons were obvious maintenance issues that need addressing including the restrooms and the grounds in general. We camped for a few nights. We plan to return to Rockport this spring but not to this park. We camped here in a Tent Trailer.

A lot of permanent and semi-permanent residents haphazardly arranged under some low trees. They have a waterfront but only one or two get a glimpse. The fishing pier is short and somewhat fish deprived-but a pleasant place to sit in the sun. Probably o k if you want to lay low for the winter, but there are better places in the area. We camped here in a Fifth Wheel.

In all fairness, we looked at this resort in Winter of 2012 and thought it was "rough", so didn't stay. This year we drove completely through it and picked sites we thought looked good and would suit our needs which were two-fold: big concrete pads for unit plus lounging, and close enough together so we could enjoy our traveling companions. We got both. The sites are big with plenty of room, level concrete pads on most, but not all, and the staff in the office were very helpful and friendly. Our pad measured 18' wide by 30' long, with additional asphalt for parking tow vehicle. We were in the Village addition, between two permanent residents, and there is no cable TV service. Digital TV reception is weak, as is Verizon and AT&T cell service, about all we could do is text. Resort Wi-Fi is good, and our personal cellular data service was OK (Verizon). Negatives include the rough roads in the park, some residents do not clean up after their pets, and there are lots of cats running around wild. A sewer smell also radiates through the area when wind is from the Southeast. Lots of permanent residents, boats stored everywhere, and sheds. We did not use restrooms or showers. Activities are scheduled but we did not participate. Price shown is for monthly rate, and electric is extra. We probably will not return. We camped here in a Fifth Wheel.

It is an older park; the new owner has made some improvements. We love this park for 2 reasons. First the friendly staff and long term residents. They make you feel like long time friends even when you are only here for a week. Second, the sites. They are big and most have the shade of lovely big live oak trees. Some have a view of the lake. Right now it is dry, but that is because of the drought, not the owner's fault. If you stay, I suggest you participate in the many activities. Lots of fun and great folks. We camped here in a Motorhome.

Roads are very potholed with some small patches of asphalt. Advertised are 222 sites with 100 pull-through and a few concrete slabs. Most of the park is catered for long term occupancy with the majority of those not occupied, with long grass and junk left lying around outside the units. We did see about 8 - 10 pull through sites. Two pools and spas along with two clubhouse pavilions are advertised. Only one pool, spa and clubhouse are available. There is a great deal of false advertising in this park. We were here with AOR and were supposed to pay $9.00 per day. We were phoned and advised that did not include electricity or cable. We were hit with an extra $5.00 for power and $2.00 for cable per day. The park has a great location however, I would not recommend it to anyone except in an absolute emergency overnighter if they can't get into the RV park just up the road to the west, which is much better and cheaper. We camped here in a Motorhome.

Chose to stay here due to being relatively close to our hometown. Stayed over spring break with 3 kids. While there were no kid activities at the park, our 3 kids were treated well by staff and guests. This park is mainly "Winter Texans" who stay here full time. The sites are pretty close together and I had to park my suburban pretty much against my trailer to get it to fit. The sites were grass but I had no problem leveling after getting some help (only second trip). Staff helped me level. AT&T worked, however Wi-Fi was spotty. Seems to work better as you get closer to the office. Was close to Wal-Mart and to Rockport Beach. Would stay here again. We camped here in a Travel Trailer.

Stayed here in a 36' 5-wheel for 3 months. Great smaller park although spaces are a little tight. The bay is right across the road. Has a lighted fishing pier. Is within one mile walking distance to marina, restaurants and shopping. Cable TV and WiFi came in great. Only complaint is a very liberal leash law. Pet owners need to pick up after their pets better. Staff was very friendly and helpful. Nightly rate is based on monthly rate. Electric rates are .17k per hour. Would stay here again. We camped here in a Fifth Wheel.

There is a clubhouse with a TV for kids. There is a porch on the front of the clubhouse overlooking the bay. There is no swimming pool. There is a coin laundry on the premises. The Wi-Fi signal was excellent! I stayed here in a Class C, so I had no problem negotiating any site that was available. Yes, the sites are smallish, but adequate. I paid the daily rate of $25. Most of the sites are permanent resident 28' or so travel trailers, where the occupants live in San Antonio, or such and spend the weekends here. There are nice residents and nice managers. The owner lives in a trailer on the premises. The weekly rate is $160 & the monthly rate is $225, both plus $0.17 per kilowatt hour. I would definitely spend my next visit here. Yes, the sites are small, but the price is right, and the Aransas Bay is directly across the street. The pier is very long, and has a shop to buy your bait at. There are three good restaurants within walking distance, and an HEB grocery and Wal-mart Supercenter are exactly 1 mile away. How sweet it is to stay! We camped here in a Motorhome.

This park is in a nice location and it is clean and well maintained, but it is extremely cramped/crowded and has very few amenities other than a pool and a pier that hardly anyone uses, so I would rate it as way overpriced. Also, you have to pay for Wi-Fi which doesn't work half the time, cell phone voice and 3G data service are poor and many of the spaces are situated where a satellite won't come in. If you don't mind being cut off that's not a big deal, but for those who need to be connected it is very inconvenient. Also, the park is not at all kid friendly. Some of the staff members are downright rude if the kids don't stay right next to their RV. We camped here in a Motorhome.

Nightly rate based on monthly rate. The Blue Lagoons RV Resort managers took over the park last March, and they are very friendly. The rest of the staff is friendly, too. The resort has paved roads. The turns are a little tight, but the staff escorts you to your site and helps you park. The sites are also paved. AT&T signal is hard to get at the front of the resort, but we can get a signal back by the maintenance shed. The bathrooms are very clean, and so is the pool. Blue Lagoons is a 55+ park in late fall and winter. A lot of their winter crowd are repeat customers that have been coming for years. In the late spring and summer, they are a family park. Everyone seems very friendly, we will stay again. We camped here in a Fifth Wheel.

The Golf carts have got to go, too many of them in the park, and the people riding the Golf carts Do Not abide by the speed limit in the park. People are also drinking alcoholic beverages while driving them. The pool rules changed, they now allow alcoholic beverages to be drunk in the pool, this needs to stop, we saw several people in the pool holding onto their liquor and some even spilled the entire container into the pool. This park used to be Family Friendly, not this year it wasn't. I'm thankful my children are grown, I do have grandchildren and with all the Golf carts riding in the park and not doing the speed limit I'd be afraid someone will get hit, it's just a matter of time. The children that do ride bikes, do need some sort of Flag on their bikes, so everyone can see them in between the cars. If this park is to become "55 & older only" park, management needs to post this so everyone can read it, not be just a rumor. We have camped here for years, but after this summer and seeing all the wrongs going on, it may not be the best park anymore. Make Rules and stick by them and Everyone has to abide by them, Everyone! Wi-Fi was by Cobasystems, costs aproximately $27.95 per month, Cable $23 per month, Electrical .15 per kW. We gave it a 5 rating on the account of the rumors and rules that all of sudden came up and management couldn't/wouldn't explain or denied them. Rules are made for every single person to follow, not a select few of them! We camped here in a Fifth Wheel.

The WiFi hasn't got a good signal: takes hours sometimes to get a signal. Their pool is down. This is an older park. Neighbors are not that friendly. Other people seem to be pleasant. We probably won't stay here again. We camped here in a Tent Trailer.

Rate above is for monthly $240 plus metered electric. We enjoyed our stay. This is probably the best priced park in the area. As others mention, the "streets" are very tight with limited car parking, but we did see active tree trimming while we were there. Website advertises patios but our "patio" looked like a sidewalk apx 15 ft long and 3 ft wide, totally broken up to the point it was more a problem than anything else; utilities good except sewer was slow draining; dumpsters could have been better located rather than having only one location for the entire park; WIFI has several access points but none had a strong signal... in the heart of section A apx 100 yards from a tall antenna, reliability was fair to poor, dropping connectivity several times a day; at best, speed was fair. Better for longer stays than short ...for overnight there are two 30a electric only connections near the office. The expansion mentioned by another reviewer is said to be planned for all double-wide trailers rather than RVs. Contrary to item above about children, we saw and heard nothing to indicate children would not be welcome -- but we didn't see any children in the month we were there either! We would stay again if staying for a week or longer. We camped here in a Motorhome.

We found this park through Passport America. The roads in this older campground are very narrow and winding rather than straight lines and rigs are parked very close to the road because of short sites. Maneuvering our 40' motorhome was very difficult. The trees are not adequately trimmed and we ended up with a large scratch on the side of our rig trying to get to the assigned site. After we complained, the office said they would send the manager to talk to us but he never showed up. Most people at the park must leave their rigs year-around because most don't appear to have been moved in a long time. We only stayed one night. We camped here in a Motorhome.

Good shore power 50/30/20. Monthly electric is $0.14 per kwh. Sewer is good and well positioned. Water is 60psi and holds to 40psi. WiFi is very good. AT&T 3G is 4 bars. Sprint and Verizon 3G Air Cards are good, but campground WiFi is faster. Cable is good and clear. They do not have picnic tables or fire rings. Sites are concrete & level both ways. Some sites are narrow but my 38ft 3 slide 5th wheel would fit in most but not all sites. Some are called double wide with plenty of room. The double wide are a bit more expensive. Distance between sites are mixed, some close, some with plenty of room. My door side had a lot of room from the next site, but the off door site was real close to the patio of the site on that side. Roads in campground are concrete except the very back where you have to drive across sand to get to the other side. Most of the tenants are long term. We only stayed a month for $300 plus electric. Didn't use the restroom or laundry which is in the office at the front of the campground. My biggest complaint of this campground is the trees. The road in the campground is concrete originally wide enough from front to back. I don't know if it is just the owners or the city, but they have trees that have to be navigated around, and the road in the campground is narrowed to go around them. I don't know if the city controls the amount of trees that can be cut on a person's property. The trees don't provide any shade for the RV's but maybe for some for the people if they sit off the patio area. I had trouble backing into my site because of the trees at the front of the site being somewhat in the way. Trees in the back of my site limited how far back I could move my trailer limiting how much room I had to park my truck on my site. Many park their tow/towed vehicle sideways across the site. This is what limits my rating of this campground. I would stay here again but would like to find one somewhere else if possible. I don't consider this campground to be a 10 by any means. We camped here in a Fifth Wheel.

This is a great little park that is clean and friendly. Room between each unit is enough for table and chairs. The sand can be a problem when the wind blows. The neighborhood is the drawback. Loose dogs all over the place with lots of night barking. Stray cats in and out of the RV park. Park managers very nice and accommodating. For dog owners, a lovely dog park within walking distance. We really enjoyed the park except for the immediate neighborhood. We camped here in a Fifth Wheel.

What an amazing park!! This place costs the same or less than other parks in the area, but easily outclasses them all! Office personnel are friendly and helpful...genuinely NICE people! Rate based on weekly rate. This is probably the quietest campground that we have ever stayed in. The bathrooms are well kept. They have an excellent clubhouse. The laundry prices are somewhat steep: 1.50 for dryer, 1.75 for washer. Nice fishing pier. Like someone else posted, some of the concrete is beginning to deteriorate, but over all the park is a great place to stay in my opinion. We camped here in a Travel Trailer.

We had stayed here before for one month; this time we stayed for 3 months, rate based on monthly rate plus electricity. Previous stay the Wi-Fi was terrible. It has been improved considerable, and is now very acceptable. The park is in a general state of deterioration: i.e. concrete on roads and sites breaking up very badly. The day we left we were told that the park has been sold, so time will tell whether it gets badly needed attention. We must say the social activities are good, line dancing, pot lucks, bingo, Texas Hold'em. We camped here in a Travel Trailer.

It was clear to us what Big D stood for! We pulled in at 2 pm on a Saturday looking for a place to relax for a week. Nobody was in the office, just a sign saying the night manager was in spot "x". The park was empty, maybe 10 RVs. So we decided to make a loop to look at the grounds and the pool before we stopped to speak to the manager. After pulling through to the end, an elderly man in a golf cart greeted us with a rude, "What's the deal?" I politely told him we were checking the place out since we were looking for a place to stay. Next words he yelled at me: "First of all, the sign is posted 5mph, and you were damn well going faster than 5mph." To which I stared at him in disbelief at how rude he was. Next words yelled: "And why didn't you stop at the office?" Again, I politely responded, "We did, there wasn't anyone in the office." More yelling: "Didn't you read the sign? I'm at site X ?" At this point, conversation over. I politely told him he made it very easy for us to make our decision. We would not be staying at his campground. To which he said, "Good, I don't need your money." And he took off in his cart. Might I point out: 10 RVs in a campground with 156 spots. Hard to believe our money wouldn't have been good here. And to note: there were massive speed bumps throughout the campground, so I guarantee I was not going more than 5mph. He traveled way faster than I did, in his golf cart!! Obviously we didn't stay here, but it's advertised as "NEW" which is why we went to check it out. It's definitely NOT new. Old buildings are just painted and turned into an RV park. Sites were gravel and looked level. There are NO trees. It's basically a parking lot with a few grass patches. Pool was tiny and somewhat overlooking a lake. It's located on the opposite side of the island, so there are no amenities nearby. We would not have stayed here regardless, but the incredibly rude staff made the decision very easy. If they treat you this way before they get your money, I can only imagine after they have your money. FYI: it's well worth making the short drive to Port A if you're looking in that area. We camped here in a Travel Trailer.

We stayed here from 10/2012 to 4/2013. What a great park. Owners and staff know how to make your stay a happy one! Many, many actives to choose from; you can be as busy as you want to be. Roads in the park were excellent, along with the Internet and cable TV. Sites are level, however some are very close. We made many new friends and plan to return next season. October 2012-March 2013 We stayed here in a Motorhome for the winter and we loved the people that we met here at the park. The Management & maintenance is always working hard to keep up the park and make improvements. The folks in the office were wonderful to be around and their customer service was stellar. Great doggie park, activities, exercise room, laundry room, showers and bathrooms. They have an exceptionally nice swimming pool but it was cold the majority of the times so we didn't use it much. We would have rated them higher, however, the cell phone service is bad because of the trees and the WiFi is hit and miss (more hits than miss). Depending on the site, Satellite is hit or miss as well. Most of the sites are spacious, but the trees can be a blessing in the warmer months and the colder months become a nuisance with leaves and sap falling. This year it was very windy while we were here and lots of dirt. It would be nice if the roads were paved with cement or blacktop. If you have dogs you have to wash their feet after their walks because of the humidity and the dirt roads. Monthly rates are great and the park is always booked. The cabins are exceptional and always booked as well. Overall this is one of the nicest parks in Rockport. We camped here in a Motorhome.

Fantastic place to stay. Staff friendly and helpful and other campers are friendly. Park is pet friendly sites are concrete the access roads are gravel. All sites have some or a lot of shade. Rates does not includes electric unless you are paying by the day. Restrooms and laundry are clean. Park is close to Rockport and Aransas Pass and about 15 miles from Port Aransas. Great place to stay a lot of winter Texans so it may be hard to get in from December until March. Would stay here again. We camped here in a Fifth Wheel.

Quiet little park, but the Oak trees are really low over the roads and hard to manuever a larger motorhome or 5th wheel. Our friends ripped the side of their roof up trying to get out of the park. Because of that we would probably not stay there again. The managers were very friendly and the clubhouse/laundry was clean and very nice. We camped here in a Motorhome.

This is a nice quiet place in a wooded rural setting a few miles South of Rockport. It is simple and rustic. Access is off of Hwy 35 Bypass just past an abandoned weigh station. The interior roads are gravel / crushed rock. It is thickly wooded with scrub oak but we had no problems with overhanging branches. Sites are well spaced. Most have concrete pads with a table but they are surrounded by bare clay soil that looks as if it might be sticky when wet. Some older sites are on a small rain-fed lake that fills in the winter and dries in the summer. Newer sites are at the back of the property farther from the highway. We had one of those and heard no traffic noise at night. There is no cable TV. Wi-Fi is available and our Verizon wide-band service worked good. The owners are very nice and helpful. We will stay there again. We camped here in a Motorhome.

We have stayed in this park before and would return again. It is nestled among the oaks so care is needed when entering and exiting the park and your site. The owner is not aggressive about trimming branches that love to scratch your rig. The newer area in the back has fewer trees which made satellite setup easier. Our pad was paved and it had a paved patio with a nice picnic table. The resident owners are friendly and helpful. The water pressure could have been better. When it rains, the roads are messy and there are large puddles that take a while to go away especially in the new area. Every couple of weeks or so, the owners hosted an event in the recreation hall. Of course, food is involved and occasionally entertainment. The rate reflects a monthly stay and you’ll need to add electricity to it. We camped here in a Motorhome.

Rate is using monthly rates. This is a very nice park; small and intimate. This was a wonderful spot to spend the winter. We were here for 3.5 months. The park is midway between Rockport and Aransas Pass on Business 35. The hosts are wonderful! They go out of their way to make you feel welcome and included. The photos on the website are accurate. The sites are fairly close together but there are Live Oaks between them along with nicely landscaped areas. The pads are all concrete; although, the road coming in from the highway is dirt and has many ruts. It would make the park even nicer if that were paved. Cable TV and Wi-Fi are included. There is a clubhouse and laundry facilities. The grounds and facilities were all clean and well-maintained. Our only complaint is with Verizon, as phone and air card signal is poor in this area. Even so, we will return next winter. We camped here in a Motorhome.

We have stayed here numerous times in the last few years. There is even a small "cabin" to rent. It is cute and we stayed here one time when we did not bring our fifth wheel. This park is immaculately landscaped and well maintained. It is quiet and peaceful but very close to everything you need. The owners are great and we will definitely be returning again soon. Very nice campground. We camped in the trees to avoid the wind which was smart. Very windy which chased some of the beach campers into the trees as well. The hardy souls stayed out there and seemed to have fun but it's not for me. Blowing sand and spray out there. Very popular for fishing. Pier and boat lands were well used. Very nice park. No Wi-Fi. Busy on the weekend but not unbearable at all. We'd stay here again. We camped here in a Travel Trailer.

What a wonderful, well managed campground!!! I loved it here. I camped in the wooded section. The sites are shaded,well maintained, large and private. They are perfect for small rigs, however, larger ones might find it too tight with too many overhanging limbs. Most of the large rigs use the ocean side sites. They are right on the water but are small crowded and have no shade. This park fills up in the summer so get there early or make reservations. I would gladly camp here again. We camped here in a Tent.

This park is very quiet and small. The owners live on site. They won't allow any junk to come into the park. The entrance road is in need of repair, but will be paved as time permits. We were here for a week and had spent the winter for the previous 4 years. The park is finally getting some work and the Wi-Fi actually worked, the water was almost ( I drank it ) drinkable. The septic has had some work on it so it is getting better. The park is getting a lot of long term folks with chain link fences up, wooden fences up and sheds out back. It is looking more like a mobile home park than an RV park. It is called a resort but in no way does it match that. The price I showed was the weekly. The daily is $35 which in my opinion is absurd. The hook ups are basic for water, sewer and electric. The sites are mostly sand and the sand burrs abound. I would stay here short term to visit friends if they were here. We camped here in a Fifth Wheel.

Price based on weekly rate. First of all, this was our second time staying here, and now I can state that this is not a place for "big rigs". Our 40' could only fit in one site out of three tries. Wi-Fi is super iffy and although we got a good signal sometimes at our site, the speed was poor to nonexistent. There are absolutely no amenities other than it is super quiet, and the location is the best in the Rockport area. Low tree branches are a real hazard to a tall rig both 5th wheel and class A's. The bathrooms were not cleaned for the entire week of our stay. Hidden Oaks is fast becoming a trailer park and is certainly not a "resort". We camped here in a Motorhome.

Camped here with an RV club. The management was very friendly and helpful with information about the area; however, they insisted on locking up the clubhouse by 9 PM which is sort of early for an RV club rally. Usually the rally wagon master has the keys, but this park insisted on keeping them. The sites were back-ins which was not ideal for a group with large motorhomes. Everyone leaving at around the same time can cause congestion in the roads while people hook up their towed vehicles. The trash disposal was only in one place, and campers had to walk quite a ways to the back of the campground to dispose of their trash. The booklet we were handed on arrival had more rules than I'd seen in a while, including a request to "register pets" at the office, which we did not do. This is not an inexpensive campground, and a charge of almost $4 per day (for less than a week) for WiFi was pretty steep. The power was good, and there was excellent Verizon 4G service. I have my own WiFi through Verizon so I used that for a whole lot less expense than the campground charges. If we return to Rockport, we'll find another place that doesn't think so much of itself. We camped here in a Motorhome.

Nightly rate is for a monthly rental. This is a "Winter Texan" type park with many repeat visitors. Given the weather we have had for the past 3 winter months in Rockport, it is hard to understand why anyone would ever return. RV park is OK though too many sites are crammed into the park so sites are long but narrow. Hope you like a close up view of your neighbor's sewer hose. Lots of park models and fifth wheels left here all year. Full schedule of RV park senior activities like aerobics, shuffleboard and corn hole toss (I am not kidding!) if you like that sort of thing. We did not use park Wi-Fi for which there is a charge but installed a cable modem which worked well. Park also has a monthly charge for cable TV. The park is well located, quite close to shopping, post office, etc and not far from Copano Bay. Facilities are pretty well maintained given the size of the park. RV sites are paved and level, roads are paved but narrow. Many sites are in the live oak trees but the management keeps them trimmed back so limbs were not a problem. Though we are paid through the end of month, we are leaving early. We won't be returning. We camped here in a Motorhome.

Only drawbacks are low hanging trees to watch for and the fact they don't take reservations more than 60 days out, which means you're not sure you can get back in the next year. This rate was based on the monthly rate. The park is located on the Intracoastal Waterway in Aransas Bay on the Texas Gulf Coast. We enjoyed watching the barges, shrimp boats & pleasure craft going by. The owners & park hosts are very friendly, & the park facilities are kept in excellent condition. Park hosts & guests gather for coffee on the front porch of the office/recreation hall every morning - interesting conversations & fishing stories. We enjoyed our stay here & will definitely stay here again when we're in the area. We camped here in a Fifth Wheel.

Don't know about the daily rate. We stayed for a month. Small tight park. Don't think you could get a rig in there that's much more than 36 ft. What the park lacks in room they make up for in friendliness. Two ponds to fish in and it's close enough to the beach to walk along it. Don't know about 50 amp service - we had to use a pig tail for our electric. The people just bought it in Dec. 2010 and are working on improvements. We camped here in a Motorhome.

Very clean park with a good host. The sites and roadways are very tight and truck parking is a problem. We could not put the awning out because a truck was in the way. We stayed on a monthly rate which was very reasonable. Park is small, roads are narrow but acceptable, sites vary from large to rather tight, but again acceptable. The staff are extremely friendly and helpful, and seasonal residents are eager to welcome newcomers and invite to the cards, bingo, happy hours etc.. Excellent Wi-Fi. Paid for 2 nights, $72.00, the park is very friendly with winter Texans. They do allow big dogs in the, of which several were outside their RV units and barked when the masters were away visiting. The parks cable strength is weak at times in the evening, and the parks electric was also weak. My volt meter was reading 110 during the day time with the temp at 77 degrees, and refrigerator running on gas. The laundry area is very clean with nice wash machines and dryers. The owners live on premise and are very nice. Rockport is very quite community with a lot things to do. We camped here in a Motorhome.

We made reservations at this park in December. Made a $60 deposit for a one month stay starting January 15th. On arrival we paid a full months rent of $300. The weather was not very good and the forecast was for more rain the coming week so we decided to leave 8 days before our month was up. I went to the office to check out and pay our electric bill. I was told the electric was $59.44. I ask the owners to just take it out of our original deposit. They said they could not do that as I could not get my deposit back until my month was up. I then ask if they were going to mail it to me as I was leaving that day. I was informed I would not get it back because I was leaving 8 days early. I responded "but I paid for a month and am leaving early, you can rent my spot and get double for it". It made no difference, they made me pay the electric and kept my deposit. I have never heard of such an arrangement. As far as I am concerned they cheated me out of $60. We camped here in a Fifth Wheel.

We were quoted a $40 rate but the $36 was a "discount". The park features cement pads and roads but the pull-throughs have extremely tight width. If there had been neighbors to either side we would not have been able to put out slides or awning. Check-in was fine for us and the staff was very helpful and friendly. Aluminum can recycling is available. No one has mentioned this but make certain to have liquid laundry soap if you use the machines as signs are posted all over the laundry room that only liquid is allowed. No provisions to get other soap unless you drive into town to HEB. The park was clean, even during the windy April days we visited. We camped here in a Motorhome.

Stayed 2 nights and enjoyed the park and the guests. Well managed park. Maintenance was good with no problems encountered. Good location. WI-FI was "iffy" and cable TV was hit and miss, but altogether was a good experience. This is my favorite RV park in this area. We camped here in a Travel Trailer.

The owners of this park are very friendly and available to help you out in any way they can. They will help you in getting set up and are willing to answer any questions. This is not exactly a resort, but if you want a place to spend some time without all the hustle and bustle of constant activity, this is the place to be. We stayed here for four months, and really enjoyed it. Great place, great people. The laundry facilities are more than adequate and the recreation hall is equipped with TV, stereo, pool tables Karaoke, and kitchen facilities. Horseshoe pits and outdoor BBQ are also provided. The park is within a short walk or even driving distance from convenience facilities. Rate shown in this review is based on monthly rate. We camped here in a Fifth Wheel.

The location is on the east side of Hwy 188 just after you pass under Hwy 35 coming from the north. Sites are concrete, level, with grass in between and very old, majestic live oak trees. All sites are back-in. Bare feet and dogs that tread on grass will pick up painful sand burrs. I killed two mosquitoes before I unhooked at 6 PM. All roads are concrete which was very nice when we experienced a four inch rain. They do not have trash pickup at the site. Wi-Fi by Peplink is password protected and is excellent. It dropped out several times, but you just sign in again. AT&T is max signal strength and Verizon is 3 out of 5 bars. Water, electricity, sewer connections are all in good shape. Cable One cable TV with over 150 channels, many of them duplicate. Only 60 real channels. Reservations are recommended on the weekends. We will stay here again. We camped here in a Motorhome.

We loved this park! When we entered the park, our tires never left concrete. Level shaded sites, that weren't stacked on top of each other. The staff was accommodating & friendly. We will definitely stay there again. We camped here in a Fifth Wheel.

The park is new and still under construction. While the roads are concrete, they are narrow and very curvy. Pads are concrete and nice size. There are a lot of trees which makes it a bit of a challenge to maneuver. The park is small and is on a busy highway so there was no place to walk, run or bike. Did not see a pool or bath/shower houses. Several small cabins were in the center of the park. The park is located about 6 miles from Rockport and you have to drive into town for shopping or restaurants. We camped here in a Travel Trailer.

What a delightful Park! Nice large cement sites and roads! Room to park rigs with ample room for boats and vehicles! Every site offers well kept "large and private" yards between the sites. The community center, restrooms, and laundry room are clean and kept in excellent condition. Relaxing pool with more than adequate chairs, etc. A picnic area is located next to the pool. It's also refreshing that the management and owners are so accommodating, they strive to please everyone and even inquire if they can help in anyway. What a quiet and relaxing place this is! We feel fortunate to be here! We camped here in a Travel Trailer.

Large rigs (40+) have a great deal of trouble maneuvering in the narrow loop road and backing in to the spurs with low hanging tree trunks. All concrete surfaces with nice landscaping. Pool is very small. Laundry is two washers and two dryers for 57 units. Community room has not been cleaned all winter. Dogs running loose and piles everywhere (watch your step). Too many dogs in this park some long term residents have three and four dogs. Sounds like a dog kennel here, very noisy and rude long term residents. Two drunks were thrown out after they insulted and harassed us one night. Hwy noise woke me up every day of our stay here. Owners are absent and do little or nothing to settle disputes or problems. They overcharged us for our stay which we had to contend for a refund. We booked for six months stay and were asked to pull out of our spot because the owners overlapped another customer into the end of our stay. Took us 6 hours to organize and move to an unshaded smaller unlevel pad where the septic hose had to run uphill, instead of having the overlap park temporarily somewhere else that was open for the last 10 days of our stay. No, apology or compensation for the screw up. Oh, the overlapped customer didn't show for a week. We could have stayed put until we left the area. We will not return to this park and don't recommend anyone else staying more than a night here. We camped here in a Motorhome.

This park was clean and well kept up. The spaces are large. It is a very comfortable place to stay. The owners were great and did everything they could to make things better. Great place to stay . We would stay here over any other park in Rockport, Tx. We stayed 3 months and the next time we will stay longer. Thanks for creating such a great place to stay. We camped here in a Fifth Wheel.

We stayed here for the month of February and liked the park just fine. The only thing that was very frustrating was there was no Verizon cell coverage anywhere in the park. The internet service was spotty, but workable. There are two sides to this park, one that is paved with grass sites and larger sites to accommodate the big rigs and the side with big beautiful oak trees and sand, which were nice, but when it rained we had about 5 inches of water surrounding our trailer. It didn't take very long for it to drain, just a minor inconvenience. Spaces are pretty close to one another, but we had nice neighbors, so that was no problem. This is a very quiet park and very pet friendly, and all the dog owners were very good about picking up after their pets. The winter Texans are very welcoming and friendly. Very nice to walk down to the observation deck and look out at the ocean. Bathrooms and laundry rooms very clean. Their pier is in need of work, and their handyman was always busy, but never too busy to say hello and make conversation. The office girls were extremely helpful and nice. We will be back next year and will stay here again. Would most likely recommend to others. We camped here in a Travel Trailer.

Swimming pool very clean & refreshing. Bathrooms clean. One maintenance man is overworked & probably underpaid for what he tries to help RVers with. Electricity at some sites not drawing full watts as evidenced by breakers kicking off. Staff not very friendly & don't expect them to take care of any problems with the rv site in a timely & efficient manner. If its after 5pm, then don't expect much in the way of a professional repairman. Park is old but centrally located with easy access. We camped here in a Travel Trailer.

Rate based on monthly rate. This campground might have been nice a long time ago but has been let run down. Many permanent trashy trailers. Sights without pads are a sandy mess. The lone kid groundskeeper used a weed eater to put a hole in my sewer drain hose. The dock is in bad repair. Poor Verizon reception. We will not stay here again. We camped here in a Travel Trailer.

The rate is based upon a month's stay. The park is small, crowded and geared more towards long term rentals and not winter Texans. The owners have an onsite Texas BBQ (Stevie Lew's BBQ} and the Rockport Coffee Company which appear to be their top priorities. If you should stay at this park, please buy bottled water. The salt in the water affects the drinkability. During our visit the landscapers damaged our sewer hose which we were never compensated for by the owner (who said he would take of) or the landscaper. After the lawn was mowed we had to hose down our motorhome to remove the grass clippings. The upside of this park is that it is clean and the work campers are readily available to help wherever and whenever they can. We camped here in a Motorhome.

This is a marvelous park with owners on site. If you are looking for a lot of activities, this is not the park for you. If you like quiet, this is it. Mostly permanent campers that come down on the weekends to the shore. Fishing pier at Copano Bay is a mile away, and you can walk to the water. This park, though it has a Rockport address, is actually about 5 miles from Fulton. The pool is not heated. There is a fantastic Texas BBQ made on site, and freshly ground coffee, who could ask for more! If possible we would stay here again - and we plan to stay for 5 months this time! We camped here in a Motorhome.

This is a new park. The owners are still building sites. The park is extremely well kept and the owners are very accommodating and friendly! This park will have much to offer in the not so distant future. We will stay here again next winter! We camped here in a Fifth Wheel.

Nightly rate is a guess, since I stayed here for a month at $225 plus electric. Sites are small and most are shaded. Getting in/out of the park is tough due to narrow streets and large trees. DO NOT follow the signs to the office unless your RV roof is under about 10' 6" in height. I did $6k+ worth of damage to the roof of my RV (11' 4" height of front a/c unit) while driving on the north most road in the park. Park is very quiet, and a short walk to Water Street & town. A long walk to the beach! We camped here in a Fifth Wheel.

Most of the sites are sand or grass. Bring your own leveling blocks. Be prepared for lots of grass burrs. The park appears to be in a state of deferred maintenance since last year. Area is in a rundown part of Rockport. We camped here in a Motorhome.

Extremely nice owner/operators. Roads packed gravel. Sites grass or sand/grass mix. Clubhouse, pool table house and boat parking while here. Sites are just wide enough and long enough. Really big rigs will have to have certain spots to fit well. Brian, Rhonda, and Mary are the most helpful owners I have ever met. Usual potlucks etc. The Rockport area is very nice and a fisherman or beach persons dream. Monthly rate $185 plus elec. Definitely would come here when in Rockport area. We camped here in a Travel Trailer.
