This large campground has all the amenities, including a friendly and helpful staff. The paved and level sites which can easily accommodate the largest rigs are close together and lined up like a parking lot, but there are trees. Most camping rigs seem to be placed permanently. It is very convenient to Williamsburg and I-64. Good wi-fi and cell phone coverage. We camped here in a Fifth Wheel.

Nice wide sites, but interior roads can be somewhat narrow, especially if vehicles in the next row are close to the road. Concrete pads are basically level, roads are gravel and quite dusty. Management doesn't do a very good job of enforcing speed limits which makes the dust even worse. Some "campers" tended to be fairly loud during the day, but after dark, the park was quiet. Wi-Fi was good, cable is somewhat limited due to only basic channels. We camped here in a Fifth Wheel.

What a peaceful park! Park was full for Father's Day weekend but very quiet - even with all of the dogs. All owners were very responsible with their pets. Great location with spacious sites. Concrete pads were very nice. Cookies at check-in were a bonus. We camped here in a Travel Trailer.

This was my first time coming to Williamsburg, Virignia. There were many things that made this campground nice. For starters I would like to tell you about the experience I had with one of the office clerks. Her name is Leann. She was working by herself in the office and very busy at the moment. That did not stop her from providing everyone with excellent customer service. She had 3 people there to check in and she took quality time with everyone to make sure that they were happy and explained everything to them. She was really helpful and very friendly. Second many people complain about the train. My husband and I didn't have any problems with it. This campground is very clean and the maintance men are always working if anyone needs help. The last thing that I would like to mention is that this campground offers discounted tickets to Bush Gardens, Water Country, Williamsburg, Jamestown, and one other place. It was a great experience and if I ever come back to Williamsburg again I would definitely stay there. I would highly recommend this place. Keep up the good work! We camped here in a Motorhome.

Yes, it is older, but to me the condition is more important and the condition of this park is being constantly updated. Maintenance was always checking things, bringing things up to snuff (during my stay peeling paint was redone in a bathroom stall). The sites were pretty level, hookups worked fine and sites are wide enough for slides and awnings. And yes, CSX trains come through regularly right next door, but so what. It's quiet otherwise. And best of all, they have a bus to all the area sightseeing. For a buck and a half all day pass, you can go all over the area. I camped here three days in a motorhome We camped here in a Motorhome.

This park is perfect for basecamp, it's minutes from everything. There's even a Walmart Super-center two minutes away. We found the park to clean and all staff very friendly. One major problem is there reservation system doesn't match your length with there sites, we didn't have a problem but many folks coming in did, I understood that the main office staff was very accommodating in moving folks onto sites that fit there rigs. We stayed in the Colonial section which is great for kids,and has a KOA bouncing ballon, pedal karts (free) and very nice pool, both sections have pools! The Williamsburg section is more geared towards couples and quite campers, just my take. In my opinion it wouldn't take much improvement to make this campground a resort, just some fresh gravel, mulch, and good signage. We camped in the E section which I found to be a very nice sites, most sites were roomy. We camped here in a Travel Trailer.

The cost of this campground is absurd. The sites are narrow very rocky and unlevel. The roads are truly not distinguishable from the terrain. The gals in the office were pleasant but knew very little about the campground. They indicated a site for us and I asked which side the hookups were on and they had no idea. No one leads you to your site and that is necessarily in this campground. I was told if I did not like the site just find another one. I had requested a site that satellite would be available on by phone when I made my reservations. To this point we have not been able to get satellite reception. I had asked to see someone who (possibly manager) and I have yet to see anyone. I am amazed that KOA would even consider approving this campground. I doubt that I would ever stay here again. We camped here in a Motorhome.

It has close proximity to all of the local activities, a friendly staff and nicely stocked store. We arrived very late out found us to have been put into a site way too small for our rig on a holiday weekend, but they readily fixed that the next morning, so the staff gets a "thumbs up." Note that we were in the newer and larger "Colonial" section of this KAO, and even in that section many of the sites, especially the big rig sites are too narrow. A fair number of the sites were barely level and need a bulldozer run through them. Most of the roads were gravel, with a fair number of tight turns. In addition, we found that the toilet stalls were way too small. It's not a bad campground, but for $55 a night and being in a major "destination" area, they could do better. We camped here in a Travel Trailer.

We had made a reservation for a 30 amp full hookup site a few months prior to going there and when we got there, they told us to go and pick our own site. When we did and began to set our camper in the site we thought was one site, ended up being two sites. The one site was barely large enough for our camper and awning when extended. Then on our first night there, the people in the sites a row behind us, had been drinking and were loud and obnoxious throughout the night. The rules of the campground stated that quiet time was from 11 PM until 8 AM. However, there was no security or campground personnel on duty to enforce the rules. This kept us awake until the early hours of the morning. At no time during our stay did campground personnel tour or secure the grounds, as we observed, particularly after dark. It was not gated or secured after dark, so the campground was fully opened to any and all who wanted to enter. On the third night there, the police were dispatched to the site behind and beside us due to an assault that occurred and to our knowledge no one from the campground office was involved in the investigation, nor carried out enforcing the rules of the campground that stated they had the right to chose their clientele and any mischief would be strictly dealt with. It appeared to us that the majority of the campers there were somewhat of questionable character and it made us leery of leaving our campsite unattended and we were under their impression that it was a family campground. At all hours of the night, there were teenagers roaming the grounds. On our next to last night there, we became aware of items being stolen from other sites. The campground store was not stocked in any way as to aid or encourage you in shopping there. We had to go into town to purchase items other than ice for our needs. It also closed at 5 PM Sunday through Thursday and at 10 PM on Friday and Saturday. The pool was a rather small one for the number of sites they advertise. There was a beach area adjacent to the campground, but was littered and cluttered so with beer and soda bottles, torn off clothes and sexual items, that we did not use it at all. It did not appear that the restrooms were cleaned for most of the weekend, we did not use them, unless necessary. While most of the campers left on Monday, the sites were littered with trash until Tuesday afternoon. At the entrance of the campground, there was a sign that stated it was a resort and they had 600 sites. It should be noted, that if you are looking for a family friendly campground, they charge you $1.50 for all children over the age of five. Over all, if you are looking for a family friendly campground, we would strongly recommend you find another campground in the area and we will not consider returning to this campground at any time. We have been to numerous campground and campground resorts in many states and this one in no way can come close to them. In our opinion, this is not a resort campground. In fact, this is probably one of our worst camping experiences in the last ten years, so much so, that we left a day early. While there were some advantages to our trip, the negative far, far outweighed the positives. Overall, we strongly discourage camping here, as this campground is in no way an accurate depiction from the website and brochures that are sent out. We camped here in a Tent Trailer.

One of the three dowdiest campgrounds we’ve ever visited. Treed sites had knee-high weeds which obviously hadn’t been cut this year and uncleared fallen tree branches which tangled and tripped if you weren’t careful. One ladies toilet leaked when flushed, soaking my wife’s shoes; one men’s room stall had lumber that had rotted right through; there were no hooks in the showers for your clothing; one seasonal had claimed a shower as his own by leaving a container of his toiletries on the only shelf. Lots of hot water, though. Check in girl could not have been less interested in her job. A week and a half on the road and this is the worst and most expensive place yet. Yes, it’s right across the road from Jamestown Settlement, but next time I’ll stay elsewhere. We camped here in a Motorhome.

The facility has nothing really to do for the kids. Of course with it being out of season the pool was closed but they had only one tote lot and the equipment was in poor condition. I was camping in my Pop-up and the power was not acceptable. The Office closes at 8:00 pm and was unable to get any assistance when it came to the power problem. The Restrooms although not very fancy was very clean I must admit and ewen though there was maybe only 100 people currently camping this weekend the cleaning staff was in the restrooms at least twice a day doing deep cleaning and I saw them doing quick touch ups. Security guard was visible around the campsites but not intrusive. There was a private party at the beach which went way beyond 11:00 PM that should have been quieted down but I think the security guard knew he was outnumbered so he just monitored. We used this campground as a place to stay while we were going to Busch Gardens and if you have plans to go site seeing and just stay they night then this park will do but if you are looking for a vacation destination park which will keep the family entertained during the day look elsewhere. Also make sure you test the power prior to setting up on site or you might be in for either a long powerless night or have to drop the PU back down and move to another site. We camped here in a Tent Trailer.

We joined Thousand Trails this past summer, and Outdoor World is part of our contract. We drove over to see this campground shortly after joining TT, and at first we were not impressed. At first glance the sites seemed tight and uneven. The campground is obviously an older one, built before today's "big rigs". We decided to give it a try while visiting Colonial Williamsburg, and I have to admit, we were pleasantly surprised once we were set up. You get to pick your own site, and then tell the office staff where you are. There were several level sites that were long enough to choose from. The staff was super friendly right from the beginning. Cell service (AT&T) was excellent, and Wi-Fi was available for $5/day or $15/week. Since it was a Halloween Weekend, there were a lot of activities planned. All common areas were neat and clean. Our only complaints are: water pressure drops on occasion, and the location of some of the trees in/near campsites can make maneuvering tricky. We were very happy, and will definitely return. We camped here in a Fifth Wheel.

We are Thousand Trails members so it was "free" for us to stay here. This is a very old park with very narrow streets and mostly uneven, small sites. There are more tall trees here than we have seen in one place in years. Don't come here expecting to use your satellite TV. You might find a site with a view of the southern sky, but don't count on it. They do have Wi-Fi at $15.00 per week. The staff was as friendly and helpful as any place we have ever stayed. This is a family campground and there are lots of things to keep kids entertained while they are here. We camped here in a Motorhome.

This is a membership campground, however they will let you "try it" a time or two w/o becoming members. The campground was clean, hook-ups good, roads nicely paved, however narrow, I had a difficult time on some of the curves (36' 5er). Shaded, most of the sites are pretty level. This is an older campground, the sites appear to be not planned out real well. We were told to pick out a site and let them know where we were. We did find a nice end plot. A majority of the sites are permanent "cabins". There was a little highway noise, a few sirens but pretty quiet overall. We would come back if in the area. We camped here in a Fifth Wheel.

Camped in 45 foot motor home in Site A03. Easy access from I-64 off Exit 234B approximately 1.5 miles. It is the second furthest K.O.A. from this exit. This park is very tight for 40 foot or greater rigs. Would only suggest Sites A02~A04, which can be accessed by backing into from the park's entry drive. Narrow interior roads & sites are gravel with some grass. Free WiFi worked well. Many trees will block satellite TV reception in most sites. Office staff was very helpful and informative. Park is a little over priced. We camped here in a Motorhome.

This was a very expensive 4 nights. When we reserved this campsite on line it stated $33 per night but when we got here it was $45. There are 4 different prices per year and we got the most expensive. The office closes as 6PM so if you need anything after that you will need to go up the road to the KOA Colonial which is open much later. If you come in after 6PM you will need to deal with the other KOA: really inconvenient. The office has very limited stock. There are a lot of trees so be prepared to have your rig and tow covered with sap. The positive is that this KOA is close to many attractions ,but be prepared to spend big bucks. We camped here in a Motorhome.

This campground is easy to fall in love with. We stayed for a week and a half (in August 2008 not Jan. 2009 as the website forced me to enter)and got the monthly rate. Made it a launching point for Williamsburg activities including Busch Gardens and Water Country USA(season passes). Very few campers when we were there. Huge pool that was never in use unless it was us. Remote pond for fishing. While I admit there are many uneven sites those are the ones I try to park next to so no one will park next to us. We love this campground and hope the owner does not go through with a proposed sale. We camped here in a Fifth Wheel.

We stayed here instead of the KOA to save some money. I think that maybe my grandkids would have preferred we spend a few more $$. It was an OK place to stay, if you are doing the Williamsburg attractions. It's just not a good place for just hanging out. We camped here in a Travel Trailer.

Park is in extreme need of repair and upgrade. The only things acceptable were water, sewer and electric. Does not appear any money has been spent for repairs or upgrade for fifteen years. Sites were extremely small for a 36 footer with slides on both sides. Sites with 50 amp electric appeared to be about 16x40, insufficient to open the patio awing completely and with slope too much to level the motorhome. Established RV parks in destination cities like Williamsburg, VA have a monopoly and can't be encouraged to do repair or upgrade. We camped here in a Motorhome.
