The park is multi-level and mostly well thought out. There is grass between the sites and a paved table area too although it is oddly placed. The roads and parking are gravel. The spaces are level. The park is well kept and the staff is pleasant. Wi-Fi did not work. The park is separated from US-71 (interstate grade highway) only by a service road so the highway noise might be a problem for some. Our AC was on. The semi-permanent people are at the back while travelers are closest to the highway. We will stay here again and hope the Wi-Fi gets fixed.
A pleasant place to park over nite. Some semi-permanent residents gave us some apprehension. The police collect the park fee and cash is required. The sites are very long and level. There are huge cottonwood trees. The lake behind the creek dam was somewhat stagnant because of little rain but people were catching fish and having picnics. Our antenna got 4 Wichita TV stations which is a good thing for bad weather watching. The police officer said someone would come by to warn campers in the event of severe weather. A church across the street was the shelter. The local commercial Wi-Fi did not work. We would stay here again.
This is basically a multi-level gravel parking lot with well paved roads. Most sites appeared reasonably level. Kept clean. Hardly any grass. Small trees along the streets. No cable TV. Wi-Fi did not work. Office person was pleasant. Laundry was in a small portable building. Space and parking here was the best we saw in the in-town Colorado/Manitou Springs area parks. We would stay here again ONLY if we had to stay in town.
A beautiful setting for a crowded gravel parking lot. The neighbor's unsealed sewer connection was at the bottom of our entry step. There was confusion about our reservation and the entrance coordinator had us wait on the one-lane entry bridge while someone else wanted to get out. The staff seemed frenzied and overly "helpful". The owner drew a toe line in the gravel where my truck was to be parked when unhoooked. The owner did not like my attitude and implied I could leave. (I am usually grumpy.) There is no cable TV and the WiFi did not work. The trail access is a gap in the next-door park fence. The park trails are very nice. We stayed one night and will not stay again. I am certain the park owner could care less.
Everything worked. The grounds are well kept and clean with a great pet walk area. The laundry is roomy. The staff is good and informative about the area. The office has lots of area visitor info. The facility has level gravel parking and driveways but the in-out driveways are somewhat steep. There are trees and grass between the sites. Travelers and semi-permanent renters are separated. Traveler spaces are about 32 feet and towed/towing vehicles are parked into the drive area (better than it sounds). If your RV is longer or you tow double, call ahead and they will make accommodations. Athough the park has RR tracks on one side and US-40 on the other, we did not notice a noise problem, but our AC was on. We stayed for 5 days and would stay again. Check out the two area museums if you are staying for a while. The downtown museum was particularly impressive as were the tree trunk carvings in the city park.
This is a big place and is the best we saw of several close to town. It is well kept and clean. Everything worked. The staff was pleasant. WiFi was slow at peak times, but usually OK during the day. Our site required one board to level. Some sites required more adjustment. Plenty of pet walk areas. 76 channel cable is good but extra $ and there are no premium channels. Pets are extra $ also. Our Verizon cell phone only worked when we were downtown (a Verizon problem). Campfire smoke from the tent campers can be an allergy/irritant problem depending on wind direction. You can catch town and RMN Park shuttles to get around. Paved interior roads are quite rough; the gravel roads are better and are graded after rain as the park is on a slope. The laundry is more cramped than we thought it should be. We did enjoy our stay and would stay again.
A well kept, clean campground. Everything worked. Level. Don't expect a grassy site in this water sensitive area. A nice inexpensive pancake breakfast is provided onsite. A pleasant, some goofy, staff. We would stay again.
Mostly level gravel-grass wide spots. WiFi did not work. Be sure to call ahead for the events schedule. Enter from the fairgrounds entrance at 20th and Poplar. Check in at the admin building. Cash payment is required. Huge quiet fenced area with 4 or 5 permanent users. Great for an overnight stop. We will stay again.
Clean and well kept. Lots of trees but is in the middle of a business area. Not a problem for most of the sites. Sites not as level as we thought they should be. Our 63 foot length took the whole pull through space. A little tight for maneuvering. Would stay again but might check out some other places in the area too.
We stayed overnight. Was OK for that. Was quiet. Cable TV connection worked but some TV cables were laying across the road. Maintenance is sorely lacking. Many permanent residents and some are not very tidy. Will try somewhere else next time we are in the area.
Stayed overnight. Seemed OK. Staff was friendly. Maneuvering was a little tight and sight was not level but not badly so. Would not have been good if we had 2nd small trailer making 63 feet overall. Slide had room. Was cold so did not use pool which looked well kept. Maintenance seemed good but roads could have been better. Since there are many parks in the area we would try somewhere else before staying here again.

Store looked clean and had more items available than I would have expected for a non-tourist area. We would stay here again but would probably try another location in the area first.
Stayed overnight. It was cold. Is normally all snowbirds and permanent residents, but we got a spot belonging to someone who had not yet arrived. We had little interaction with the staff. Facilities looked good and well maintained, but we would probably try elsewhere if we were in the area again. Don't know why.
Was cold for our 3 day stay. Is on a sand barrier island so bring sand mats for an extended stay. Convenient to ocean and river. Wi-Fi did not work at our site. Spaces are large and sheltered from one another by thick vegetation. Is convenient to town. Would probably not stay here again because of sand and not being water people. Little interaction with staff but seemed friendly.
Stayed overnight twice, Dec 2010 and Jan 2011. Newer park with reasonable space. Well kept and well planned. Good staff. No store but they have propane. Some longer term residents but they are tidy. Will stay here again.
We stayed here Christmas week. A very nice place to be. It is convenient to town but away from it. Being able to sit at the river and watch the wildlife was pleasant. Most residents are snowbirds, but the residents welcomed us, too. Very well kept and complete facilities. Wonderful staff. Many dog people and areas for the dogs to walk; we have two. Nearly all people pick up after their dogs. It was too cold to use the great looking pool. Lots of community activities. If we are in the area again, this is where we will stay. No cable TV might be a problem for some.
